    I have been with our AC for over a year. It was finally repaired two weeks ago A tube was sticking out of the unit and water was leaking out. It was repaired on today 07/08/2025. My bedroom doors are falling apart, squirrels are chewing through the ceiling, Although the holes were covered the job was done horribly. I have had issues with the maintenance and the property manager.

    I am filing this complaint due to unresolved issues with Jamesbridge Apartments in *******, ** (Managed by Multi-South or Ledic Management). Upon moving out early, I overpaid a full months rent. I was told by front office staff (Lessli) that I would receive a pro-rated refund and a follow-up call the next week. I have not received a refund or any communication. I followed up multiple times via phone and email with no response.Additionally, I have not received my security deposit back, nor any documentation explaining why it hasnt been returned. No walkthrough was completed or scheduled. All contact has been ignored.I also had a time-sensitive issue where I needed the office to send my rental history to a new property manager to close on a home. They delayed sending the paperwork, then submitted false claimsstating I was late on rent (I never was) and didnt give notice (I did, over 60 days before moving). This delay and misinformation caused me to lose the home I was trying to purchase. When I tried to correct the issue, I was spoken to rudely and disrespected by the property manager.The property is unsafe. The gate is usually broken, theres no consistent security, and residents carsincluding minewere towed, broken into, and one even caught **************** also burned down, and management did not respond or support affected tenants. Water was shut off for a full day without notice; staff told residents to call the water company, but it was due to nonpayment on their part.Staff are unprofessional and dismissive. Lessli was helpful at move-in but rude and uninterested afterward. The property manager loudly said, residents dont run them, showing no concern for tenant well-being.I am requesting the return of my overpaid rent, full security deposit, and accurate rental documentation.

    I paid my rent on January 6th using my Flex Rental app and the payment was sent to our old property manager Multi-South Management. Our new management for rent payment is called RentCafe GLC property Management . They since have not been able to located the funds that Multi-South Management sent on 1/30/25 of ny $769 rent payment. I believe it was stolen and no one has reached back out to locate the funds to apply it on my Rental Portal, theyve been trying to set me up stating Im late but havent provided proof of the funds that was transferred from the old property management. In January 13th, the property manager ****** **** stated she did receive my rent payment.

    Roaches inside the refrigerator! Gnats inside the refrigerator! After paying $150 application fee and $300 deposit, I moved in to ************* on 11/15/24.After 2 weeks of Roaches in my refrigerator and Gnats the apartment flooded. Smelly dirty Water from the ** unit burst in the ceiling of my bedroom closet and wasted all overy clothes, shoes and handbags. I called the emergency maintenance number the day before when it was a leak dripping but no one came.The next morning, I was awaken at 4 am to water pouring from the ceiling. I called emergency maintenance again..twice ....They sent the groundsman. I was displaced for 7 days after Repairs were made. Upon returning, The apartment had a foul odor and roaches were still crawling around. Due to uninhabitable living conditions I vacated. I could not live with roaches and gnats. I could not store food in the refrigerator because of the roaches and gnats inside. Early termination fees are on my credit report. $3700.I am asking for them to be removed.

    A lease was forged with my signature I have tried calling multi south back in January 2025 when I discovered the lease that I didn't sign ...I also tried showing the property manager the lease so that she could look at copies of the 1st lease and the 2nd lease to see that it was fraudulent done by they staff she refused to look or listen all she wanted to do was bully me instead of listening and seeing my proofs at this point I feel like I'm fighting alone I need help no one should be able to force your name on a lease ...I also had 61 pictures of the unit and also stated several problems that wasn't maintenance....the property manger harassing me on a regularly again wants to bully me but not figure out the problems ...she also stated to me that I was blocked from the tenant portal not to mention another company sent out a text and stated for me to sign in then 15 mins later a text came from the office stating just ignore it so at this point it all seems fraudulent please help me understand this company and what I can do to prove it was a fraudulent lease signing I proof

    filing this complaint against Multi-South Management & The Residences at *********** for fraudulent billing, wrongful eviction fees, refusal to accept rent payments, and failure to provide basic *********************** Despite multiple attempts to resolve these issues, management has ignored my concerns, misrepresented facts, and caused severe financial hardship.Issues & Violations:1.Unlawful Late Fees Charged late fees on top of unpaid late fees, inflating my balance.2.Refusal to Accept Rent Payments My money order was denied after they requested it, causing a false delinquency.3.Blocked Access to Payment Portal I was locked out of the rent portal, yet they claim it was never disabled.4.Misleading Eviction Process They claimed to have filed eviction on 12/17, but I wasnt notified until late January. Court fees were added before I had a chance to respond.5.Loss of Access to Flex Payments The property advertised Flex as an option, but after a management change, they stopped reporting my rent balance, preventing me from using it.6.Unexplained Water/Sewer/Trash Overcharges My monthly charges change unpredictably, and management has refused to provide a breakdown.7.Failure to Provide Mailbox Key I have never received a working mailbox key, leading to missed checks, financial delays, and loss of health insurance.8.Unsafe Living Conditions The front door remains broken, allowing unauthorized individuals inside.9.Unsecured Vacant Unit A vacant apartment across the hall remains open, allowing trespassers inside.Requested Resolution:I request that Multi-South Management & The Residences at ***********:? Refund wrongful fees & correct my balance.? Provide access to my mailbox immediately.? Repair the broken front door & secure the vacant unit.? Provide a breakdown of water/sewer/trash charges.If this is not resolved, I will pursue legal action. I have documentation, including emails, payment records, and photos.

    - *****, the only responsive staff, acknowledged my good standing before the property management change.
    - She reduced my balance to $2,282.06, agreed to $700 today, and I signed a Promise to Pay agreement for the remainder.
    - The heat in my unit has been broken since March 19, 2025, despite Erikas initial promise to look into it.
    - A technician worked on a vacant apartment across the hall today, but I havent heard if its resolved.
    - We were without water for several days without explanation.
    - I didnt get access to the rent payment portal until December 2024, made one payment, and it was disabled. I still dont have access.
    - On March 24, 2025, I tried to deliver a formal demand letter in person, but the leasing office refused to accept it. No one acknowledged receipt. I emailed a copy that day.
    - I waited over an hour in the leasing office today, from 12:40 PM to 1:45 PM, but was ignored and not offered assistance.

    I will be in office as soon as I am available for the promise to pay for the prior balance and a rent payment. I also still dont have any heat. I also didnt hear back about the credit for the water. Now there is the issue with the heat thats not affecting my electric bill. Nice that is taken care of and the promise to pay is put in order, I think we should be good to go as far as the complaint.

    I moved out my apartment on February 14, 2025, turned keys in on Monday February 17, 2025. I was told that the walk through would be completed Monday, it was not completed until THURSDAY. I was also told by property manager that I would receive my deposit and prorated rent amount back within 45 days. While the property manager has said she completed her part, she has told me today that the check has not been processed or sent out yet; while I am still within the 45 day window, I have been calling about an update with corporate for weeks now. No one returns phone calls or emails. The whole reason for moving was due to the neglectfulness of the property managers and them providing me with proper documentation with an issue at the complex. If this matter is not addressed by the end of the week I will be taking legal action against this management company.

    Flying pest were found pest control the flying insects come out day and night mostly night they fly around and bite your arms and face while you sleep astinging bite I will just keep out of pocket buying insect spray to protect me from bites I will not complain anymore of the problem I will just control what I can I will do this until my apartment lease is up

    we are a fee property manager, not the owner of the property.   The owner is responsible for payment of the property bills.  Cypress is presently in  refinance and should be able to pay soon.
