I purchased a home from Mungo on 10/14/2023. I have a 1 year warranty on the home. The HVAC system was not installed properly. I brought this to Mungo's attention on 12/17. They sent ***** Services to repair the items on 12/18. They did not resolve the issue on that day. They came back out on 12/23 and attempted to resolve the issue. They corrected several mistakes from their install, but it did not resolve the issue. They came back out on 12/28 and allegedly corrected several other mistakes from their install. It did not resolve the issue of water leaking from the unit into the pan which is what I originally reported. ***** services is incompetent. Their install was not done correctly, and they have been unable to repair it after multiple attempts. I want a professional and knowledgeable HVAC company to come and correct the issues and do a full inspection of the HVAC system.Business Response

Mungo
Homes places a high priority on integrity, homeowner satisfaction, and standing
behind the work we perform. We acknowledge the homeowner’s frustration
regarding their HVAC unit and apologize for the misdiagnosis and incomplete repairs. While we
agree the process has not gone as smoothly as we deem acceptable, to ensure the
manufacturer’s warranty stays intact the original contractor must make any
necessary repairs. We understand this means an additional trip to the home,
which isn’t ideal for the homeowner, however the contractor and Mungo Homes are
committed to making this right. We kindly
ask the homeowner to allow the original installer to return to complete repairs
and in doing so offer the homeowner an extension of the warranty coverage.Business Response

Mungo Homes sincerely apologizes for the delay in repairs
and the ensuing inconveniences. ***** is responsible for the warranty coverage
on the homeowner’s HVAC unit on behalf of Mungo Homes therefore we are unable
to send an outside contractor to assess the unit or make repairs. We are
dedicated to working diligently with the homeowner to ensure additional repair
visits are executed as quickly and efficiently as possible.Customer Answer

I am rejecting this response because:I’m not sure how many times I can say the same thing ***** has had 4 opportunities to get it right and they have not they have wasted numerous hours of my time. They are clearly not capable of fixing the issues my warranty is with Mungo. Mungo is responsible. I have offered two very reasonable solutions: 1 - compensate me for the 15 hours of my time that has been wasted due to Mungo and *****’s errors as well as any time spent fixing it going forward 2 - send someone else that knows what they’re doing to fix the issue.
Sincerely,

We had our home built by Mungo Homes in 2020 and moved in that December. We noticed several issues throughout the home but chose to overlook the things such as paint drippings on floor, wood stain from stairs on baseboards, recess lighting dropping out of ceilings, etc. What we are absolutely not okay with is the poor quality of work. Some rooms are extremely hot in summer and cold in the winter even with the heat/AC. We will need to hire someone to figure out where Mungo dropped the ball on that. We have a roof leak due to poor workmanship. We noticed water leaking all over the front of our garage whenever it rained. We contacted our insurance company who told us we would have to pay a 2k deductible to fix the problem. The wood was completely molded which if not caught early could have continued to spread and worsen and in turn making our family sick. My husband is a disabled veteran with breathing issues. We truly regret building with this company as I see we are not the only ones who have had issues with them. Shame on you Mungo Homes.Business Response

As a demonstration of our commitment to quality, we provide
all homeowners with a Quality Builders Warranty when they purchase their Mungo
Home. The warranty coverage is most comprehensive during the first year,
with limited coverage during years two through ten. When any issue was brought
to our attention by the homeowner during years one through two, we made sure to
assess the issue and address it, if warrantable. We value our homeowners and take their concerns seriously. As
such, a Mungo representative will contact the homeowner directly to further
discuss their concerns.Initial Complaint

I purchased my home in May of 2022 and have had continued issues since the day I moved it. Bowing stud in framing 6months after moving in. Holes/Chunks out of concrete slap that could be felt through the carpet. Sagging shower floor with no support under shower. Frozen pipes first winter in home. Most of them were fixed and covered by my warranty, but other issues that continue to happen are being ignored by Mungo. 13months after purchasing my home my carpeting is falling apart! Bare spots in a room that isn't even used, contacted Mungo Customer portal and was told my home is out of warranty nothing they can do. Now I have to replace carpeting. My roof was leaking within my 9months and that was fixed supposedly.....now the roof is leaking again in the same room not a foot away from where the first leak was! I shouldn't have to now contact and roofing company and pay to have a roof repaired that isn't even 2 years old!
My HVAC unit is not keeping up with the temperature it is set on during the summer months. Call the company that Mungo had install and of course they say nothing is wrong it.......he tells me I need to raise the temperature in my house if I want it to keep up? After another company looks into it more Mungo installed a unit that is too small for the square footage my house......of course out of warranty. But Mungo never should have installed a unit that isn't big enough for my home. So now I have to purchase a new unit for a home that isn't even 2 years old if I want to be cool during the summer. Also, have to pay to have additional insulation added to my attic. AGAIN, not something I should be dealing with on a home that isn't 2 years old!
My attic doesn't have sufficient insulation which is also adding to the HVAC not keeping up. My pipes in my attic froze the first winter in the house.......again.......not something that should be happening in a home that is 2 years old.Business Response

