We rented a home from Camber PM in July of 2022. The lease stated that home would be clean and painted when we arrived from California. When we arrived, the home was filthy, smelled of urine, and was full of dog hair. The paint provided was not the same finish as the color underneath, and was poorly done. In addition to this, the carpets were matted and filthy upon move in, and we asked several times to have these replaced, which they refused. (photos attached dated 2022 are from move in). We paid $2245 in security deposits. Upon move out, we repainted any walls that had scuffs or markings on them using a color match from Lowes, the color was the exact match and looked great. We also cleaned the carpets and replaced all lightbulbs and AC filters.(See photos dated 2024). Anyone that views the photos can see that the home was left in better condition than we received it. We received a notice from Camber PM that stated they would be keeping our $2245 deposits and are demanding an additional $2707 for outlandish charges, leaving move out charges at $4952.00. We have tried several times to get these charges removed, rightfully so, because the home was left in pristine condition. The charges they are alleging is $3116 for interior paint, $1235 for replacing carpet, and an additional $601 for miscellaneous charges. The landlord previously gave us a gift card for keeping such good care of the home, and is now alleging that we destroyed it. In addition to these claims, they are also trying to imply that we smoked in the home, which is false. We have 5 young children and do not burn anything in our home. Attached you will find a series of photos that include move in, move out and other supporting evidence. This company is notorious for preying on tenants and draining the pockets of innocent people, unfortunately we did not know this until it was too late. I am confident that you will see the blatant dishonesty that is spewing from this company and help us to find a solution.Business Response

Thanks for allowing us to address your concerns.
We have reviewed this several times with you prior and after thoroughly going thru all a few times we find the charges valid. I've attached a few pics for reference. Would like to send more but BBB system only allows a few to be attached. As far as the black soot that was coming out of the HVAC vents, we reached out to an HVAC company. HVAC company stated that is not normal from a newer HVAC unit to be dispersing soot like this throughout the home. Vendor said he believed it was coming from burning candles, incense, a candle/scent diffuser, etc, but not from the HVAC system.
If anything else is needed on this matter, please don't hesitate to let me know.If another venue/option to send all pictures, please let me know as I think it is important for the BBB and public to no that this claims that **** made are not accurate.

I moved out of a home I rented ********************************************************** in August 2022 with Camber Property Management. My $1792.50 deposit was used for move out expenses and I was told I owe an additional $549.95. I called the contact I had for the rental property, *******, plus the office and requested a copy of the move out invoice. I did not receive anything. I called the office twice more and left messages with no response. I was informed around September of 2023 that I would be sent to collections for the $549 charge. I called the office FIVE times and left voicemails asking for help solving this and expressing the urgency. I received zero calls back. This has now gone to collections. I am disputing a charge for repaint south bedroom closet and add trim for the amount of $200. That wall was connected to a leaking bathtub which I contacted maintenance for. They cut the wall to access the plumbing and replaced the drywall. They left the trim in the closet and told me they would contact me to schedule a time to paint, yet never did. This was related to a maintenance issue which should have been resolved at that time, I should not be responsible for this charge. There are several other charges I dont agree with as well Trim bushes and remove vines $75- I completed the day prior to move out. Mow, Edge, weed eat $35- I completed the day prior to move out. Air filter $45- I replaced the day prior to move out. The $200 south bedroom closet is, however, my main concern. I called the office May 6th 2024 around 11 am and was able to speak to someone and have the invoice sent to me via email. I requested information about the $200 charge. It is now close of business May 9th and I have yet to hear back. Due to the lack of response in the past, I am not going to continue waiting. Had I received a single call back of my seven total voicemails to them, it would have never been sent to collections in the first place.Business Response

We do not show any vm's left on our end. I provided my cell # on the *** and don't show any missed vm's there and we have also checked Claytons call log. Regardless, we do show the paint/trim credit is needed and have applied to your account. You still have a balance owed. The landscaping and filter items are valid charges. Please see attached. COMPANY KEEPS YOUR SECURITY DEPOSITS, LIES AND MAKES UPGRADES TO THE HOUSE AND MAKE YOU PAY FOR IT. Dispute of Excessive Move-Out Charges by Camber Property Management. I am disputing the $4,349.40 worth of charges itemized in the statement dated 9/19/2023. These charges are excessive and unjustified based on the terms of my lease agreement, applicable tenant laws, and the condition in which I left the rental property. I have made attempts to resolve this matter directly with CPM, but they sold off my debt to a collections company so they wouldn't have to deal with me anymore. After I moved out I cleaned the house from top to bottom and even had someone come in and mow the yard after I moved out. CPM had their sunsudiary company come in and perform a "Make Ready" clean and repair on the house. Most of the charges on the statement are not a tenant's responsibility. They are also trying to charge me for replacing an air filter when i replaced it the day I moved out and have witnesses that was present when it was done. trying to charge me for normal wear and tear "repairs" they had to do and trying to make me pay for upgrades they made to the house AFTER I moved out and trying to make me pay for sprinklers and timers ($400) that wasnt even there when I moved in! Charging me for back patio siding that wasnt my responsibility, adding towel rings to the bathrooms, calking around the house, adjusting a toilet handle, etc. They sent all this to a collections comany and messed up the perfect credit score I had. I am waiting all these charges dismissed and my deposit back in part or in full!Business Response

