I'm filing a complaint against Access More Realty & Property Management for the mishandling of our leak while we were tenants in one of their properties and the mishandling of our move out. On August 11, 2022 at 11:38 AM I contacted the owners and ******* in regards to a water line busting in the wall of the first floor bathroom. They responded with needing photos and would try to send someone out. I contacted them again on August 11, 2022 at 1:52 PM asking if they knew when someone would be out. ******* responded that the warranty company will be calling to schedule that. I let them know we needed someone out because in order to keep the pipes from leaking we had to keep the water shut off to the home. At 7:45 PM on August 11, 2022 I reached out a 3rd time asking if a plumber was going to come out that evening stating we couldn't flush toilets or use showers, with no response back from them. On August 12, a contractor (not a licensed plumber) came to fix the leak. Carpet in the basement laid wet for days. August 16th, they finally had a maintenance tech out to put fans in the basement. Upon move out we replaced the 2nd floor carpet, painted the interior of the home (besides basement due to leak), hired a cleaning company for interior of the home, again besides the basement because contractors still needed to repair the basement from the leak. In closing, I’m disputing not only our move out statement that has been adjusted multiple times since moving out, but I’m disputing their business practices. I encourage this company to follow the Ohio landlord Laws. We were left without toilets and water for over 24 hours and now in retaliation and negligence we are being charged an amount and on their end they didn’t hold up to the agreement. Our family was left without carpet in the living room for a month after the leak. They didn’t repair things until we were out of the home, but they wanted to hold us to paying rent on the home when the repairs should have been rendered immediately so the home could be rented. We paid rent through September 30, 2022. They have a month to do repairs to the home. Our move out statement reflects carpet charges for the basement, but the truth of the situation is they left it lay wet down there for 5 days before even putting fans on it. So the legs of furniture stained the carpets. That’s not our responsibility as tenants to replace that carpet due to their negligence. The pictures of the landscaping they sent with my move out are pictures I originally took and sent to the previous rental company to have them contact the HOA in regards to fixing the yard and trees beside the home. My final request is we both part ways from this balance amicably or I will file with an attorney and present the case before a judge. I have to much evidence and text messages for a judge not to rule against the company. I’m asking the company do the right thing and we all move on from this and put this behind us and I stopped getting harassed with move-out statements that have been adjusted to read differently every 6 months.
