Broadview Windows installed replacement windows and doors in my home between 7/30/2018 and February 2020. My contracts state "Lifetime Manufacture and Labor Warranty." I was pleased overall with the installation work at the time. However, over time several water leaks and failing seal issues have occurred (most noticed in the last year). While I have tried to work cordially with owner ** ***** and he is aware of these issues, communication from Broadview has stopped and I have been given no resolution timeline or plan. I seek a timely resolution of all known window/door leaks and failing seals, close inspection of all windows and doors for signs of failure, and reassurance that any future warranty issues will be honored in a timely manner.

One long-standing patio door seal issue appeared in 2020 (still not resolved). The remaining window/door leaks and seal failures have appeared over time or the problem became visible to me more recently (see attached timeline starting with 4/16/2024; BBB ignore deck references).

The attached document details my issues with the windows/doors and my attempts to resolve them per Broadview's warranty with owner ** ****. It's a shame that I have to take this step to get a company with such overall good reviews and no BBB complaints (I believe earned) to uphold its stated warranty.

Summary of outstanding issues documented with photos in attachment:
1 & 11: Kitchen patio slider, both sides seal failure
    2. RESOLVED: MIL kitchen window
    3 & 10. Dining room window leak
    4. Master bedroom patio slider door leak
    5. Stairway window leak -- middle panel
    6. Front bedroom triple window seal failure
    7. Back bedroom triple window seal failure
    8. Annex room window seal failure
    9. Garage window seal failure
    12. Caulking (when here to do other work, will have MIL bedroom window recaulked & hole in MIL bay caulked)
    13. Inspect all remaining windows/doors for signs of failure

    Business Response

    Date: 04/08/2025

    Dear ***,
Thank you for reaching out to us regarding the issues you've experienced with your windows and patio door after the power washing and painting of your home. We understand how frustrating this situation can be, and we're committed to helping you resolve it to the best of our ability.
Upon reviewing your concerns, we’d like to clarify that the manufacturer of your windows and patio door, Alside, specifically advises against power washing their products. This is detailed in their care and operation brochure pulled from their website, which you can review here: Alside Window Care and Operation Brochure ( *******************************************************************************************************). While we do not list individual manufacturer care guidelines in our contracts, as each manufacturer and product may have unique maintenance instructions, we always recommend reviewing those directly with the manufacturer to ensure the proper care for the specific products installed. Each of the products provided by the manufacturers contain a sticker label with energy performance information as well as a sticker for warranty information.
Although this situation is outside of our control, we want to be as helpful as possible. We are happy to work with Alside, the manufacturer, to see if the products can be covered under warranty. However, please note that we cannot guarantee that the materials will be covered, as the damage stems from the power washing process. Additionally, the cost of parts and labor for any necessary repairs or replacements would typically fall to the party responsible for the damage—in this case, the painting and power washing company.
From our last conversation, I understand that you have not yet received a response from the company that performed the work, so we would be more than willing to assist you by reaching out to them on your behalf. If you'd like, we can help facilitate communication and request the necessary information to move forward with resolving this matter.
Please let us know how you would like to proceed, and if you’d like us to contact the painting company on your behalf. We are here to assist in any way we can.
Thank you for your understanding, and we look forward to helping you get this resolved.
    Best regards,

    Broadview Windows

[If you do not say why you are rejecting the company's response, BBB must close your complaint.]

    Complaint: ********

I am rejecting this response because:

    My
position is that Broadview and Alside should take full responsibility for the
issues I, the customer, am having in accordance with their respective
warranties, which have been honored in full by the customer. I look forward to
working with both as needed and in an expeditious and cordial manner to fix my
    failing windows and doors.

In response to Broadview’s comment: “Thank you for reaching out to us regarding
the issues you've experienced with your windows and patio door after the power
washing and painting of your home. We understand how frustrating this situation
can be, and we're committed to helping you resolve it to the best of our
ability.  Upon reviewing your concerns, we’d like to clarify that the
manufacturer of your windows and patio door, Alside, specifically advises
against power washing their products. This is detailed in their care and
operation brochure pulled from their website, which you can review
here: Alside Window Care and Operation Brochure ( *******************************************************************************************************).
While we do not list individual manufacturer care guidelines in our contracts,
as each manufacturer and product may have unique maintenance instructions, we
always recommend reviewing those directly with the manufacturer to ensure the
proper care for the specific products installed.”

    I have a lot
to say about Broadview’s power washing claims throughout this document, but let
me start by sharing that I have spoken to the painter.  Let me be clear.  He stated that my windows were not power
washed by them in 2018, nor have I ever had my home power washed by anyone else
    (more below).  How unprofessional, dismissive,
and frankly disappointing of Broadview to make assumptions, deflect responsibility,
and cast blame on a painter’s power washing without facts or proof.  All parties should work together to determine
the root cause of my window/door failures and make it right.

