    On March 7th, I traveled to ******* to submit an application for an apartment owned by Integrity Properties in ******. I had every piece of information they needed. I waited a decently long time as they were "busy" and requested I wait, even though they rushed me getting the paperwork to them. I had asked if I could even pay a holding fee because I work two jobs and am in nursing school and the business said no and rushed me to turn in the paperwork but took their time getting back to me about my results. They denied my boyfriend I and will not tell us why. They only state "your application score was too low" and stated the only way to move in was to pay DOUBLE the down payment which would be ***** for an apartment listed as ***** a month. I have decent credit, have never been evicted, paid all of my bills on time, and never destroyed a landlords property. These people have reached out to references and refuse to tell me why I was denied. I have tried contacting them and they do not answer or respond. I just want a valid reason why I was denied.

    In regards to the complaint...
    As the manager, I have reviewed the file.  Everything was done per procedure.

    Our Application Evaluation procedure allows us to evaluate and score multiple areas to help us be as objective as possible.  These include income, past 2 jobs for hopefully at least 3 years of employnent, last 2 landlords for 3 years or more, credit score, bank statements, etc.  Out of a perfect score of 100, our applicants need a score of at least ************************************* *** and 1st month rent.  If it is under 60, at our discretion, we can offer to permit them to move in with a double Move In Fee.

    The applicant was asked if she was willing to pay a double Move In Fee.  She was not.  Their scores averaged 44 out of 100.  She was not willing to pay extra, therefore we refunded her reservation funds to her.

    Assuming she had no pets, it would have been $1300 rent plus $1400 Move in Fee as a standard amount.  With a low score, the Move In fee would go up to $2800.  Pet fees would have added to that amount if she had any.

    As for not getting back to the applicant, the notes in her file state that she WAS told why she was not approved.  I am not sure why any further info was needed.  If this info was not adequately communicated to the applicant, it was an oversite. I apologize.   Our front desk assistant is very busy most days.
    Either way, It was because of a low score and the fact that she was unwilling to pay the double Move in fee.  She was told that and I guess she did not feel that was sufficient.  With our scoring system, it is possible that a combination of multiple items contributed to a lower score.  

    Hopefully, this explanation is sufficient to address the prospect's concerns.
