      We received your recent letter concerning the desire to give back week to *************** & Golf Villas. While we empathize with your situation, we are declining your request to take back your real property. We have listed several options below for you to consider.


      There are options to sell your unit. ********* offers a "For Sale by Owner" list that is in the recreation center and on the website *******************************************************. Owners have had great success listing on the website. Our office would be happy to direct you to the people who can help you list your property website. There is also a Broker ***** ******* ************ ******************* that might be able to assist you
      You could sell your unit to friends or family,$628.00 per year is still a fantastic price for a weeks' vacation on the Outer Banks of **************. This includes year-round access to 3 pools, 8 free rounds of golf per year. In the event they wish to pursue this option, we recommend contacting ***** ******** at ****, ********* ******** and ******. Ms. ******** can be reached at ************ or by email *************************** will be able to assist you with transferring paperwork. 
      You could also post it for sale or free on social media outlets such as ********, ********** or your local newspaper. 
      You could rent the unit. ********* has an in-house rental program. Our hospitality department can direct you to the appropriate people to set this up for you. Feel free to contact our office at ************. Owners like this option because it provides the opportunity to offset their maintenance fees as well as possibly additional revenue.
      ********* cautions our owners about giving money to anyone who promises to cancel your timeshare. This is not acceptable practice because it is deeded property. In order to relinquish your property at *************** and Golf Villas a change of ownership and a new recorded deed must occur.       fail to acknowledge or address our valid concerns. We have either been ignored entirely or brushed aside without a meaningful resolution.We are formally requesting the cancellation of our timeshare contracts to avoid placing an undue financial burden on our family. We hope this complaint will prompt *** to respond in good faith and work with us to reach a fair resolution.

      **** & *******************esort at no charge to them. Just let me know what needs to be done regarding paperwork. She said she could not help me. Dealing with cancer I put it aside and didn't give it another thought. Now this year we have received 2 bills with the latest showing a balance of $2,277.06 and they will turn ** over to collection agency. Having always had good credit we do not feel this is fair.No one ever attempted to reach ** to discuss it or offer a solution.

      Resort Management & Consulting Group became the managing agent for the Kingfisher Inn on 1/1/23. Unfortunately, we arent aware of The Lowders past communication with the Kingfisher Inn.  A member of our ************************* will reach out to The Lowders to come to mutually agreed upon terms, so they can deed their week back to the Association.

      The Outerbanks Timeshare that I purchased back in 1985 ended up being more of a hassle than it was worth. I only used the resort twice in all this time. There just wasn't much appeal to it. The money I wasted on it could have served much better use in other areas of my life. This is not something that I want to hold on to for myself or to pass onto my children. At this point, I would like to find a way to get rid of my timeshare entirely. I reached out to the Board of Directors to discuss taking back the timeshare. It took several times of me reaching out for someone to finally respond. I was very disappointed with their response. They said the only way out was to sell. If I could give it away, I would. I have already done my due diligence with trying to sell this timeshare with a company, but with no luck (no one is interested in owning something like this). Just another waste of money. Honestly, it was an extremely frustrating experience, but I can't blame anyone for not wanting to get involved with a timeshare like this. It's just not worth the money. I would have never agreed to purchase this had I known that the maintenance fees would continue to increase with each payment every year. There is no reason why this should be happening, when very little renovations have occurred to the resort over the years. Considering I have done everything to return this timeshare, it's time for the Outerbanks Timeshare to take responsibility. All I am looking for is to get back part of what I have put into the timeshare.

      This letter is in response to the complaint filed by Mr. **** ******* referenced above, regarding his timeshare week he purchased at the Outer Banks Beach Club II Resort located in Kill Devil Hills, North Carolina.

      The Outer Banks Beach Club II Resort is a timeshare association wh*** is made up of owners that purchase a deeded timeshare week and is governed by a Board of Directors comprised of timeshare owners.

      Resort Management and Consulting Group is a property management company hired by the Board of Directors in January of 2021, to manage the resort's operations. Resort Management and Consulting Group is not responsible for selling the timeshare week to Mr. ******* or has the power to agree to take back his timeshare week.
      Mr. *******'s request was presented to the Outer Banks Beach Club II Association's Board of Directors and Resort Management and Consulting Group sent Mr. ******* a letter on behalf of the Outer Banks Beach Club II Board of Directors notifying him of the Board's decision. A response letter was sent to Mr. ****** on December 30, 2021 and again in April 28, 2022, wh*** offered options to help Mr. ***** to dispose of his timeshare.

      None of the options provided previously are viable options for me to get out of this timeshare. I have already tried selling and it never sold. I have no one to sell or transfer this to. I would like to be put in contact with the Board of Directors so I can address them about this situation and hopefully come to a reasonable resolution here.