    I’ve
purchased and Broadview has installed a total of 35 window and door openings in
my home starting in 2018. This was a large job. The kitchen door seal failure, and
the bedroom patio door and dining room window leaks seem to be early indicators
of the seal and leakage problems that have more recently shown up to a much
    greater degree.

    My recent
research regarding Alside window reviews has surfaced many troubling complaints
about seal failure, water leaks, fogging glass, and lack of response from Alside.
I’ve included a few of these reviews at
the end of this reply that I think are reflective of some of the problems I am having.
    In March
2025, Broadview owner ** **** stated to me that complaints from his customers for
whom Broadview has installed my brand of Alside windows and doors are rare, and
that my windows and doors were built to withstand hurricane force winds. Accordingly,
these windows should be a high-quality product built to withstand intrusion of
water and seal failure.  ** ****/Broadview
recommended this product to me in 2018 and shared in 2025 that they are still
    using/selling this product.  This
suggests to me that Broadview is confident in the quality of this product, and
one would think that they are willing to stand by what they sell to their
customers.  If my situation is such a
rare incident, I expect that Broadview should be eager to determine a root
cause and ensure all warranties are honored by replacing the failing
    windows/doors.

    Regarding
Alside’s Window Care and Operation Brochure, I do not recall ever being told by
Broadview to seek care guideline information directly from Alside, nor was I
ever given a copy of this window care brochure by Broadview or Alside.  In the brochure you linked to in your reply,
the only reference I see to high pressure cleaning is under “Do’s and Don’ts” where
the brochure says, “Do not use a high pressure hose to clean the outside of a
window.”  As I stated earlier, this has never
    occurred.

    Additionally,
Broadview personnel never stated to me verbally or in writing any care
instructions regarding high pressure power washing directly on windows for any
    reason.  Fortunately, I hired an
experienced painter who is very aware of and skilled at proper power washing
technique and who has assured me that he did not power wash the windows (and why
would he need to power wash my windows if he was only painting my house?).

    In response
to Broadview’s comment: “Each of the products provided by the manufacturers
contain a sticker label with energy performance information as well as a
    sticker for warranty information.”

    How is
this relevant?  There are stickers on some
windows (though in many cases they’re very hard for the consumer to access and
read), but there are also no stickers on some windows. For instance, there are
no stickers that I see on any of my dining room windows or my patio doors.  In fact, I think ** **** looked but could not
find a sticker on my kitchen patio door during his March 2025 visit.

    In response
to Broadview’s comment: “Although this situation is outside of our control, we
want to be as helpful as possible.”

    This
situation is not outside of Broadview’s control, and frankly according to your “lifetime
manufacture and labor warranty” is your responsibility to address and rectify.  You/Broadview continue to do business with
Alside. Additionally, I have provided a document to the BBB that is a timeline
of activities and communication with Broadview since 2018, citing numerous instances
of me trying to resolve issues going back to 2020, including the defective
kitchen panel that ** **** looked at in 2020, that Broadview was finally
supposed to replace in August 2024, and that I am still waiting for (and now
the other side of this door is failing).
Broadview’s team was a no show in March 2025 for a visit whose purpose
was 1) to look again at the leaking window and patio door that Broadview did
not resolve in the August 2024 visit and 2) measure and document all of the
window and door issues that owner ** **** looked at earlier that day. Broadview’s
team has made no sincere attempt to reschedule this visit. And on top of all of
this, the first time ** **** said the words “power washing” to me was after he
saw the significance of my window/door problems on March 21, 2025.  Curious timing.

    In
response to Broadview’s comment: “We are happy to work with Alside, the manufacturer, to see if the products can be
covered under warranty. However, please note that we cannot guarantee that the
materials will be covered, as the damage stems from the power washing process.
Additionally, the cost of parts and labor for any necessary repairs or
replacements would typically fall to the party responsible for the damage—in
this case, the painting and power washing company.”

    My
Broadview paperwork states “lifetime manufacture and labor warranty.”  When I asked ** **** back in 2018 for more
detail on this warranty statement, he told me there was nothing more beyond
this statement and that he will take care of any issues.  No mention of costs.  No mention of power washing.  No instructions to go to Alside’s website and
read their warranty, and no attempt to provide me with a copy of this warranty
and instruct me to read it.  I’m
delighted that Broadview is happy to work with Alside, because my expectation
is that all costs to resolve all of my issues—known today and any more that may
arise in the future—are covered by Alside and Broadview under their respective
warranties.  I didn’t buy windows with a lifetime
warranty expecting to have to pay to replace them today, tomorrow, or next year
due to no fault of my own.

    In
response to Broadview’s comment: “From our last conversation, I understand that
you have not yet received a response from the company that performed the work,
so we would be more than willing to assist you by reaching out to them on your
behalf. If you'd like, we can help facilitate communication and request the
necessary information to move forward with resolving this matter.”

