I’m filing a complaint against Nova Property Management for placing a false and retaliatory debt into collections after I lawfully terminated my lease due to uninhabitable living conditions.
I rented at **** ***** ******* ***** **** ***. During my tenancy, the apartment had a severe roach infestation that made it unlivable. Despite repeated requests, the problem was never resolved. Roaches were present daily, including in the bathtub. I provided written notice that I was terminating the lease due to constructive eviction. I paid all rent owed and left the apartment in good condition.
I received no bill, notice, or communication from Nova about any outstanding charges. Months later, I discovered a $1,200 collection on my credit report from ******** ********** ******* ***. This was the first time I learned of the alleged debt.
The charge is false, unverified, and appears retaliatory. It has harmed my credit and made it difficult to secure new housing. I have documentation showing my written notice and communication with Nova.
Desired Resolution:
-Immediate removal of the false debt from all credit reports
-Written acknowledgment of the error

>I am a former resident o* ******** ***** of Guthrie at *** ** ******** **** ***, Guthrie, OK.
Last Friday (11/22/24) My dear friend, and former neighbor, advised Community Manager, ******** *******, that the elevator felt like it was going to shut down, again.
Well, on Saturday (11/23/24) the elevator did go out of service causing another resident to be stranded upstairs in his wheelchair when trying to return to his downstairs apartment. (The Guthrie Fire Department had to be called to assist him.)
******** ***** of Guthrie is a Community of Seniors, Veterans, and Handicapped residents many of whom are unable to use the stairs.
The elevator is now going on the 7th day of being out of service and it seems that even the property management company NOVA Property Network, is uncaring as I have emailed them and, yet, nothing is being done to resolve this issue.
My mother still lives at ******** ***** of Guthrie along with many of my dear friends and former neighbors. Something needs to be done ASAP.
Also, as ******** ***** of Guthrie is also a part of subsidized housing, under OHFA, another concern to many residents is the marijuana odors that are quite unwelcome to them.
It is my understanding that OHFA falls under the guidance of HUD, which is a FEDERAL entity. So, isn't it ILLEGAL for the community manager, ******** *******, to close the office while she goes to smoke marijuana with her friend, ****** ****** in apartment ****, and for apartment **** to be growing marijuana plants which are clearly visible, from the courtyard, in that window?
I Love my former neighbors and do whatever I can to help them when needed. They are reluctant to voice a complaint because many are actually afraid of the property manager. Many of them are being treated with total disrespect which is NOT RIGHT. (*** ******* once said to me, "These old people are a pain in my a#%."
SERIOUSLY?!?

My fiancé and I are living in an apartment that is not compatible with a safe living environment. We have water flooding all of our floors in the kitchen and living room. We have hard wood floors and now they’re becoming soft and mushy because of the water that is flooded the floors. Our apartment also has a horrible smell because the water, I have a health condition and it isn’t safe for me to be living here. I have also tripped over the floorboard that has come up from the floor and slipped in the water.Business Response

The original work order from 6/28 is where the resident reported her dishwasher leaks when they run water from kitchen sinks/backs up. I contacted ***** ******** they came out wet vac and put out fan's downs & used antimicrobial. ****** and ***** both looked at the dishwasher said it needs replaced. I ordered one and ***** installed it. The resident again reported the same issue with the leaks. I advised the residents how sorry we are and doing everything we can to get this repaired. I told her I would replace flooring once the repair was completed. I've attached all invoices showing what we have done. I've had sevral maintenance out and have one that is here this morning and will be here all day to complete the pipe drain line that is cracked. I also wanted to mention the residents broke their August rent promise to pay, they only paid 1/2 of all charges owed and have not made any payments for September. They currently owe $1410.00.

My complaint with this Apartment complex as follow: I was told this particular townhouse would be available for occupancy on June 14th, 2024/ also this is what the website for the complex stated, I called the manager ********, and ask details about the townhouse, and scheduled a viewing, on the day of viewing I was showed another townhouse in the complex, 5 doors down, because she stated the one I was going to rent, was having new carpet put in, the one she showed me was VERY NICE and up to date' I will state it was several hundred dollars more, so I knew I wouldn't be renting out the SHOW Apartment.. I told her I have to be out of my current residence by June 14th, no later..( The day I went for the showing at *************************' was around May 23rd)..******** stated the place would be ready by then! I get her information and pay application fee and administration fee $265 that same day, few days later, get approved for Townhouse, which is end of May, early June..June 7th I call her to ask her " what is the physical address"?/because I'm needing to change my mail and contact "All" utility services, I was then told by ********, that she didn't know which townhouse i was gonna get now, because of some roof issues, whether it would be Apt. 10 or 13, but still reassuring me it would be ready by the 14th...Fast forward townhouse was not ready by the 14th!!..Which in turn I had to leave previous residence by that date!..I had to move all my stuff into storage $60/ rent a uhaul $50 and then go live in a hotel for 5days $637, because the townhouse was not ready until June 19th! When it was ready i had to get another uhaul $50 to move again to the townhouse, just to get to the townhouse and this particular one has roaches and rats in it!! I want all of my moving expenses back! I have called corporate and talked to ******************************* on June 3rd about receiving my moving expenses and hotel expenses back..And this is where Im at!..Initial Complaint

