Roselyfe Property Management has failed to maintain my residence and honor my lease with proper plumbing repairs. I have been living elsewhere as my bathroom isn't fully functional and hasn't been since early Thursday, April 10th. The property manager has refused to communicate with me or schedule a meeting to discuss my lease options and compensations. A code violation complaint has been filed with the city of ***********, *******. I am moving at the end of the month and forced to break my lease. I am seeking compensation for moving fees, transfer fees and penalties.Customer Answer

No maintenance proper maintenance repairs have been made and I have not had a fully functioning bathroom since April 9th, 2025. They have had no communication with me since April 15th. I should be compensated for April's month rent of $959 as well as all of the moving fees I am accruing due to being forced to break my lease which is roughly $4,000 in addition to April's rent. I have moved out from my apartment on Sept. 20th, 2024 and yet to receive my deposit, I have called, emailed on a weekly basis and no one have returned my call or email. I have talked to ***** at sweetwater and she herself have forward emails to Roselyfe and still no response. Mangement is the only one that is able to send me my deposit not sweet water. I received a refund check from roselyfe. When I went to the bank to cash the check it was declined due to insufficient funds. Ive tried getting in contact with the property management and company. No response. I just want my money backInitial Complaint

I moved into an apartment community managed by Roselyfe Management and had a multitude of issues in the few months that I was a resident. The most recent caused us to break our lease and seek housing elsewhere due to uninhabitable living conditions. One night when returning home there was a foul odor in the unit and we discovered that the garbage disposal had backed up into the kitchen sink. This lead to the discovery of a much deeper plumbing issue in the unit that was not resolved by the time we moved out 29 days later. We had maintenance in and out of the unit every day for about a week before they finally decided they could not fix the issue and plumbers would be needed. The plumbers discovered mud in the pipes and advised that all of the plumbing in the walls would need to be redone for our unit and the neighboring unit that used the same plumbing. Our sink initially backed up on 7/9/2024 and from that point on we had no use of our kitchen sink or dishwasher. This was also cited by the local *********************** On 7/12/24, we advised that we would be vacating the unit if the issue was not resolved within 14 days. We finally were able to obtain alternate housing beginning 8/7/2024 and had all of our belongings removed from the unit by that time. We surrendered our security deposit of $500 that would cover the 7 days we stayed in the unit in August of 2024. Other than the 7 days in August which would be covered by our security deposit that was never returned, we should have no balance with this company as we paid all rent through the end of July 2024 and only moved from the property because the plumbing issues preventing us from having a functioning kitchen sink and dishwasher had not been resolved at any point between the initial complaint on 7/9/2024 and when we moved out on 8/7/2024. We were never provided with any discount on rent for the issues present and were told we needed to pay over $7,000 in fees to break the lease despite the plumbing issue.Initial Complaint

I am contacting about *************** Luxury Townhomes. On Tuesday, *** 28, 2024, I arrived at the leasing office to pay a $500 refundable deposit, and a $250 admin fee. Proceeding to the next day, I still had not received a lease, but was asked to already transfer gas and electric to my name, which I paid to do so as I am a single mom and was about to be homeless, under the assumption I would be able to move in that day. They then told me I could move in Thursday, *** 30, 2024, without having received a lease still. I finally received one on the same day, and signed it, under the assumption the property owner had already signed as is the usual practice, and reviewed the charges owed for *** with my attorney, however, I was told by office policy I would need to pay for Junes rent in advance. My attorney recommended to only pay for *** as it was stated on the lease. Upon arriving to the leasing office, I was refused keys unless having the amount asked for, and when presented with the ** State Law of a signed and executed lease overriding office policy, I was told the property owner HAD NOT signed the lease, so it was not a fully executed lease. It dawned on me immediately that they were asking for an amount, and going to allow me to move into the unit without an executed lease. I left the property, and messaged, called, and sent an email asking to be notified when the property owner had counter-signed so my attorney may adjust the charges needed in order to proceed with move-in. I received a message this morning, on Friday, *** 31, 2024, that due to the events of yesterday (Thursday, *** 30, 2024) nothing will be proceeded until Monday, when the property owner is back in office, I suppose. However, my lease was stated to start yesterday, and both gas and electric are in my name at the unit. As I understand it, it would be against ** state law for them to have allowed me to move in without an executed lease, and have already accepted $750 in the form of money orders.Initial Complaint

