    We paid rent on the first it was processed on the 3rd rent is not late until the 5th but they said the bank sent rent back because of insufficient funds. but after speaking to the bank and getting a statement they said we had enough funds and we have been charged a late fee multiple times even when we have bank statements and emails to prove our payments have been processed. and they’re still saying we owe our rent plus a late fee even though our rent was taken out and never hit our account again. they said they would evict us if we didn’t pay by the 11th of this month. After showing them multiple receipts of us paying our rent and it being taken out of our account.

    The tenant has multiple
    returned payments each month.

    On 4/1/24 the tenant made
    an E-check payment of $1742.22, which was returned on 4/4/24 due to “bad
    account” (which means the routing or account number was entered incorrect or
    the account doesn’t exist at all).

    4/3/24 the tenant made
    another E-check payment for $1742.22 which was also returned for bad account on
    4/8/24.

    4/5/24 the tenant made
    another E-check payment of $1742.22 which settled.

    5/1/24 the tenant made an
    E-check payment of $1760.00, this payment was returned due to bad account on
    5/6/24.

    5/3/24 the tenant made an
    E-check payment of $1760.00, this payment was returned due to bad account on
    5/8/24.

    5/7/24 the tenant made an
    E-check payment of $1760.00, this payment was returned due to bad account on
    5/10/24.

    5/10/24 the tenant made an
    E-check payment of $1760.00, this payment was returned due to bad account on
    5/15/24.

    5/14/24 the tenant made an
    E-check payment of $1760.00, this payment was returned due to bad account on
    5/20/24.

    5/17/24 the tenant made an
    E-check payment of $1760.00, this payment was returned due to bad account on
    5/23/24.

    5/23/24 the tenant made an
    E-check payment of $1929.50, this payment was returned due to insufficient
    funds on 5/29/24.

    5/29/24 the tenant made an
    E-check payment of $1959.50, this payment was returned due to insufficient
    funds on 6/3/24.

    5/31/24 the tenant made an
    E-check payment of $1989.50, this payment settled.

    6/3/24 the tenant made and
    E-check payment of $1760.00, this payment was returned due to insufficient
    funds on 6/6/24.

    The reason there was no
    late fee in April is because the tenant cleared up the April balance and the
    payment settled on 4/5/24, late fees are added on the 6th or after.

    The reason the tenant has
    a late fee in May 2024 is they did not actually pay rent and the payment settle
    until 5/31/24, payment after payment was continually submitted to clear up the
    balance but also returned multiple times.

    The reason the tenant has
    a late fee in June 2024 is their payment was returned on 6/6/24 and rent is
    still unpaid as of today, 6/10/24.

    Rent is due on the 1st,
    late fees are applied the 6th or after and evictions are filed on
    the 11th.

    This has been explained to
    the tenant in multiple ways and the tenant emailed us their bank statement
    through 6/3/24 (which we did not request), they never provided us any thing
    past the 3rd and were advised to speak with their bank as their bank
    is who returns payments, not Marchant Property Management.
