This company manages rentals at *********************. I am a cosigner on the lease for my student. The apartment the students rented was advertised as having appliances. It did not have a working dryer, refrigerator, or dishwasher as of the first day. These issues were reported promptly. The apartment should not have been deemed available to be turned over to the renters, clearly no inspections are being done.They have closed maintenance requests without fixing issues.And are non-responsive to emails.I am seeking the repairs required, and a partial refund of rent for the months where these were non-functioning.Initial Complaint

**** has failed to provide maintenance to the lodging that we rent after almost 6 weeks of requesting they inspect water damage on the ceiling that is growing, most likely from a leak in the roof. Additionally, they have failed to install a new dishwasher after almost 3 weeks, and marked the work order as complete when it was not. This is a failure to maintain their part of the lease agreement with both signed. It is also beginning to endanger my family, as water damage can lead to mold, as well as to sheetrock to fall, potentially injuring someone.Initial Complaint

We paid rental for a State College Area Apartment at ******************************************************) for our daughter ******* **** for two years from Continental Reality. The lease ended July 2024. On July 25 we received a "Labor Invoice" Invoice (87753-2) for a total of $111.15 which was for : 1. replacing the stove pan ring set (29), gas surcharge (70 and "Labor" (75) for "removing tenant items" which were itemized as two items (1) a toilet paper roll in the bathroom on the holder (2) a cup w baking soda in the clean refrigerator, We consider this "labor" fee to be exorbitant and after calling the company to complain on 7/24/25, were told to email them at *************************************************************** to dispute the charge. We did and it is 8/29/24 and there has been no reply. Also during the phone call to the company we were told that a refund of our security deposit on the apartment ($880 dollars) would come "by the end of August" ** is the end of August, she moved out in MAY and we spent three visits to the apartment to make sure it was in clean condition. That apartment was left in better condition than when she moved in two years ago. We would like a REDUCTION in Invoice ****** from 111 dollars to 50 dollars as there was little or no "Labor" involved. We also would like our security deposit returned to us. Our daughter has started a job in another state and needs this money to help her with her new living expenses. Please help us get back 880 + 61 = 941 dollars from Continental Reality ASAP. We have given up trying to get some resolution by phone or email. Classmates of our daughter have warned her that "no matter how clean your apartment is when you move out ***** gets their security deposit back bc these landlords just ignore your complaints and hope you will forget about the money." That sounds illegal to us. Both the security deposit and the Labor Fee were paid our directly from our bank account.Initial Complaint

Rented a house. Moved out on 7/25/24. I cleaned, wiped baseboards, window seals, swifter floor, and filled nail holes. I was the only one that lived there. It was better than when I moved in by far. This company has not returned my deposit. Today I get a cleaning bill for $761.08. There is no way . Windows? I started renting from Continental real estate on June 1, 2024 and moved in to the new place on June 14, 2024. From the start of moving in, the air conditioning unit has not been working. I contacted Continental real estate that weekend to ask to fix the air condition. Of note, having central air was one of the main reasons for deciding to select this place to rent from. After about a week of constant calling, I finally was able to get a hold of somebody and was able to get a technician to the house to diagnose the problem. Upon further inspection, it was determined that the compressor is broken. Of note, throughout the duration of this week, the outside temperatures were consistently above 90 and the temperatures inside the house were consistently around 87. There was no sense of urgency from continental real estate. I originally called the on-call maintenance person due to these extreme temperatures, and the on-call maintenance person said he was not able to fix it. The **** workers had told me that they were planning to come that day during business hours. Whenever I got home, I noticed that nothing changed and nobody showed up and did not receive notification. Finally, after they diagnosed the part, they told me that they ordered a compressor on June 21, 2024. I was told that it would take about a week for the part to come in. After a week and a half of not hearing any information, I reached out to Continental real estate on July 3 and July 5 to get an update. Both times, I was told that the maintenance team would reach out to me. About a week later, Id still not heard back from the maintenance team and called the office again. After calling again, They sent a technician to take pictures of the part so they can submit the warranty to order the part. I am requesting 50% of the rent I paid during the three weeks without them ordering this part ($700) as I would have not chosen this place, if I knew I wouldnt have central air for half of the summer.Initial Complaint

