    I am filing a complaint regarding the company that manages the property that my roommate and I are currently renting.We moved into this property two years ago, at which point it was managed by a company called *****. In November of last year, our property was taken over by Evernest, however the current lease from ***** is still in effect until 3/10/25. Earlier this month (2/12- 29 days before end of lease term), we reached out because we hadn't received any notice of lease renewal from them and we were planning on resigning. We were told the property coordinator was unavailable but that they would call us back later that afternoon. After no word from them for several days, I called again on 2/20 and got the same response. I did not hear from them that afternoon either, so I emailed as well. The next day, 2/21, they responded saying they were in the process of drafting the renewal and would have it to us by the end of the day. We did not receive the renewal until yesterday morning, 2/26- 13 days before the end of the lease term, with a resign deadline of 2/***** the new lease, not only did they raise the base rent by about 3%, they also tacked on a few mandatory fees totaling $50.99 per month and a $250 renewal fee, as well as requesting a $300 pet deposit- which we had already paid the previous company upon move in. It took several phone calls to finally get ahold of someone to address these issues with, several of which we were blatantly hung up on. The whole situation feels very sketchy and we have decided will not be resigning We have also applied for a new rental and our application was not approved because the owner of that property was not able to get ahold of Evernest to verify rental history.

    This property management company were not urgent with issues that deemed a dwelling uninhabitable. This property management company took over to manage a landlord to tenant rental and they really shouldnt have accepted this property as they are now having to deal with the many issue this property has. However they, dropped the ball on correcting water heater leak. I was without hot water for an entire month due to a severe leak. I did all the communicating I had to with this property management company and the vendor. They never approved the vendors estimate so the vendor obviously never came to fix the issue. I have three children who could not bathe I had to book hotels to shower or shower a friends and families homes. When I couldnt i had to boil hot water on the stove to provide my children a warm enough bathe. The property management company is now seeking termination fees. When I provided ample amount of time BY LAW to have them remediate this issue. A 7 day notice was provided. The home also had visible mold and a vendor never came out for that either.

    I reported a major leak on Wednesday of last week, it turned out to be the hot water heater. The water was pouring into the bedroom below from the ceiling. The carpet is soaked and the ceiling is damaged and I have not had hot water in 8 days. I have called the company every day since and they keep telling me they are waiting on approval from the owner. They sent a plumber to look at it just to tell me I need a new hot water heater but they have yet to deliver. I am a cancer survivor and am very concerned about the mold that will surely develop from the wet carpet. I am having to boil water to bathe and wash dishes. They told me they will not deal with the carpet until the water heater is replaced, meanwhile the carpet is stinking from being soaking wet for 8 days. I have pleaded with Evernest to give me a supervisors number or their corporate office and was told they dont do that and it wouldnt help anyway. This company raised my rent by $150 dollars and claimed their maintenance reporting system would be easier and more efficient but its not. How an you let a model tenant who cares for the property and pays rent on time every month live without hot water? Someone should really hold them accountable for their unethical business practices. This same company allowed me to live with black mold in my living room for 6 months and only when I reported it to the BBB did they finally come fix it. I am very disappointed to be treated like this as I have been in this property for 7 years and have never once been late with rent and I keep my home clean and manicured.

    I moved into *************************************************************, MS as a renter on March 5, 2024. A maintance ticket #******-1 was put in on 04/01/2024 with Evernest Property. Sewage is backing up in the bath tub and water is flooding on the floors, as well as standing water on the front porch and in the yard. We are unable to use any water and the place is not suitable to live in. I can not get an answer as to when or who will fix this matter and is getting the run around. I need for someone to give me some answers or give me my money back in order for me and my family to find a safe dwelling place. I see that Evernest Property has an F rating with the BBB, and I hate to get the news or an attorney involved. I can not get an answer and this situation is hazardous for my and my family's health. I did my part by paying my deposit and 2 months as of now rent, and it is not fair for me not to even get any answers.

    We are former tenants of evernest property management in *****, ** who moved out after our lease ended at the end of october. We put down a security deposit of $2400 which was equal to 2 months rent in addition to a $300 non-refundable pet deposit. 1 month after move out we received our tenant disposition letter saying we would receive two thirds of our security deposit back. Although we believed we were owed more(any damage done to the house was done by our cat which should have been covered by the cat security deposit and they also included fixing items that were already broken upon move in and we included on the move in check list), we were willing to take the amount stated and move on. Evernest had been very shady and dishonest with us from the beginning of our tenancy. We were told to expect the security deposit check returned to us within 10 business days which would have been within legal guidelines for the *****************. (It must be returned within 45 days.) We are now more than 2 months after move out and we have still not received our deposit returned. Anytime we try to reach them, they give us the runaround and state they sent the check over a month ago and to continue to wait to receive. Whether you are a landlord or potential tenant, do not business with these crooks.

    It is impossible to get in contact with anyone in the business to get answers. The only way Ive been able to get any kind of response is through email and its short vague and very unhelpful. I applied to rent a property on their website , only to be denied due to two 5 year old speeding tickets and a warning for expired tags during COVID, my credit score is above ************************* missed any rent payments. I can not get any information what so ever from the company.

    Rental company that will never answer the phone or return voicemails. Is charging us for a month of rent when we are moving out and only in the home for 7 days of the month. Has communicated by email that we dont actually owe that balance but will not update it and is sending us past due notices and late fees and an eviction notice. Calls remain unanswered. Have called multiple locations and the same woman is very rude and wont let me speak to a human. Only puts us to voicemail.

    I'm *************************** Property Manager for Everenst, LLC. *************** to the complaint received via mail on 1.17.2023 dated 1.12.2023. **************** was charged additionally for debris removal that was left on the interior and exterior of the property.  We charged the prorated amount as provided on the ledger for 7 days for the month of October. Please note **************** did not remit payment for the 7 days for the month of October as well as she was required per her lease agreement. I have attached the ledger and Move Out  report with photos for your reference. Her security deposit was withheld due to the debris removal and unpaid rent for the month of October. We have made contact with **************** in a timely manner as she has been in direct contact with our resident communication representative.
