Our sliding glas door will not open and close correctly. Very tight when the sun shines on it. We built a brand new house in 2023 and moved in July 2023. Our sliding back door was not opened and used until October *************************************************************** and out. Spring of 2024 is when we noticed the issues with the sliding glass door. They came and tried to fix the door with no luck at all. Changed one side of the glass, tried s******* the frame up more and still not fixed. They said if the issue continues the following summer they would come back out to fix it. It was to cold to notice the issue. It only gets tight when the sun hits it. They came out this summer 2025 and said there is nothing they can do now and recommend spraying frame with WD40 or pledge and that will help for a short period. They will not honor the problem and say it's out of warranty. 2nd issue is the grading at end of driveway was never resolved when we made a complaint and water sits on driveway and is cracking it. They said we never made a complaint and I have it in a document that I will include. So they lied about that straight to our face. We need help to get these issues fixed. We spent ******* dollars on our forever home finally. Please help us! We're a military family that finally got our forever and they won't fix these issues. They will only get worse and end up costing us money we dont feel we should have to pay to get fixed. I can forward all email conversations as well in regards to them denying on fixing the problem once I get an email from you. Thank you for your time

      Hello -

Thank you for alerting us to the issues at *****************  I have look into the issues in the complaint and have concluded that we have responded appropriately to these issues.  We've made multiple adjustments to the slider and it works as it should.  There are times when a sliding glass door (even a new door) may need to be lubricated.  We've explained this.  The driveway was installed as it should.  There are times when a driveway will hold water...especially when the ground is as saturated as it has been.  Since the ground is saturated the water draining from a drive is slow.  This is not covered by the warranty.

Please contact me directly if you need an further detail or would like to speak to me.

      Sincerely,

**** ****** (Director of Warranty Services)

      Good morning,

I have owned 5 houses over my military career with numerous sliding glass doors, and I have never had to lubricate the doors in order for them to open easily.  I find it absolutely absurd that I would have to spray pledge on a brand-new sliding glass door every 3 to 4 months in order for it to open easily.

The paved driveway has cracked because the stone base that was put in was not nearly wide enough for the pavement.  The driveway is now cracked because it holds water in 2 different spots along the driveway that was brought up twice during the warranty checks.  The grade along the driveway was never correct and the driveway level was never fixed, now it is cracked.  The shared driveway is also cracked along the side where the electric trench was dug and filled but never compacted to support the installation of the driveway along the trench.  They also never spread a proper base of stone once the builder finished building the neighbor's house.  If the proper amount of stone was put down and compacted correctly, the driveway would not be cracking like it is.

I recently bought a house from Berks Homes in January of this year. I've talked to several folks there and have shown several folks the amount of water that is left in my shower after I take a shower in the morning. They tell me this is normal but I've never had any water sit in my showers before this one. The water sits for at least 24 hours and still doesn't drain. To me, this is a slipping hazard as well as an area for bacteria to grow.

      **** –

I did some additional research.  I haven’t found a tub
manufacturer that guarantees that water will drain 100%.  The manufacturer
of this tub has not found any issues with the product and found no issues with
how it was installed.  Since visiting your home, I have taken note of the
watering draining from the tubs and shower.  Both tubs and shower did not
fully evacuate the water.  I had to use a squeegee (see below) to move the
water completely to the drain.  I also contacted **** ******* and spoke to
their corporate trainer (****** ******).  He said that it is very common
(normal) that water will bead in a tub/shower and will not fully drain.
The only think he said is that there should not be large puddling.  We did
not see large puddling at your home.

Based on our findings, the shower appears to be functioning
as it should.  It is my suggestion to hang a squeegee in the shower (with
an extension handle) and move the water to the drain as needed.

Let me know if you have questions regarding the information
      I provided.

       Complaint: ********

I am rejecting this response because: I don't know how anyone can call this "normal" under any circumstances.  If there were only a few puddles that dried in a few hours, it wouldn't be a big deal, but these don't do that.  I've attached pictures using blue ******** for a better view of what water is remaining in the stall after a shower.  I did NOT want a shower that I have to "squeegy" every day.  I'd rather it be replaced with a bathtub shower.

      Regards,