Ever since before I signed to buy this home, I told Steve M******* the mayor of Lexington also work for mungo homes, I told him that there’s too much water in the grass, he said standing water with in 10 feet of the home is bad. I said I see that…i need that fixed then…he said no worries move into the house and then put it in the 30 day review to get fixed. I have been in the home a little over 1 year, they continue to not fix the problem. We have and irrigation and grading problem because ********* ***** doesn’t know what they are doing and refuse to fix my front and back yard. My bathroom has a leak behind the master shower walls, they fixed it and it still leaking. My windows in the winter time keep my rooms upstairs freezing to which. They told me that’s normal. I have a lot of issues and I am tired. I feel cheated by Mungo homes, they need to stop being in business until they fix everyone’s house issue!!! They need to fix every yard!! Authorities need to get involved!! I had Dale the warrenty manager I thought this man would help me and all he did was ignore all my text after ********* ***** came and left my yard a bigger mess. What do we have to do to get help???!! This company need to be out of business!!!Business Response

I am rejecting this response because:
They purposefully never came back responded or anything to make sure it was outside of my 1 year. These issues are from prior from the beginning as well!! My master shower is still leaking!! The problem was not fixed. My grass was never properly fixed and I showed Dale the manager in videos and text and he ignored me. If they did their work according to high standards etc I wouldn’t have these issues still!! I called mungo yesterday after 3 weeks of waiting for a reply they said someone would call me no one did. This is completely unfair. I would need a person who is higher up to come to my home and see what I am taking about their automatic reply to bbb isn’t working. By law when a homeowner of a new construction home ask for something to be done it needs to be done within 60 days!!

Mungo builds junk homes. We have a new construction and moved February 2023 and have had multiple things broken. To get them fixed is next to impossible because no one shows up to do the job. They don’t care about their work or their customers. We are still waiting on repairs to happen since march. It is now august and yet we have another no show.Business Response

We signed a contract to build a brand new Mungo home. We followed the contract requirements including providing a large deposit, keeping up with appointments, and selling our house within the timeframe requested. Approximately three weeks prior to closing we had a meeting with the builder (Eric), the sales associate (Cindy), and our realtor to discuss some issues with the house that needed to be fixed including crooked floor tiles in the master bath, mismatched stairs, and kitchen countertop seams/damage. Eric became defensive and argumentative regarding the issues. After the meeting, it was agreed that they would start fixing the problems. Cindy mentioned to our realtor that Eric gets defensive at times, but will work toward resolution. Two weeks prior to closing we were trying to set up our new home orientation appointment which proved to be difficult because Eric did not have any flexibility in his schedule on a holiday week. I emailed a day a time that would work for us and that’s when all communication stopped. Both my realtor and I asked to speak to a manager (Cristina), but we were told no by Cindy. We called customer care because we had not heard back from anyone at Mungo directly. Cindy called our realtor and told her Mungo was cancelling the contract because we contacted customer care and that was “the final straw”. She also stated that “we wouldn’t be a good fit for the community based on our Facebook complaints” and that we said we “didn’t want the house and were unhappy”. After over a week my husband was finally able to talk to Cristina who had already made up her mind about cancelling and had no interest in hearing our side of things. She casually talked about her Disney Cruise that she had been on while everything was happening with our house and then abruptly said they were ending the contract anyway. Cristina stated Mungo would take a “loss” on the house, but actually listed it for more money. This is a horrible way to treat customers.Business Response

Mungo Homes strives to provide a positive homebuying
experience for all customers, and we take complaints seriously. We are a company
who prides ourselves on upholding our core values in doing the right thing and
holding ourselves to the highest standard. We are aware of the situation
regarding the contract initiated and terminated by the potential homebuyer, who
has been contacted by our management team. The potential homebuyer asked to terminate
their purchase agreement. We acquiesced, agreeing to all terms sought by the
homebuyer. While we are disappointed we were

the termination agreement.Business Response

Homes remains disappointed we were unable to reach a resolution as we value all
our customers and strive for positive long-term relationships. The statements
presented undermine our core values, foundational beliefs, and code of ethics.Even though this relationship did not proceed as intended,
we feel we honored the homebuyer’s request and our contractual agreement with
them. The homebuyer initiated the termination process, signed a termination
agreement, and received their deposit. This acknowledged their agreement with
the termination and the terms therein. Mungo Homes believes we have met our
responsibilities to this homebuyer.Mungo Homes did not pursue relisting the home until a signed
contract termination was received and the deposit returned to the homeowner via
certified mail. At that time, with the contract terminated, we listed the home
at the current market price. Our customers and their satisfaction remain our
primary focus. We wish the homebuyer success with their future homebuying
process.Customer Answer

I am rejecting this response because:
This is simply untrue. Mungo continues to lie and I hope that all future home buyers stay far away. I have email upon email of us fighting to save our home which I am willing to publicly share. I had appliances scheduled to be delivered right after closing that I had to cancel when Mungo decided to terminate our contract. I placed a large non-refundable deposit with a custom closet company who was scheduled to come do closets 2 weeks after we moved in. We drove our 3 children to the schools they would be attending once we moved (which was a 45 minute round trip) for weeks just so they wouldn’t have to switch schools again after we moved. We spent money for a lawyer as our last resort to save our home who ultimately said that it wasn’t worth fighting because Mungo is good at lying. Why would I complain on BBB if I was the one who asked to terminate the contract and got what I wanted? I’m filing this complaint because Mungo simply ignored what we wanted and did not act in good faith. They simply did not want to pay for what I wanted fixed in the home and they knew they would sell it for more money. I just want others to be warned so their hearts and dreams aren’t crushed. Mungo hurt our family and we don’t want it to happen to anyone else. Just be warned.