Hello,
The roselyfe did not repair anything and they do not care about the internet snd all other problems I have. I just moved in my contract started on May 7th 2024
Also, I have a leaking from the second floor bathroom ceiling when it rains.
I have so many insects in the appartment.the AC unit is very very loud, we are not using it due to the loud sound.
they know everything snd they do not care.
please help me out to break the lease with no penalties. We can not live in this unit

We were given a unit in ********* ** for the complex ******************************** absolutely dirty and with broken, moldy, filthy cabinets and vanity. Bathroom sink leaking. Cabinets drawers and doors stuck and wont close all the way. Dirty plastic bags inside them. Fridge dirty. Dishwasher dirty and with old utensils inside. Missing the microwave and fridge light. Muddy back patio. And the list goes on. Our requests for repairs have been cancelled on the app and the property manager will refuse to admit weve been lied to and says theres nothing wrong with our unit. I have pictures and emails, everything is documented. DO NOT MOVE IN THIS PLACE. They will be very nice to make you believe this is ideal but wont be of any help when an issue happens and will treat you very poorly, like you should be fine and accept a dirty broken place when you pay almost 2 thousand dollars a month.Customer Answer

I have a psychiatric disorder and own an *** dog, I have two health providers letters and my dog registered and his certificate and they are charging me pet fees and pet rent (when its illegal) and accusing me of fraud - 2 months after voiding the fees and I have the documents to prove they had zeroed the charges back in January, when I presented the documentation, now they just got back with it charging $385 on my portal. They requested a new provider letter and I got one and sent it the day after. Still, the property manager keeps saying my documentation is being reviewed for fraud or conterfeit, and theres absolutely no reason for that. Its just so embarrassing and frustrating. We proceeded to pay Aprils rent and they applied part of the money towards the pet fee, which - again - is ILLEGAL, once I have all legit documentation proving my condition. Yet Ms. ******** Cloud keeps avoiding my providers calls and emails when she told me shed investigate me for fraud. Shouldnt she simple answer the call, then? Its been DAYS.
Dont you ever sign a lease in this place. Worst decision ever.
Not even mentioning the deplorable conditions (old toilet parts on my patio, rotten damaged vanity, broken and dirty kitchen cabinets, filthy appliances, my windows wont close and lock) they delivered my unit and the mysterious fees charged with the rent that were never agreed upon.

Today she went ahead and came into my unit, I explained to her I'm not feeling well and had a cough and to come back at 1 pm when she stated yesterday that anytime today would work. Your manager is so inexperienced and unprofessional that she was only going to paint over the mold, and not test it. I looked over at her, and asked you're not going to test it? and she asked me if I hadn't gotten it tested. Even the city stated that is not my responsibility, it is the landlord's responsibility. She called me a dumbass, she started yelling and cursing at me AGAIN. At the start of the conversation, she stated I had the option to move out or move to another unit, then went back and stated I didn't ever receive the offer either from you or her. So if that was the case, why wasn't I told of this before I moved into my unit, not a month later after my complaints have been neglected...She proceeded to ask me what my plans were and I let her know that I would like to move to another unit then, and by the end of the conversation, she said that was no longer possible. Her stories changed multiple times. She went off to say that there are no more units available to move into, that the dog I watch for my friend from time to time is a violation, and charged me for dog sitting, had commentary of my "unauthorized" guests. I didn't realize I was supposed to let her know when I have people visiting me EVERY day. She's in disbelief that my lease is in VOID, since before I have written proof that I have been contacting them in regards to all the matters of the apartments, and this woman believes I have a personal vendetta against her and talking to me however she feels fit like I'm her child. I live on the Beach, not the projects. I refuse to be yelled at in my home, in front of my neighbors while this woman makes a mockery of me and screams in my face that she's that manager.. she needs to get a hold of herself before allowed to manage a property.
