On May 23, 2025 my wife returned home to a rental property rented from Key Property Group. She noticed the garage door showed some damage on it and it wouldn’t go up and down. She was the only driver at the residence at the time as her son didn’t start driving in the household until May 29th. She immediately contacted the landlord and informed them and stated she didn’t damage it and no one else had been to the house to have damaged it. Landlord sent out Costco Garage doors and *** looked at the door. After he looked were advised from the landlord that it had been hit and we had to pay $1661.64 to replace the door. We didn’t agree with it and so we called 3 other licensed and reputable garage door companies being, T******* ****** **** ******* and he looked and said that the door was not hit by anyone and that it collapsed on itself due to not enough struts installed to support the door and that it creates stress cracks and then it collapsed on itself. He also explained that the door showed an area of damage and then below that it bowed out which is a sign it hasn’t been hit by something as that would be only one direction in the damage. We then called ***** Overhead Door and **** came out and they stated the exact same thing and we have documentation stating this. **** proceeded to say he used to work for Cosco and he knows their business practices and that the door was not damaged by someone. Then I called *** at Cosco and explained this, and he said he always advises landlords to install more than one strut for support and especially on the cheaper doors which this one was a cheap door. He explained that he installs over 200 doors for a local builder and the builder always requires him to put more than the manufacture recommendation of only one strut for support. I then called Precision Garage Doors to come out and they agreed it was due to lack of support too. So, 3 companies are in agreement vs 1. I have the other 2 reports from companies but they won’t upload