I can confirm the sentiment shared by many who have said Mungo uses low skilled labor and then does everything in their power to make you go away when you have a problem, despite claiming to offer a 1 year warranty on just about anything and 10 year structural warranty. I can tell you from experience DO NOT take that as "peace of mind".
We had many issues at 1 year including electrical wiring issues that, while paid lip service that they would fix have still not been addressed.
Most recently we now have water ingress behind the garage door header trim due to defective sealant which was noted at closing and promised to be fixed multiple times. This was discovered when we started seeing brown stains running down our garage door. After investigating, the header is covered in mold. Now we likely have actual structural water damage, it gets worse every time it rains. I would consider this a major structural issue. And Mungo is silent despite multiple urgent emails and phone calls.Business Response

I purchased a Mungo home on 3/31. Several issues with the home have not been fixed after being told it would be fixed within 30 days. I keep getting the run around and when you try to contact someone, no one ever answers the phone and they do not have voicemails. This company sells an unfinished product and does not stand behind its product. The warranty group gives every excuse not to fix something. I paid Mungo 310K for a brand new house, this is what I expect and this is what I want. I do not think I am asking for anything out of the ordinary, I would have never purchased an unfinished home if I had known they don't follow through.Business Response

Mungo Homes does not want to fix issues with their homes. They use unskilled labor and their homes show it! We have had dozens of warranty issues and some that were submitted during final inspection before we moved and at 30 warranty that still have not been addressed months later. We requested a supervisor to talk about the drywall seams that can be seen on walls and ceilings, just to be told that sunlight and house lighting make them visible from certain angles. The problem i can see them from all angles and from a distance, day or night.
We have a drainage problem outside the house. Despite several complaints and images given since the before we moved to the house, finally a french drain was installed by Mungo one side of the house. The catch basin that would have helped with drainage wasn't installed when the french drains were installed, and the line drain is on an uphill. It is absurd to expect a pipe that is moving uphill to drain. When it rains or we activate our sprinklers, the front of the home continues to flood. I keep texting, calling, and emailing Braden, our warranty representative, and Dale, Braden's boss, asking for clarification, with no reply.Business Response

Hello. We got our home from Mungo in April of 2022 and had some warranty issues that needed to be addressed. Last month for our 11 month warranty we had a warrantable flooring issue in the kitchen that was suppose to be repaired. The quality manager for Mungo reached out to me about this and said there vendor said they would not repair it because it was homeowner damage. This was not caused by use. We waited until the 11 month warranty to have everything on our list taken care of and you can tell that it was not homeowner damage. the manager agreed. We are owed a repair that has not been done. I tired to contact the quality managers manager and still no reply. My last effort despite BBB is legal action on failing there contract for home owner warranty repairs. There were even a couple other issues on our initial inspection and the final one I paid for that were not properly address in time and they drug there feet helping us. The worst of this is the lack of contact from managers and mungo for a resolution. The last issue is we were suppose to have a curtesy roof inspection that was never done from a leak. They are unprofessional and need to loose there jobs. I wold fire them for not helping the customer. I will also leave a review on the terrible experience we have had with Mungo home purchase experience, warranty related issues and time to solve problems the lack of quality of the home has caused us. We or anyone else should not have to go through this.Business Response
Date: 05/18/2023
The issue of LVP flooring damage was not noted prior to the
home closing and was not received via service request until the submission of
the homeowner’s 11 Month Visit request. Mungo Homes and the flooring installer reviewed
the issue at the time of that visit and determined the damage was not related to
installation or manufacturing. Therefore, the issue was deemed unwarrantable,
and no repairs were necessary.A roof inspection was previously scheduled but later
cancelled due to a rain event on the day of the appointment. We apologize to
the homeowner for the delay in rescheduling the roofing inspection. A member of
our warranty team will be in contact with the homeowner directly to schedule an
inspection to occur as soon as possible.Business Response
Date: 05/31/2023
The roofing inspection has been completed, with minor
repairs being made and confirmed by the homeowner.Although we hear the homeowner’s frustration, we are
unfortunately unable to recommend vendors for work to be completed outside of
the warranty period. When home repairs are needed, we recommend obtaining multiple
quotes, and ensuring those hired are both licensed and insured. Local homebuilders’
associations offer searchable directories that may be helpful in locating
industry professionals.Customer Answer
