    I am filing this complaint regarding a lease I signed with Epoch Student Living for a 2-bedroom apartment. I signed my lease early, in September, at a rate of $1,090/month, based on management's communication that availability was limited and spots were filling fast. They emphasized that early signing was necessary to secure a unit, which influenced my decision to commit months in advance.

    Recently, I discovered that the same units are now being advertised at $790/month, a full $300 less per month than what I agreed to, with additional promotions like a waived application fee. This amounts to a potential loss of over $3,600 over the lease term.

    Prior to the lease start date and move-in, I respectfully requested a rate adjustment to match the now advertised pricing. I acknowledged that the lease is a legal contract but also referenced the clause that allows changes with written consent from both parties. Epoch declined my request, reiterating that I had signed for a "high-demand" unit, the same type now being heavily discounted.

    This situation feels fundamentally unfair. If the property can now offer the same unit at $790/month, why are early signers, especially students acting in good faith, penalized with significantly higher rates? There is no added value or change in unit quality to justify the price difference. Instead, those who waited to sign were rewarded.

    I am requesting a rate adjustment to match the current advertised pricing for my unit. For both me and my roomate. Alternatively, I am open to discussing other fair solutions, such as rent credits or compensation for the difference.

    I believe in honoring agreements, but I also believe businesses should act in good faith and not penalize early customers with inflated pricing. I hope Epoch will reconsider this situation and take appropriate steps to treat all residents fairly.

    Thank you for the opportunity to respond to the complaint submitted by *** ***** ******** regarding her lease agreement at EPOCH Clemson.

    *** ******** signed her lease in September 2024 for a 2-bedroom apartment at a rate of $1,090/month. At the time of signing, this rate reflected the current market conditions and availability. As is standard across the rental housing industry, pricing can fluctuate throughout the leasing season based on factors such as timing, demand, and remaining availability.

    We understand *** ********** concerns regarding more recent promotional pricing. These limited-time offers were introduced later in the leasing cycle to fill remaining units. While we recognize that pricing changes can be frustrating, promotional rates are tied to the timing of lease execution and cannot be applied retroactively to agreements signed under previous terms.

    *** ********** lease is a valid, binding agreement entered into voluntarily and without error. While the lease allows for mutual written amendments, rent reductions based on later marketing promotions do not fall within our criteria for modification.

    That said, *** ******** is welcome to pursue a lease reassignment if she no longer wishes to proceed at the agreed-upon terms. This process allows a qualified applicant to take over her lease, at which point she would no longer be financially responsible. Our team is available to support her through that process.

    Thank you again for bringing this matter to our attention and allowing us the opportunity to respond. While we are unable to modify the terms of *** ********** lease, we remain available to assist her should she choose to explore alternative options moving forward.
