    We have lived at Hideaway for over a year starting August 2023. Throughout our time there we have been without water for over 25 days multiple dates. The longest at one time was 7 days. With 3 kids it was very unsettling not having water. We had to bring water in by 5 gallon buckets. No onsite management, tenants having to constantly alert the owners about the dumpsters being full. Neglecting the roads when they were covered with ice causing unsafe driving conditions. Causing us to wreck our vehicle into their ditch and cost us $200 to get it pulled out by a wrecker. Causing damage to our vehicle. We personally had to find and contact contractors to come in and salt the roads. The second time they froze tenants had to scrap the roads just to be able to get out to get propane and sat could not get out for 4 days. As all the fulltime tenants were on their last bottles of propane with single digit temps. Potentially putting my family (Wife and 3 Kids) in life threating conditions. Several sites have large deep ruts and are unsafe to walk on. . None of the sites were packed down and the rock properly layered causing people's campers to sink over 6 inches. The asphalt is caving in and crumbling, and the owners were told they needed thicker asphalt to be able to handle the weight of the campers 4" to 6" not 2" to 3". Tenants have had to bring in their own gravel to fill in ruts and make their sites safe to walk and drive on. I have personally cut multiple septic pipes for people because the owners left the pipes sticking up out the ground over 2ft, failing to provide the new tenants with the ability to hook up. We have been told since June of 2023 that a pool was going to be installed, they still haven't even broke ground. As well as some recreational areas for our kids. In a nutshell, between the neglect of basic caretaking and the lies they have sold to tenants, I believe they failed to provide basic living conditions and lied to tenants to lock them into contracts.

    David, we hate to hear you had a bad experience. Your wife sent us a message on June 22nd 2024 requesting to renew the lease that was expiring end of July so unfortunately like with any rental contract, you cannot break a lease 2 months after renewing. As you could see on the lease agreement there is the option for a 60 day notice if any tenant wishes not to renew. If you were this unhappy with your situation at the campground then the request to renew your lease should have never been made. To date, we've had no issues with other tenants regarding renewals.
    Per our lease agreement there is no scheduled services for road maintenance in the winter, but we were able to contact a local crew to help remove the snow and ice as best as possible. The driving conditions you mention were during the TN State of Emergency declared by the governor issued January 15th 2024. The State Emergency Operations Center in Nashville was activated at a Level 4 – Elevated. The following link from TEMA also mentions to avoid driving during this time:

    As stated in our lease agreement "the Tenant(s) shall promptly notify HCNT in writing of any accident to or defect in the water supply, water pipes, sewer pipes, electric pole or box, or electricity to the Lot, so that the necessary repairs can be made. HCNT shall not be liable for any damages due to the temporary breakdown or discontinuance of water, sewer, or electricity." We have worked quickly with any water interruption that occurred from either the county water supply or our pump/piping throughout the campground.
    When the county has a water issue, unfortunately there is nothing we can do. Any leaks on the campground are always taken care of immediately. As I'm sure you guys can appreciate, with development of raw land come issues from time to time.
    Where this is a long term site (not short term) and a gated entry, we feel there is no need for 24/7 on the premises site management at this point. We give the tenants the freedom to come and go as they please which is why we provide the key fob for tenants. If this were short term management would need to be on site.
    As you are aware we have addressed the dumpster issue from when we first opened by increasing our frequency of pick-ups to once weekly. This was an isolated incident that was addressed swiftly and promptly with the trash service company.
    As far as the pool is concerned we were unfortunately misled by the contractor originally hired and since then have had to release them. This was all explained in the email we sent every tenant. Again, with development these problems arise. We have narrowed the pool down to two reputable companies and are going through the proper steps the city and health department require.
    Anyone looking at this review from David please feel free to call us. We will be happy to personally answer any questions, or meet you on site to show you this property. I think anyone will see it is a great location, and will in time have awesome amenities!