It is very unfortunate that it got to the point of collections. I show tenants vacated on 8/31/23. ***** went thru 8/31/24. The lease has an early termination clause for situations like this so tenant could end their lease early properly. That wasn't done. Fortunately we were able to get the home leased again and save the tenant thousands of dollars and balance has been adjusted to $4,349.40 vs the $19,702.73 balance originally since wasn't leased yet. We do not charge rent twice so the accounting has been corrected for that and was sent to collections accurately in Feb 2024. When tenant moved out August 2023 no funds or arrangement were made. Last payment we received from tenant was August rent on 8/1/23. Over 7 months passed before debt was sent to collections.
The home was left in very poor shape. Lawn almost dead, when it was in great shape when you moved in, paint was in horrendous shape and hope left not clean nor carpets cleaned. I wish this avenue would let me send all pictures but it won't so I will send a selection of some. The charges are very valid and I suggest you work with the collection company to resolve before further action is taken.

COMPANY KEEPS YOUR SECURITY DEPOSITS, LIES AND MAKES UPGRADES TO THE HOUSE ON YOUR DIME. Moved into a new construction build in May 2021. Lived in the home nearly 2 years with my family. Home had builder grade FLAT paint throughout the home (if you know anything about paint this is horrible paint and this particular builder uses their own blend of paint you cannot purchase so cannot touch up). At moveout had professional carpet cleaners and professional home cleaners come and perform a move-out cleaning. We left the home in good condition, only ware and tare mostly in high frequency areas and due to the nature of the poor quality paint every finger print shows on the wall, it literally falls off if you touch it too much. Flat builder grade paint cannot be wiped or cleaned without ripping off the paint. We moved out and the letter received said they were keeping our whole deposit AND we owed them $65. Charged $300 for Cleaning fee. Charged nearly $1,200 for REPAINTING AND UPGRADING THE PAINT TO EGGSHELL ON THE ENTIRE HOUSE, CEILING AND ALL. I was blamed saying it was more than normal ware and tare. I called the painter he said he did not think it was more than normal ware and tare but Camber requested paint in all the areas so he did everything that was on their punchlist. THEY UPGRADED THE WHOLE HOUSES PAINT TO EGSHELL AND CHARGED ME FOR IT CLAIMING IT WAS MORE THAN NORMAL WARE AND TARE. WE DONT TOUCH THE CEILINGS! The photos they took do not show more than normal ware and tare throughout the house. They show normal ware for the poor paint job that was put in the home. They supposedly agreed to refund me the $300 cleaning fee since I sent them my invoice from the cleaning company but that has yet to be seen. As of right now they are refusing to give me the $1200 back for upgrading the paint in the entire home. In OK you cannot charge for painting unless more than normal ware and and tare and only in those areas.Business Response

Interior painting - $1,192.97 - Looks like a valid charge but in an effort to help resolve for all, let me know what requesting on this specific charge and we will discuss with your landlord to see if agreeable to settle out.
Hallway bathroom replace toilet seat due to excessive staining $35, Front NW bedroom replace 1 light bulb $5, Front NW bedroom replace doorknob with non-key k*** $35. Valid and doesn't look like you are disputing these charges?
Interior cleaning - $295 - Based on pictures doesn't appear the property was fully cleaned but in an effort to resolve this if agreeable to all notes, comments, the landlord would be willing to credit this.
Replace filter and clean grate - $45 - This appears to be a valid charge when looking at move out pics.
Based on the pics, it looks like we should have charged for the way the lawn left, bare spots and weeds but we didn't. As corrections are sometimes needed, if this goes further be advised we will charge accordingly for those items that were left off the accounting.

