      Davis *************************** installed an HVAC system in my home (new construction) just three years ago. Recently, a clogged AC drain caused water to leak into my garage. The system failed to redirect the water through the secondary drain, which indicates a flaw in their installation.Despite this, Davis AC insists on charging me a $99 diagnostic fee just to inspect the issue, even though it's likely a result of their original work.This is disappointing and unprofessional. I expected better accountability for installation errorsespecially when they cause property damage.

      We have rec'd and reviewed your plan. 
      we have a rebuttal- We are NOT leaving doors or windows open. severe condensation is happening and no one can figure it out 
        
      additional concerns/needs 
      1)We want to ask about cleaning of the airducts  mold/mildew for which can be seen on vents throughout the home 
      2) We need to fix dryer vent. We have severe condensation in the dryer vent where water is leaking in still. I have had to replace 3 times my washer and dryer. We have NOT had washer and dryer since MAY 2024 due to this issue. 
      3) We need adjustment of airducts where they do not SAG. Sagging can lead to moisture build and then condensation. 
      4) I have another question. I am sending you the data. As you can see which is attach. 5) What is the difference of me sending you? it is the same data I have access to.  
      6) How long do you plan on monitoring /having access to data ? we need a date start and stop date? 
      7) Also what is the reason why is my house is cooling?  
      8) what guarantee do we have that this will stop the condensation and cool my home?

      e had 2 roofing inspection no roof leaks sent reports to Davis ac.roofing inspectors found severe condensation in the attic. sent the videos to Davisac and the darling home.then Davisstated it was the pipes that was were leaking.we had that replaced that was costly.the roofing company replaced it and brought the original pipe to us showed us nothing was wrong. we have still have it if you need to see it.

      As you are aware the base labor warranty and most of the equipment parts warranty has expired. But in an effort to satisfy your concerns, Davis A/C & ********* is willing to perform the below stated repairs and/or installation of additional **** components at no additional charge:

      1. In regard to the indoor temperature concerns, we have determined from the thermostat control data that we received for 8/24/24 through 8/28/24 that the downstairs Electric Zone Damper has failed open sending conditioned air into this space when the control is not calling for such. This is preventing an ample supply of conditioned air from being supplied to the upstairs zone. We would like to return to replace this and the one other original Electric Damper Assembly with new AprilAire Zone Dampers.
      2. In regard to the condensation in various areas of the home, Davis A/C & Darling Homes have worked out an agreement to install a ***** Fe 155-pint Whole House Dehumidifier that will operate through the existing **** duct system.
      It has been noted by various parties that individuals within the dwelling may have a tendency of leaving open an exterior door and/or windows which allow both heat & moisture to enter the dwelling of which the **** System and/or a Dehumidifier does not have capacity to remove said described elements. We simply ask the homeowner to ask occupants to refrain from such when the outdoor environment is not conducive for such actions. Please be aware that even in cool outdoor conditions that the outdoor air can be high in moisture content in terms of grains of moisture per pound of air or simply a high outdoor  Relative Humidity.
      3. Give Davis A/C remote access to the Ecobee server for *********************************** so that we can monitor the uploaded data from the homes thermostats so that we can be assured that the system is functioning properly. This will not give Davis A/C access to your home's internet.

      Good afternoon 

      We have rec'd and reviewed your plan.

      We have a rebuttal- We are NOT leaving doors or windows open. severe condensation is happening and no one can figure it out additional concerns/needs

      1)We want to ask about cleaning of the air ducts of mold/mildew for which can be seen on vents throughout the home. The air supply through the ducts is cleaned by a MERV 11 filter. Most material on the grills themselves is limited to airborne fine particulate matter gathered over time by the natural aspiration of a supply grill or a small crack between the register box for the grill. We will need to make a field verification of each applicable grill, but we do not find dirty ducts when they are protected by a high MERV value filter that is changed every 6 months. Any problems with the grills will be addressed.

      2) We need to fix the dryer vent. We have severe condensation in the dryer vent where water is leaking in still. I have had to replace my washer and dryer 3 times. We have NOT had washer and dryer since MAY 2024 due to this issue. Is the condensation always equally present or does it become noticeably worse during periods of rainfall? 