I would like to file a complaint against Nova Property Network for violating their contract to provide proper maitenance to my unit.I initially filed a maitenance request on 12/08/23 regarding a leak in our bathroom ceiling that happens every time our upstairs neighbors shower. Management neglected this request until late February and marked it as complete when they had not even come to look at the issue. I opened another request 03/04/24 which as since been closed as well. This time they entered our apartment while we were gone, but did not leave any note saying what was done. Regardless, there is still a leak in our bathroom ceiling that has caused the ceiling to crumble apart. I am highly concerned of mold, which is a health risk to myself and my cats. The leak is coming from a pipe that is between my ceiling and our neighbors' floor. In addition, large portions of the Oxford Oaks property, owned by Nova, is covered in dog f**** and trash. Our apartment building has crumbled concrete stairs piled in front of it which they neglected to remove despite cleaning up rubble from other buildings when the steps break My primary goal at the moment, is that i would like for them to remove any damaged parts of the ceiling as well as fixing this leak that they have neglected to fix for nearly four months. I do not consider having someone else's bath water leaking through my ceiling to be safe and healthy.Business Response

On March 4th, 2024, the Resident had submitted 3 Work Orders for the same issue, WO#****-1 (completed), WO#****-1 (canceled), WO#****-1 (canceled). WO #****-1 was shown completed. The Tech entered the unit to evaluate and the ceiling was very dry (small evidence of a leak with a water stain, no "mildew" concerns. He was unable to enter the upstairs unit but was able to speak to the upstairs neighbor about any issues. No issues where found and the Work Order was completed. The Resident entered the Office on April 1st, 2024 and asked about the leak in the ceiling. The information provided above was given to the Resident. We asked that the Resident email over images of the ceiling so we had record and let the Resident know we would have someone out same week when additional help was scheduled. Images were emailed later that evening. On March 4th, we emailed the Resident that Maintenance was on the way, as we did not an updated phone number for the Resident. Maintenance found the problem and work was performed to help stop any more water. Ceiling work will be completed next week to give ample drying time, as the ceiling was wet this time upon arrival. An email from the Resident at 4:44P on March 4th, 2024, thank us for the update sending someone over and taking another look to remedy the problem.Initial Complaint

I applied for an apartment at ************* in *******,**. I paid the $400 deposit early on when I received an email that said I could log in to the tenant portal and seen it said I owed $400 for the deposit, that was early July. My move in date was set for July 28th. When that day comes the manager said she realized she didnt have my pay stubs or ID, I bring them in and she said I didnt make enough but she could pull my app through if I pid an additional $400 that she said was non refundable or have a co signer I denied to both options and went on home, she called 20min and said she could get me approved and she went by net instead of gross which apparently is what she was supposed to do in the first place so I went back paid my first months rent and utilities that came to $834 I got my keys and went to the apartment that I signed for which was a 3 bedroom 2 bath apartment. However when I entered the apartment it was a 2 bedroom and 2 bath. The third bedroom was now merged with the living room so I went back to the office she apparently had no idea it was now a two bedroom and had to make a couple phone calls and eventually said she had another available that was actually 3 bedroom and 2 bath but it was more money. At that point I realized I didnt want to rent ****** *** told ************ didnt even know if I wanted to rent there and she said I signed a lease so I was officially a tenant. well that didnt sit right so I got in touch with an Attourney who said it was a breach of contract and I was entitled to my refund however when I went back 2 days later and said I wanted my money back she said I wish you wouldve told me when I did and I have our recorded conversations she also said itd take a couple weeks since my money order was cashed and well its week two and I called for an update and she said itd be a couple weeks again. I paid this company over ***** upon my move in date after two failed inspections. I had a credit balance of over **** dollars and was not given any of my money back. They gave me a check that was not the correct amount they have overcharged me and not given me my money back that is due me. I am a section 8 tenant and I am trying to recoup my money which I have yet to receive. I had only lived here a month before Nova Properties said I owed $305.00 for rent July *********************************************** my credit balance to cover my rent for a couple of months. I have all of my reciepts and they refuse to give me my money. They owe all of my money back plus the overcharges that they charged me during the months of June and July 2022. I now have to seek legal action to get the money that is due since July 2022 when section 8 is covering my rent a retrograded it back to May 5th 2022 when I lost my job. I am going through undue stress with medical issues & trying to get help in recouping my entire $ ***** dollars from them they are currently receiving monies from section 8 for rent and utility assistance that I pay them for water. Can someone please help me. I was told that they don't give refunds and I believe they have been defrauding section 8 tenants and OHFA for quite sometime. I owe only owe this property nothing and I only pay for water because section 8 covers my rent. I just want my money back. They gave me a check for ****** and it has not been cashed because it is the incorrect amount. I refuse to accept it I have enclosed ally paperwork and dated reciepts that this company refuses to acknowledge and solely go off fraudulent ledgers they have created to keep section 8 tenants monies. They are extremely unprofessional and I want my money back in full so I can move away from this place and never return this entire complex is ***** and mice infested. I have had to get numerous items to combat the problem I have exhausted all resources available to me.
