    Apartment 133 was occupied by three individuals for a number of years. They were instructed to patch any nail holes in the walls but never instructed to paint and or shampoo the carpet upon exiting the apartments. The 133 unit were cleaned upon exist. Their damage statement was issued later which included normal on- going maintenance functions that were applied indiscriminately among the three renters and the charges were not damage related. The initial damage bill was for carpet replacement of the common areas and full shampooing of the bedrooms and full painting of the bedrooms and cleaning of common area. After my complaint they removed carpet replacement with charges for shampooing and full painting but not all of renters were charged. Now Cobalt Row is now threatening sending to collection without addressing their extensive damage policy. Also, Cobalt Row failed to acknowledge the condition of the unit prior and the complaints that were issued to them ns prior to new occupants; painting, shampooing and or carpet removal.See email about exiting requirements form Cobalt Row.

    Good afternoon, We are sorry to hear about the issues you are having. When residents move out of units they are instructed to return the unit to move in ready condition. They are instructed to review their own move in condition form to ensure they have corrected issues they caused during their lease term. We do send out emails letting residents know what the charges are and the amounts. We send out information letting residents know what we look for when we are walking units after move out has occurred. We take photos of any damage charges on the account and only charge according the damage photos that were taken and based on the move-in condition form that was submitted. We do have a dispute process that residents and our managers go over photos and charges and we work to resolve the issues that way.