    As I mentioned
earlier, I spoke to the painter who I hired to paint my house in 2018. He explained
to me how his team carefully and skillfully cleans the exterior of each home
they paint. They do not power wash windows, nor are they a power washing
company.  This painter has been in business for 20
years and says he has never had a complaint or issue with power washing.
He said he is very meticulous about how he prepares for his painting jobs.  He
said he is happy to talk directly with Broadview, the window company, and/or
the BBB and he stands by his work.

    In response
to Broadview’s comment: “Please let us know how you would like to proceed, and
if you’d like us to contact the painting company on your behalf. We are here to
assist in any way we can. Thank you for your understanding, and we look forward
to helping you get this resolved.”

    As I
stated previously, my position is that Broadview and Alside should take full
responsibility for the issues I am having, in accordance with their respective
warranties, which have been honored in full by the customer, to fix my failing
windows and doors as well as to establish a protocol to honor any future
    warranty claims.

Here is a selection of online negative Alside customer
reviews that I found regarding seal failure, water leaks, fogging, lack of
response from Alside customer service, and unwillingness by Alside to honor
    their warranty.

    Business Response

    Date: 05/02/2025

    Dear Ms. *******,

Thank you for taking the time to share your concerns. We understand the frustration that can arise when issues occur with products in your home, and we appreciate the opportunity to respond to your comments in full.

First and foremost, we want to reaffirm that Broadview has proudly been in business for over 20 years, and our leadership and installation teams collectively represent over 100 years of industry experience. All of our installers are certified and trained to the highest standards in the industry. We stand firmly behind the quality of our work and the professionalism of our team.

Regarding the Alside products installed in your home, we recognize that you've shared online reviews critical of the manufacturer. However, it's important to acknowledge that Alside has thousands of satisfied customers and many positive reviews reflecting successful installations and durable performance over time. The isolated negative reviews you've cited do not reflect Broadview's track record, nor the vast majority of Alside window and door installations we’ve completed. We continue to recommend their products because they have consistently met our standards for quality and performance.

It’s also critical to clarify that manufacturer warranty claims are designed to be handled directly between the homeowner and the manufacturer. As per standard industry practice, this process is independent of the installer. That said, Broadview has already gone above and beyond by assisting you with the Alside warranty process—something we were not contractually obligated to do. Unfortunately, this goodwill effort has not been acknowledged and instead has resulted in escalating demands, which puts us in a position of trying to help while being unfairly characterized.

With regard to the power washing matter, our initial reference to the issue was based on standard manufacturer guidance and was not intended to accuse anyone without cause. However, you’ve told us you spoke to your painter, and we have offered multiple times to speak directly with them to better understand their process and ensure all parties can do their due diligence. To date, you have declined to provide their contact information, which has limited both our and the manufacturer’s ability to assess the situation further. It is difficult to resolve concerns without cooperation from all involved parties.

As to the sticker and documentation concerns: every product we install includes factory labeling and warranty reference materials. Specifically, the stickers with warranty and product information we referenced in our previous response are the NFRC and Energy Star labels placed on the glass portions of the windows and doors. These are not to be confused with the stickers containing serial numbers or manufacturing dates, which are separate identifiers. It is industry standard for the NFRC and Energy Star labels to remain on the product, and they should only be removed by the homeowner for future reference. These labels should be filed with the window/door documentation for purposes such as energy rebate qualifications or addressing any future product-related questions. We hope this clears up any confusion regarding the labeling.

We understand that you mentioned difficulty finding these labels, and we’d be happy to assist further if needed.

Finally, regarding the warranty referenced in your original paperwork: “lifetime manufacturer and labor warranty” refers to our commitment to support you under the terms of the original product warranty and labor guarantee—both of which are subject to limitations and exclusions outlined by the manufacturer. No warranty covers every possible scenario, especially where damage may arise from maintenance or environmental conditions beyond the installer’s control. The “lifetime” language does not eliminate the need to follow proper procedures, submit claims through the correct channels, or abide by the terms of the product warranty itself.

We remain committed to supporting you as best we can and would still be happy to engage directly with your painter to move this forward. We sincerely hope we can find a resolution that reflects both the facts of the situation and the good-faith efforts made to date.

    Sincerely,

    ** ****

    Complaint: ********

I am rejecting this response because:

    Let me be clear: I
am seeking the best person or team—with knowledge and authority—to examine all
of my windows/doors with me, document all known issues, provide transparency
and direction on the steps to resolve my current issues, and rectify my existing
problems and any future problems that may arise due to no fault of my own (the
    customer).

