On July 11, 2024 I scheduled a viewing of property ****************************************************************** with agent *********************. This property was listed by ***********************. The property was listed at a rental price of $1,656. I liked the property and based upon the listed rental price of $1,656, ***** encouraged me to put in an application. I have screenshots of the listing showing this advertised price of $1,656. On July 12th I received a text congratulating me on being approved for the rental, along with a request to submit a deposit of $6,300 to cover first month's rent, last month's rent, and a security deposit. I contacted ********************* to inquire about this exorbitant amount, as the monthly rent listed was $1,656 and not $2,100. ***** advised that he contacted the realtor who told him that the monthly rent is $2,100 a month with 2 months of free rent, so you are only paying 10 months of rent. I find this to be a highly deceptive practice, especially if not disclosed upfront. I took time from work and home, applied and released sensitive personal information including a soft credit and background check, obligated an application fee of $39.95, all based on the listed rental price of $1,656, not $2,100. I would not have spent the time or money had this been disclosed upfront. ********************* agreed with me and suggested that I escalate this issue. After ***** complained to the realtor, the posting is now updated to reflect a blurb that states "price reflected on 2 months free 13 month lease". I am requesting a refund of my application fee and would like to file a complaint for deceptive practices carried out by ***********************, I have contacted him via email on two separate occasions and have not received a response.

My name is ****** ********, I am the Broker of Record for Keller Williams Main Line.  We received the attached letter from the Better Business Bureau.  It appears that ***** filed a complaint against our brokerage.

I would like to resolve this complaint, but it appears that I have missed the 10-day window to respond to this complaint.  The BBB website marks this complaint as being "closed" as of 8/24/2024, due to failure to respond.

If we can remove / resolve this complaint, then I can authorize a refund of the $40, which was ******* desired outcome, per the complaint she filed.

***** - I apologize for your experience with your rental application.  Please understand that real estate agents are independent contractors, so your complaint really should have been filed against "*** ********", and not against "KW Main Line".

Having said that, I wish you had contacted the *********************** or instructed ***** ***** to make a supervisor aware of the issue ... because we have a supervisory staff which would have easily resolved this matter and issued a refund immediately after this experience took place.  It is unfortunate that I was not made aware of this issue until I received the BBB Complaint via snail mail.

Please let me know if there is a way to remove / resolve the BBB complaint.

[To assist us in bringing this matter to a close, you must give us a reason why you are rejecting the response. If no reason is received your complaint will be closed as Answered]

     Complaint: 22036428

I am rejecting this response because: I am being asked to remove a complaint in exchange for the refund I was requesting several months ago. I never received a single response from either party involved. The business is suddenly questioning me about the complaint after the case was closed due to unresponsiveness.

    Regards,

The e-check for $40 was sent to ***** ******** today.  Proof of payment is attached.  Again, this is a PDF of a check, which can be printed, endorsed, and deposited like any normal check.

I payed Keller Williams of ******************** to find financially qualified tenants for my apartments. Out of the five that were paid for and placed, four have been a problem. it seem that only one of the 5 place were financially qualified to get the apartment they were placed in by KW. one tenant had to go immediately, apartment 9# never qualified and has only been working a part time job that only pays her $400.00+ a week. She has not paid rent in 6 months. Tenant in apartment 1 is not financially qualified and seems to have a drug habit that other tenants have complained about the smell. Its a no smoke building. The forth tenant Struggles and needs help from parents to pay rent, yet they were not made a co-signer. When I complain to *********************, who is extremely likable, he tells me to get a lawyer. I explain that I should not have to pay for his mistake. Eviction is extremly costly in ************. I am over $9000.00 in the rears because of unscreened and financially unqualified tenants being place in my building by Keller Williams of the Main Line, Ardmore ** 19003.I paid to get good tenants and got nightmare all over again using a professional rental real estate management agency. I could understand if they were screened properly and thoroughly, qualified financially and just aren't paying, then it would be my burden. That is not the case. In a hast to get paid commissions of over $1,000.00 for each tenant, the job was not done properly, and now I am stuck with bad tenants and a loss of revenue and I can not afford another lawyer.
