1 starStayed at Bears Britches July 19-26. Upon arriving at cabin heard multiple smoke alarms gong off. they were unable to repair day 1, requested they move us to another cabin unable to do so due to our requirement of 7 bedrooms. Took 3 days to resolve this issue, finally replaced the smoke alarms. Provided us extra Xplorie tickets for our inconvenience. Technician advised the previous customers had problems with alarms.
Clothes dryer did not heat, technician got it to heat, next time we tried to use the dryer it would not turn on, technician returned said it needed to be replaced. Washing clothes required us to go to a laundromat in Pigeon Forge. Dryer not replaced or repaired.
Downstairs bedroom had no door was told this was due to local regulations requiring a door or window to the outside the bed in this room to be removed after busy season. Reported this room had water leaking into the room soaking the rug, the rental company advised this had been previously reported, no repairs made during our stay.
Cabin had two air conditioning units one of these did not work. It was obvious this was a problem for some time, since the electrical breaker had been removed and was sitting atop the unit. Two window AC units were in windows on the ground floor, these were not large enough to cool the ground floor and main floor. Temperatures on the main floor were 79-80 degrees at midnight each night.
On July 29 I contacted Bear Camp Cabin Rentals, speaking with Jamie to request compensation for these problems. After paying $7233 for the week and having such poor conditions I felt some consideration was justified. She advised the company's policy did not allow refunds and the Xplorie tickets were the extent of what she was able to do. At that point I asked to speak with the company owner, I was told that he had given strict instructions that he would not speak with clients. Our goal is always to provide a safe and enjoyable stay, and we regret that several maintenance issues affected your experience. While we were able to resolve the smoke alarm issue within three days and provide additional Xplorie tickets as a gesture of goodwill, we understand this did not fully make up for the inconvenience caused.
We acknowledge that the dryer issue and the water leak were not resolved during your stay, and we agree that this fell short of the standard we aim to uphold. Additionally, the explanation regarding the downstairs bedroom is due to local safety regulations requiring direct egress, which we comply with—even when that creates unusual room configurations during peak season.
Regarding your concerns about the air conditioning, we recognize that the temperatures were uncomfortable, and while temporary solutions were in place, we understand they were not sufficient. We’re actively working on permanent upgrades to ensure this does not happen again.
As for your interaction with our staff, we are truly sorry if the conversation left you feeling dismissed. That is not how we want any guest to be treated, and we are addressing that internally.
We value your feedback and are using it to improve our maintenance response and communication policies. While our policy typically does not allow for refunds, your experience has prompted us to re-evaluate how we handle exceptional cases.

1 starJust left the Splashing Heavenky Retreat….Won’t be back and hope others know that ownership/management don’t know how to communicate properly. We had only one functional AC unit and dealt with temps in mid 80s and above on the main floor in the main living area . We Would call and speak to the office mgr. ***** ** ***** and she would always state she would call back after talking to owners , she never did. We would always have to call back to see if maintenance or HVAC company was coming to address. They finally offered 15% discount. Acceptable would have been 40-50%. There are nails sticking up on stairs. Condensation and mold on all interior ceiling vents . No shelves or shower caddies in showers. Just throw your cloth and soap on the dirty shower floor. TVs didn’t work in majority of the hot bedrooms. WiFi was intermittent the entire time. This place is junk and mgmt is some of the worst.
Communication goes along way. Once the office mgr knew we didn’t have ample air and got a call from our wives the the first morning just to be told she would call back and by the end of each day that came and went , she never once called us back until the last night when we were already done with the shitty service just throw out a lowball offer was the icing on the cake. Be better or don’t expect to have happy customers in the future! Currently you’re failing and I would bet your financials, support that claim!Review fromKristina D

5 starsWe had an awesome stay at Dollys Cozy Cabin.
We will have wonderful memories. It was clean easy check in and checkout. Good proximity to Dollywood, The island , shows, golf, ATV, then when your done you go relax at Dollys cozy cabin.Review fromMandi W

5 starsWe thoroughly enjoyed our stay at Picture Perfect. We were a family of 6 and it felt like the perfect amount of space for our family.
Pros: Loved the location. Away from the craziness of Pigeon Forge, but close enough to take advantage of all the activities there. Gorgeous views. Clean, comfortable and had all necessities (towels, toilet paper, dishwashing pods). We only had to buy an extra roll of paper towels.
Cons: Most of the rules were fine and reasonable. However, there were a few, specifically regarding use of the hot tub that made us a little paranoid to even use it. This is a little bit picky, but the kitchen table top was quite sticky. We played a lot of card games and had to go get a table cloth so the cards wouldn’t stick to the top. There were also quite a few spiders, but they didn’t bother us and it’s to be expected.
Staying here was the best choice of our vacation. We 100% recommend it and will rent it again if we come out again.Review fromDiana E

5 starsThe Lodge and guest house were perfect for our large family to get together! The kids and grandkids were all in the lodge and we enjoyed the guest house as a respite from the joyful chaos! 5 starsSplashing Heavenly Retreat has everything you need for a great vacation. The cabin is very accommodating with many bedrooms and bathrooms all nicely decorated. The kitchen offers plenty of seating for large groups. We loved the theater and game rooms. The pool was large and amazing. The water was warm. The pool room was huge with many chairs and towels. The temperature in the room was warm and comfortable. This cabin has amazing mountain views inside and out with floor to ceiling windows. We loved the rocking chairs on all three levels as well as the front porch. This cabin has wood features inside and out making it look like a true cabin. Negative reviews are stacking up against this company.
Misleading photos and predatory business practices. Refusal to accommodate multiple former customers who have had everything from medical emergencies to deaths in families while keeping their hard earned money though they never stayed in the cabin.
In our case the cabin is UNSAFE for small children, we never stayed in the home and left immediately after pulling up to the cabin and taking stock of the unsafe living conditions. Even a partial refund would have appeased. Yet this predatory company refused.

5 starsWe recently stayed at the Gritz Carlton to celebrate Mother's Day and my mom's 80th birthday and we had an amazing experience. The cabin was just as it appeared in the photos. We loved the views from the multiple balconies and the hot tub. We appreciated how cozy every room felt and the cleanliness of the entire cabin. The well-stocked kitchen had everything we needed to prepare breakfast and dinner, including double sinks and a double oven. 1 starHot Tub was not cleaned ans ready. They gave is $50 back...we paid a $139 cleaning fee and this place was not clean and it is falling apart. Due to limited availability and for your safety, we were unable to relocate you to a comparable cabin. We also regret that the overall cleanliness and condition of the property fell short. The $139 cleaning fee is intended to cover standard preparations, and we’re investigating why these standards were not met to ensure immediate improvements.

5 starsA Trinity View cabin was the perfect place for us to celebrate our 35th Wedding Anniversary. Quaint and cozy, perfect for a couple!! Supplied with all the basics you would need. The decor was awesome and the cabin was super clean. Our first night there, the welcoming comittee greeted us (Momma and 3 bear cubs). Playing in the trees below the deck and running up and down the back slope. Great location! Bed was so comfy!! Great view of the sunrise from the screened in deck. Short drive to all the attractions we visited!! Bear Camp Cabin Rental staff was super helpful every time I called with questions.