If I could give a negative star review, I would. This company scammed us out of so much money and practically ruined my junior year of college. Unfortunately there’s not much you can do because they own the entire State College rental market but to summarize, I spent about 3 months not being able to sleep in my bedroom, had to use the bathroom in a porta-potty, and left several classes to come back and take care of emergency maintenance on my own because they wouldn’t do anything.
On move-in day, our house flooded including about 3in of water in my bedroom. Continental came by to put sandbags outside to “fix” the problem. For about 2-3 months every time it rained water would come pouring into the basement. I told them it was uninhabitable and that I refused to pay rent to live in a place that had water and black mold, especially since I have a medical condition.
They told me that if I didn’t pay rent they would charge me late fees. We got a lawyer involved who was taking legal action against the company. I decided to contact the owner of the property and disclose this to him. Once I did, Continental suddenly dropped everything to “renovate” the basement and fix the issues.
This was about 1.5 years later, the owner (not continental because they would never do anything about it) called in a water restoration company to do renovations on the basement. Once the walls were removed, we brought in a private contractor on our dime who said the house was literally being held up by toothpicks (pictures attached). There was asbestos found in the walls (despite there being no notice from Continental) and there was black mold throughout.
Eventually, the owner decided to put in the money to have the place done up right. It failed inspection because the ceiling was too low, so they left wires out and removed the ceiling to pass code. To this day, it’s still like that.Initial Complaint

My wife and I rented a property **** ***** ******* ***** ******** ** ****** from Continental Real Estate Management from August 2022 to Dec 2022.
In mid-January 2023 we received notice of a $2,635.16 cleaning fee assessed on the property.
When we moved into the property in August we carefully documented the state of the unit on the Continental move-in forms. To put it plainly, the house was filthy. The staff at the Continental office were aware that the previous tenets had left the property severally damaged, and apologized that it was not cleaned before we arrived. I have attached some of the pictures we took that day. A cleaning crew came and made little effort in the 30 min they were there, only performing a cursory cleaning of the kitchen sink and dishwasher. The other kitchen appliances, bathrooms, basement, carpet, washroom, walls, and cellings were left uncleaned. When we vacated the property in December the home was cleaner and better cared for than when we arrived.
According to the lease contract, tenants are NOT responsible for existing damages to the unit. The cleaning fees should have been paid by the previous tenets deposit or covered by the property owner.
We filed an appeal with the Continental's Disputes department on Jan 26. The Disputes department declined response.
We respectfully request the return of our $1,895 deposit.Initial Complaint

This company charged our
PSU daughters $60 for an application fee & then another $60 for each parent To equal $480 - they made it an urgent matter & then the next morning gave the apartment to another group. This was not enough time to run an application, credit & background check in our 4 families - it was a money grab . They told us we would be refunded the $480 but the mail in state college can take 2 months?! At this point we have no refunds but emails confirming they would return the fraudulent charges. Good afternoon. I have attached the text message chain between ********* ***** and our rental agent (at the time) Shannon ** ***l. Please note: Shannon has since left our company.
As you will clearly see from the texts, nothing was promised and when the one apartment rented, Shannon offered several other options.
With that being said, our office has recently been in contact with a few of the applicants from this group to resolve this matter. Some has already had the charges reversed on their credit cards. Others will be either coming in to pick up refund checks or per their request, their refund checks are being mailed to the addresses they have specified.
We DO NOT take and keep application fees unnecessarily - there would be nothing to gain from this. Again, this situation was already in the works to being resolved at the time this complaint was received in our office.

In August of 2020, my partner and I began renting a townhome in State College, PA. In June of ‘21, Continental Real Estate bought out that small company and our lease that ended in July. In August of 2021 I contacted Continental Real Estate to ask when I would be receiving my security deposit back. They promptly responded,and the check would be sent to our new address. A few weeks later, Continental Real Estate sent us our security deposit as a check in both myself and my partner’s name. I contacted the office to tell them that we did not have a joint bank account- therefore, neither of us could deposit this check. Continental requested that we send back the check and fill out a form outlining where we would like to receive our checks (2 checks now; both for 50% of the security deposit). I filled out the form and sent it back to Tiffany, a Continental employee at the time. Weeks passed, nothing came in the mail, and no one contacted me. I attempted to reach out to reach out via email, but the email address that Tiffany had emailed me from kept bouncing back an “unable to send” email. Months went by, In September of 2022, Doris C***** from the accounting department contacted me stating that she noticed the check for my security deposit had not cleared. I told Doris there were issues previously and Doris said she would reissue a new check. In the beginning of October 2022, Continental Real Estate sent yet ANOTHER check made to both my partner and I. I returned the check to them again. I informed Doris and she sent me the exact same form (Sec Dep Refund Seperate Cks PDF) to fill out. My partner and I filled out the form and sent it to Doris on Oct. 18, 2022. Nov. 13, 2022, I emailed Doris asking when the checks will be issued. Doris responded the next day stating the checks would likely be sent out that week. I followed-up with Doris on Dec. 2, and Dec. 6 of 2022 with no answer. It has been 1 year and 4 months that I’ve been waiting for 2 checks. That is ridiculous.