If I could give negative stars I would. Home quality 0 . Multiple unfinished steps in the home build . Nails sticking out everywhere and attic latter installed so poorly it fell on my head and caused a skull fracture and brain bleed. Skip ahead. Rent raised $400 second year. Skip ahead to move out. Not only did they use up our entire deposit on off the wall upgrades and renovations but also new landscaping/ tree removals/ and a $3,000 interior paint job? What happened to only charging for paint touch **** Also, $3,000? Last I checked you could buy all the painter edge low grade **** finished that exists in Yukon for that amount. No real itemized breakdown given . Just a typed up this is what we think you should owe. So $6,314 later I think we actually paid to fully update and remodel and update landscaping. Look, Im happy to cover any touch *** or fixes within reason but this is actually insane. Dont worry Ill include pictures . You cannot charge a renter for unnecessary remodels/ enhancements and updates that are not part of a typical rental update to turn over. For what they claim painting alone costs we could have painted fully two homes . I recommend never doing business with this company . They will allow injuries without a care and they will not only use up your entire deposit for Unnecessary remodels that are outside of contract.Business Response

Dear BBB,
I also was contacted by *************************** on Friday November 24th, 2023 regarding the security deposit accounting. I told **************** would review on Monday, 11/27/23 when the office opened back up after the holiday. I asked that she allow us to try to resolve it but the BBB complaint was put in shortly after on 11/24/23 and not allowing us to research and respond back prior. We have thoroughly gone thru all charges/pics, etc. and believe all to be valid. I tried to send a very thorough response on your BBB platform to highlight what was sent to ******* earlier today, the charges and reasonings, etc. but it limits out at **** characters. If email can be provided, I would like to send full details of events/charges.
Regarding the safety comment - See below actual notes of events.
On 09/05/23- Tenant contacted us letting us know that she would not be able to pay rent on time due to the attic door hitting her in the head and causing a brain bleed. That she would be paying on around the 10th of the month and would update us of any changes. Of course, we told her to take care of herself and we would send someone to check the door and get it checked out. She had asked me to wait till she was home from the hospital to assign anyone as she had a lot going on. When I assigned ********** to the work order the tenant instructed TaylorMade that there would be no need to come out as her husband had gotten the door closed and secured. I later spoke to ***** with ********** on 09/20/23 and closed the ticket with notes as she stated the tenant refused work. Fast forward to move out she told us her husband fixed it as she did not believe we would have sent anyone of quality to repair it and did not trust anyone contracted with Camber. Please note this tenant has not submitted any maintenance request ever besides puck lights and were all handled accordingly.Customer Answer

I am rejecting this response because:The company is not willing to resolve or adjust anything. There response is generically the same to me as to every other complaint on ******* (Attached one of many examples) That they have reviewed it and charges remain. I also attached photos of the home on the day we moved out. As you can see its obvious the it did not need $3,000 in paint let alone a $6,400 remodel. Also, they not only charged us per wall and ceiling but also an all over charge of $3,000 as they decided to upgrade the entire interior from painters edge flat to eggshell as stated on there breakdown . Which is not my responsibility to cover there choices unnecessary upgrades . I should be charged only for touch *** if needed and with the same paint and grade of paint that was in the home when I lived there . Im not being unreasonable. Im only disputing the fact I should not be responsible for a $3,000 paint upgrade. They have misinformed you on my record of complaints as I originally called post move in with many concerns such as foundation on home being soft and plants growing through carpet as well as exposed nails my kids stepped on and asking if they forgot to paint the house as it only appeared to be primed . When they sent someone out they simply said its basic painters edge flat and its routine and universal in there rentals and provided us that paint and thats all that was used for touch ***. when the attic fell on my head and cracked my skull and no one jumped to come fix it we didnt trust the company to do the fix as they didnt fix the nails and had that attic landed on my kids rather than me it could have been way worse so thats correct we had no trust in the company for good reason . The company has a long history of doing this to tenants its all over their reviews. It needs to stop.

Regarding Mr. ***** complaint -
Mr. *** leased a property that was managed by Camber. Come July 2023 he didn't pay rent. We went thru the proper channels with sending demand letter, filing in court and had a court date setup. Mr. *** didn't pay but rather moved out prior to the court date. In return we dismissed the case but still accounted for the rent owed and damages caused to the home. Attached is the ledger and SDA that outlines all. After thorough review we find the accounting accurate. Also attached are a few pictures so you can see the condition Mr. *** left the property. I hope you will make the pictures public so another landlord doesn't make the same mistake leasing to Mr. *** to only be left with a home in a great deal of damage and left not paying rent.

they are charging us **** dollars in damages!!!!! They nickle and dimed everything!!! They charged me 5$ to pick a bowl I left on the roof. (Guess is kids through it up there and I didn't know.) And ***$ for the yard that was dead when we moved in. In total they got **** for lease breaking fee 45 days of rent that we did not live the and now wanting **** more? I have pictures that prove the charges are excessive and am angry that businesses are allowed to do this. As well as **** got very aggressive and unprofessional on the phone with me and although he did not out right say it he essentially called me stupid. Dear BBB, after completing the security deposit accounting and sending to ******* and ******************************* we were contacted same day with concerns on the accounting. We informed them that we would review/research and if errors made we would correct. Same day before allowing us to try to resolve the BBB complaint was sent. As of today, 3/6/23 we have addressed all concerns and made credits for any items that were charged in error. This matter should be resolved now but if not and further information is needed, please don't hesitate to let us know. Thanks.