      3) We need adjustment of airducts where they do not SAG. Sagging can lead to moisture build and then condensation. If they are any sagging beyond code allowance, we will add support. 

      4) I have another question. I am sending you the data. As you can see which is attached. 5) What is the difference of me sending you? it is the same data I have access to. No difference, only that we see updated data more readily.
      6) How long do you plan on monitoring /having access to data ? we need a date start and stop date?
      For 30-days.

      7) Also, what is the reason why is my house is cooling? The failed electric damper assembly needs to be repaired.

      8) What guarantee do we have that this will stop the condensation and cool my home? The correction of the Zone Damper Assembly function of the **** System will be a huge gain in terms of providing the conditioned air where it is needed. The addition of a fully active Dehumidifier which will operate as fully independent will substantially reduce the moisture within the dwelling. The Dehumidifier is the component that ***************** recommended in their recent report.

      thank you for the comments for my concerns. 
      1)I have sent out pictures/videos to ***** & **** regarding laundry room. 
      Which shows that the vent in ceiling in laundry room is leaking. also the vents for the dryer is leaking. how are we going to fix this ? 
        
      2) I have sent out pictures/videos the exhaust in the kitchen still having condensation in lights and plugs and fans throughout the home. 
        
      3)why is this happening & what are we going to do about this? to help me replace these items. I have spent over 3k-4k replacing my washer & dryer, I have spent ******* on the replacement of the vents. I also spent ****** for coil/penlum. Not to say additionally I spent over the years for Davis AC services/repairs. 
      additionally we are asking is we need help for the lights throughout the homes, fans, and electrical sockets that have water in it . I have sent your team and **** /******* homes this information with pictures/videos in real time.

      Ayesha,

      The Norex Engineering report dated 07/18/24 made listed recommendations to substantially reduce the condensation and/or presence of moisture to the point of no longer being a concern.  #1 & #2 were homeowner operation of the **** System recommendations. We will be addressing #3 & #4 with our recommended resolutions and performing our listed **** System repairs. #5 & #6 are unrelated to the **** System.

      We must be aware that the **** System is a passive form of moisture removal while the Dehumidifier is a fully active and constant mechanical operation of moisture removal. This is the reasoning that Norex recommended the Dehumidifier.  We really need to get scheduled to perform our recommendations to begin the cycle to remove the excess presence of moisture. It will take the Dehumidifier a short period of time to dry the interior building components of the stored moisture. I am confident of these resolutions that we have offered, otherwise I would not waste everyones time. 

      Please coordinate with ***** when we can send the crew & technicians to your home to perform the resolutions.

       Please stick to one email /latest/current). This jumping back and forth making it hard to follow for all of us.  
      today the roofer will come and inspect and work the items from the inspection need to be address.  
      we all need to know at all time what they are fixing. that means communication is the key. Mr. ***** please review my inspection. All these points for the roof need to be address.. no  desultory/offhand/perfunctory/sketchy/superficial work done.Then next year to be a problem. We will NOT go away.

      Davis A/C has been in communication with the homeowner via email and text to resolve her issues.  We submitted the following Action Plan to the homeowner:

       

      Action Plan for ***************************;

      1.The downstairs Electric Zone Damper has failed open sending conditioned air when the control is not calling for such. Replace this and other original Electric Damper Assemblies with new Aprilaire Zone Dampers. 
      Install an Ultra Aire 155-pint dehumidifier the same way that we currently install for ****** ********. 
      2. Check Range Vent & Dryer Vent for points of water intrusion, repair if needed. Seal chases where vents come into the attic. Insulate parts of range and dryer vent with 2 FSK duct wrap where exposed to attic air.  
      3. Camera Dryer Vent. Clean if required. 
      4. Replace all supply grills that have any type of stain. 
      5. Fill out Davis Air Balance sheet, perform any required air balance. 
      6. Ask for remote access to the Ecobee server so that we can monitor the uploaded data from the homes thermostats so that we can be assured that the system is functioning properly.
