For multiple weeks the AC has been out in multiple apartment units including mine.The temperature in my apartment ranges from 93-96 degrees at any time, making the space beyond uncomfortable or live-able. I have put in 3 service requests, 10 phone calls, 3 emails, a message on the website board and 3 office visits. When I went in to get a fix the first time I was told they can’t do anything and I need to go buy an ac unit that they would not reimburse, because they will not provide one. I have made multiple attempts to fix it myself but not working. The next time I went in the front desk said the manager knows about the issue but is never there on the property. The last time I went the front desk said that repair management is probably ignoring the calls and they do it all the time. I’m asking for a fix and a reduction in rent considering I cannot live or have my cat live here as she started panting and refusing to eat because of the heat. I need help!!Initial Complaint

I moved into Oxford ************** last year(2023) in the Month of July. Everything was decent up until the last couple of months. During the triple digit temperatures of June and into July of this year, I was out of a working A/C unit from 06/14/2024 to 07/05/2024. I have picture/video proof of all the maintenance requests and malfunctioning equipment. My microwave would trip the breaker system leaving a strange burning plastic smell. A maintenance request was put it on 05/28/2024 and to this day has not been fixed (today is 07/31/2024). My washer and dryer also did not work. A maintenance request was put in on 06/03/2024 and to this day (07/31/2024) has not been fixed. Living conditions were intolerable and I had to move out from the lack of a working A/C unit. And fear of having an electrical fire from the breaker system. The apartment complex has been on the news station multiple times from other individuals not having A/C or their maintenance requests met. The apartment complex called me today asking to renew my contract and I stated no. They said I will be paying them a lot of money because I did not give them a 60 day notice. They quoted me at $1800.00 and an additional extra $200 dollars a month if I do not sign a termination letter. My rent at this apartment has been $775.00 a month. Because they did not live up to the expectations of the contract that I agreed to sign at the beginning, I feel its appropriate for to not have to pay all these additional fees for not providing a 60 day notice. This is highway robbery. And morally/ethically wrong on their part. The lady from the Oxford oaks office that I spoke to today also hung up the phone mid conversation and would not answer my call backs. I have also read news on how the city of ****** has attempted to get in touch with this complex with no response.Initial Complaint

On May 28, 2024, the air conditioning unit in apartment 3016 stopped and has not worked since. Today is June 11, 2024. Work order was submitted on May 28, 2024 and nothing has been done. They are continually told that it will get done, but they only have one HVAC technician. Nova property management has been notified and no response has been received. This apartment went without hot water for a week before it was remedied.Initial Complaint

Nova Properties; Oxford Oaks Apartments our apartment is continuing to flood since about 5 am Friday March 15th 2024 as my wife was getting ready for work. we called maintenance right away however they advised the cannot do anything and had just turn of the breakers for the water heater and AC. He stated tat he will notified the front office at open. We waited and I had to call the front office one hour after the front office was opened to get maintenance back out. They replaced the water heater and hoses however water still is flooding through the floor and baseboards after they had left. They returned to our apartment after another call and Maintenance advised is was residual water which seemed plausible however water never ceased to stop coming through the baseboards and floors and now has gotten to carpeted area after they left. We called the on call emergency maintenance and all he said there was nothing he can do besides shut off water to the dishwasher despite showing the wall behind the sink/dishwasher area that had bubbling water pockets. we have been up all almost all night rinsing towels and using our own shop vacs to **** up as much water to reduce damage and expect our electricty bill to be very high, we were told nothing could be done until Monday which is unacceptable. Today is Sunday March 17, 2024 and water continues to leak and flow through the baseboards and floors. We have been trying to call maintenance however they go unanswered . Mold will grow.We had an incident a couple years ago at this same complex where our water heater was leaking water very early morning in which we were ignored by the on call maintenance and had to resort to calling the fire department to shut off the water. This was with the same "on call" Maintenance who stated he doesn't even work for Nova anymore and doesn't know why he's on call yet still shows up and does nothing. Apartment is ruined.Business Response

On March 15th, the named Resident called early morning and their hot tank was replaced same day. Maintenance returned as stated and there was residual water. Residents were provided with a Water evac and fans Friday evening after hours as the leak (not from the hot tank) began to progress, and again later in the weekend as the leak was not found. Monday morning, March 18th, Maintenance arrived and found a piping leaking and repaired on site by 9A. Later in the morning, our water evac company arrived again to retrieve water, place more fans and a Dehumidifier which remained in the unit for the week. I and another office member visited the unit to take a look and speak with the Resident around 10A. Shortly after, other Office Members visited the unit as well. The Resident listed some repairs he would like to the unit and did not mention the desired settlement given to BBB in the complaint. Monday, March 18th, it was agreed upon by the Resident to remain in the current unit with repairs to be made. I spoke with the Resident on March 25th, 2024 to confirm this, and we will making repairs from the damage caused by the leak, and other repairs and replacements listed by the Resident and they will remain the same unit.

Air conditioner runs 24/7, causing ridiculous utility bills. Even when it’s 75 out and the unit is set on 72 it runs all day and it might shut off if the temp gets below 70. There’s mold in the bathrooms, mold in the room where the AC motor is. Mold in the master bathrooms shower. I put tin foil over my window because they wouldn’t do anything about our AC being out, and they complained and tried to charge me $25 PER price of tinfoil. We have killed several scorpions, cock roaches, all kinds of bugs. My girlfriend that lives with me just killed a scorpion this morning, within 5 feet of my 3 year old daughters toys. If my daughters mother finds out there are scorpions in my apartment, she will take her from me, and will not allow her to come stay with me. This place is ridiculous and the management nor maintenance does ANYTHING to help. I’ve been trying to get ahold of the property manager for probably 6 months now and of course, nothing. I don’t know what else to do, trying this before I hire a lawyer and start a lawsuit.
