    Smith Douglas does not want a refund of our ******* Money of $5000. The builder did not extend the contingency as agreed upon. And now they are saying that they won't give our money back because they keep their house off the market. But they did not care, taking away the first house that we got approved and selected, giving it away to some other buyers, which we did accept due to the contingency. So they only want to play by their rules, but do not want to respect them. Unfair, after talking to ****** *****. She stated that her manager, ****** ****** is the one denying our ******* Money. Once again, the builder never extended the contingency, and even though I believe we have been changed to many floor plans by them since we were trying to work with them. We just need our $5000 money back. Our contingency ended on March 26

    The contingency agreement was never extended. And no one contacted me, I was the one who contacted them to find out about the extension. And still they didn't extended. My could not make it through since we haven't being able to sell my existence property. It was a failure to sell existent house just like their rules stipulates. And of course if they will have an offer on the house to buy with contingency they will just take the offer, just like they did before for the first house. This is totally unfair and unethical. So Smith Douglas just can do what they want with us, and play their own rules and now they want to keep our $5000 deposit. From someone who has being also flexible, because they give away our first house, they switched lenders, new lender didn't approve for new house giving by them, so therefore we move again to another house. My poor mom has moved from three houses because of them. We respected the contingency all the time, and now they can't honor they own rules.

    The house was also posted on the Market, if they will sell the house they will cancel the contingency just like it happened in the other floor plans that we picked.

    It is easy for them to cancel the contingency when it is convenient to them.

    Because they just want to have profit of the client no matter what. But they do not want to give our deposit once the contingency had expired.

    We have been working with them since December 2024, and they always stated that if the contingency falls they will give the deposit back.

    Why we will just want to loose 5k, otherwise we could just keep trying to sell the house.

    Entered a contingency contract for a build of a townhome with $5000 ******* money. Once the unit was in process to be built, it was noted that the quality of the details of home was not like the marketing ads. The elevation of the home did not match the contract. I requested that my ******* money be returned due to false advertising which appeared to be a bait and switch tactic. Builder refuses to return ******* money at this time.

    I purchased a home from Smith Douglas Homes about 4 years ago. Brand new build. Since I have purchased this home they have had to come and tear out my main floors downstairs because they started peeling up. That was strike one. Today however has been a hard pill to swallow. Over the last three years, Ive had a plumber out here three times for a clogged sewage line in our master bath upstairs. Over time Ive started noticing small rings around my downstairs ceiling where water was seeping through the floor. Today we had a clogged line again but this time water was pouring down through the floor and soaking the ceiling from downstairs. We called a plumber who ran cameras only to find the drain lines are back filling because the proper angle of the pipes wasnt done. S*** doesnt flow uphill. When I called their warranty *** I was pretty much told I wasnt the first to file a complaint and that there is nothing they can do. Service masters has several fans running in my house and has let us know that most of the ceiling downstairs and several walls up and down will have to be gutted. This is a HUGE undertaking. Half my house will have to be gutted. I have a 19 yo daughter and 2 yr old son living here with us who also may have been exposed to mold for the last couple of years. Ive made a post about this on social media platforms bc they refused to help warning people and come to find out there are many many more folks with HUGE issues by this builder. Im having a private company come in ri inspect the plumbing once they tear apart the drywall to get to the bottom of this issue. *** also hired a mold expert to come in and assess. I am certainly going to weigh my options for an attorney accordingly. This should never have passed inspection if the proper fall on the drain lines (or any lines that require fall for that matter) are not to code. Bottom line, I should NOT be having to tear my ***** yr old house apart to fix their poor quality of craftsmanship.

    Good afternoon, after reviewing our records we have no record of any leak in Mr.  ******* Home, the only service that Mr. ***** called in was 3 years after he closed on his home on 5/6/2020 and it was in regard to a Carpet seam.

    My home was the last home built, place between model home at **** ******** ****** ********* ** XXXXX. June 16, 2022 I had sod placed on my property, in front and rear of home. As you may see that my grade was about a half foot lower than the model home, that ***** ******* currently own. As of June when ***** ******* turn on the irrigation system to water the model home grass. The sprinkler system was broken and excessive water was coming out in pictures. With excessive watering of grass at model home cause the water to run down hill on side the side of home to my property. There was so much water during the heat wave Tennessee experience, it never dried. The water only settled between the properties, especially on my property downhill into clay dirt. I have informed Home Owners Association and the agency admitted that ***** ******* had a drainage issue and ***** ******* blamed me. On July 6, 2022 with Home Owners permission I had fence installed by ****** Contractors. Each post that was dug on that side of home was filled with water. I then again brought it to ***** ******* and Home Owners Association. The excessive water coming from Irrigation System at Model was causing damage on that side of the property. It was so much water that the standing water caused sod to erode, mold and have fungus disease. The diseased, fungus/mold spread to all my grass/new sod and died. It was so bad on that side of my fence and inside my fence I will need to get it treated to remove it. Water has travel downhill, settled, cause mold/fungus, I am afraid that I may have structural damage in future to the slab of concrete my home sits on. That water was constant from June, July and August. The repair to broken sprout on irrigation system was not done until August sometime after the first week in August. It has not rained in TN in the past two or three weeks, water remain on my property today. It is my hope that if situation can be resolved by placing drain to catch water go downhill.