Let me also clarify:  I am not questioning Broadview’s
business integrity and reputation, nor do I want to harm it.  The reason I had to escalate this to the BBB
was due to a lack of response and follow up from Broadview as I—in good
faith—tried to communicate, discuss, and ask for direction from Broadview to resolve
my growing and alarming list of window/door issues
.  These issues may be the responsibility of
Broadview, Alside, or both to address.
How am I to know until I am given the opportunity to look at these
comprehensively with a knowledgeable company representative?  I have never engaged the BBB for assistance
with a contractor before.  This is an
action I would consider a last resort.

Regarding what you seem to be characterizing as “escalating
demands” and being “unfairly characterized,” the fact of the matter is that I
have repeatedly waited so long for a response or action from Broadview that
more issues have shown up by the time Broadview replied to my original message
.  It’s exhausting and I will not be ignored
anymore.  Broadview has been my only
point of contact for my windows/doors.  I
think it’s reasonable for a customer to expect that Broadview would be a
partner in helping to determine the best actions to be taken when problems
arise, whether that is working with Broadview or the window manufacturer, or
both.  My problems are not being met
with an adequate level of responsiveness or urgency from Broadview
    .  I don’t have a contact at Alside, and I am
happy to establish one if this is a best next step.  The amount of window/door failures I am
experiencing is alarming and unacceptable.  I have gone above and beyond and exercised great patience and
civility in trying to address a growing list of serious issues with Broadview
    and get these issues resolved
    .

(I’ll repeat this excerpt from my April 9 reply as an
example of my good faith efforts, as now I feel I am being unfairly
    characterized:  "I have provided a
document to the BBB that is a timeline of activities and communication with
Broadview since 2018, citing numerous instances of me trying to resolve issues
going back to 2020, including the defective kitchen panel that ** **** looked
at in 2020, that Broadview was finally supposed to replace in August 2024, and
that I am still waiting for (and now the other side of this door is failing).  Broadview’s team was a no show in March 2025
for a visit whose purpose was 1) to look AGAIN at the leaking window and patio
door that Broadview did not resolve in the August 2024 visit and 2) measure and
document all of the window and door issues that owner ** **** looked at earlier
that day. Broadview’s team has made no sincere attempt to reschedule this
visit. And on top of all of this, the first time ** **** said the words “power
washing” to me was after he saw the significance of my window/door problems on
    March 21, 2025.)"

Broadview has had in its possession for many months a
replacement kitchen patio door panel that I have been waiting for Broadview to
install.  Also, Broadview has been the
entity I’ve been working with thus far to address water leakage that continues
with a bedroom patio door, a dining room window, and a stairway window.  Is Broadview no longer taking
responsibility for these items that could potentially be installation related?  Is this an example of standing firming behind
    the quality of their work?

I’m pleased to know that Broadview has continued confidence
in the Alside products based on their experience.  I shared a selection of negative reviews
(among many that I found) to illustrate that there are other customers like me
who have experienced similar window/door failures with the Alside products.  Mine is not an isolated incident to be
    brushed off
    .  And it’s concerning as
well that several reviewers stated they did not have a good experience with
Alside customer service in honoring their warranty.

Regarding Broadview’s statement on May 1, 2025 referencing
the warranty, tell me: exactly what does Broadview’s “lifetime manufacturer and
labor warranty” cover and not cover?
Again, when I asked Broadview for clarification on the terms and
scope of this warranty prior to signing the Broadview contract and prior to any
installation being done, Broadview told me that no further clarification or
specification of the warranty was needed because Broadview takes care of its
    customers
.  I was led to believe that
these five words—“lifetime manufacturer and labor warranty”—constituted the
    entire Broadview warranty.  Are you
saying now that there IS some kind of “fine print” about “limitations and
exclusions” that I should have been told (in writing) about what the warranty
specifically does and does not cover?  And
are you now saying that the Broadview warranty IS somehow intertwined with the
Alside warranty?  If so, it was your
responsibility to specify those things in writing when I asked you for
clarification before I signed your contract and before any work was done.  It has been my understanding from the
beginning that both the Broadview and Alside warranties should cover a
defective product or installation issue that is no fault of the customer, as
well as the costs of replacing/repairing said defective product or installation
    work
    .

I understand that product failures need to be addressed with
the manufacturer, Alside. Exactly how has Broadview gone above and beyond by
assisting me with the Alside warranty process thus far?
You requested one new kitchen patio door
panel on my behalf (thank you, and I was willing to do that myself, but you
insisted on doing it)—but this door panel has yet to be installed.

I have not removed any labels from windows/doors.

Whether the best path forward to resolve my issues means
dealing with Alside directly or a combination of Alside and Broadview, so be it. Why can’t all involved parties work together in good faith to achieve a
timely and satisfactory reconciliation of my many window/door issues?
If a product is defective and failing at no
fault of the customer, own it and replace it. If there’s an installation issue
that can be resolved by the installer, rectify it.  I have done my due diligence—now do yours.

    Sincerely,
