1 starI have lived in one of their properties in ***********, ** for over a year. I moved in even though they said it was cleaned, it was filthy and has mold in the basement and bathroom upstairs. The ventilation system had not been cleaned out for years i assume (if ever) as i vacuumed 2 trash bags full of pet hair out of the vents when i moved in. Things go wrong here often and I usually fix them myself because you cant get ahold of anyone to come out. They are terrible about keeping up with the yards and let the weeds grow over for 2 months before i finally took care of it myself. Even though i was "assured" that the property group had been in contact with landscaping to have it cleaned up... they didn't. As of recently, I have been without an oven, stove top or microwave for 4 days and they have yet to reach out!! Unable to cook food for my child in the apartment i pay way too much in rent for, for 4 days! DO NOT LIVE IN ONE OF THEIR PROPERTIES!! They will take advantage of tenants, raise prices without doing ANY updates... and leave you hanging with no word for days. Also "emergency maintenance" still only works Monday - Fri 8-5? 1 starThey have you fill out an application, pay the application fee. Schedule you a viewing for a property, then cancel the viewing without explanation. Also never rescheduling the viewing. Just taking people's money.Review fromLane B

1 starOnly gave them a star because 0 wasnt an option.TWO different times throughout a single year lease with Peak Property, I was hit with a 1000+ dollar utility bill that was a 6 month aggregate that the company, and I quote Forgot to charge me properly for. I left over a dozen voicemails, no one ever picked up or called me back, I never received explanations for water bills that were mathematically impossible, and every representative was disrespectful and unhelpful every step of the way.Absolutely never engage in business with this joke of a company. 1 starIf I could pick 0 stars I would ************ adds false and misleading points of interest, mainly air conditioning. After 4 months of submitting maintenance requests regarding my A/C, my apartment is at ************************************************************************** working condition since MARCH. The building does not have fans or windows that open inside units, making it unbearably inhabitable. The kicker is- management still wants FULL PRICE. I pay extra for utilities and pet rent, all of which is deemed useless considering I had to VACANT MY UNIT due to extreme discomfort. To top it off, a MALE member of the maintenance staff entered my unit without ANY attempt of knocking OR contacting via phone/email. I am in the process of contacting the city as they have absolutely no interest in delivering on their end of the leasing agreement, or caring for the safety and comfort of their tenants. I could not recommend more to avoid putting the responsibility of your housing in the hands of this company.Peak Property Group, LLC

1 starWorst move in experience, HVAC is filthy dirty - we are replacing filters every 2 weeks, ground floor apartment tested mold-positive with 2 different companies and causing respiratory issues for months. Slow to respond to e-mails or calls. Carpets are filthy and unsanitary. 2nd worst rated management company by *** students/families. Do not SIGN without seeing unit first. You get what you paid for unfortunately. We have pictures and video to show unsanitary nature of this specific unit.Review fromAnna C

1 starPeak Property truly has no respect for your privacy and will invade your space at any given opportunity. There is zero strive for efficiency to reduce interruptions. They refuse to acknowledge how much you pay to live there and treat your home like an empty show room that they can use to their liking year-round.After moving-in in late August they immediately expect you to re-sign the lease for the following year, a full year in advance and committing to 2 years at that location. If you do not immediately re-sign, they will schedule viewings and track strangers in and out of your home, even if you want to stay. I made many phone calls and wrote many emails and no one was remotely helpful, I only received empty apologies and zero solutions. I asked on many occasions to switch to a normal residencial lease instead of a student lease to lessen the interruptions and they claimed that this is impossible, despite having various other locations that do not use student leases. Now they claim that there are pest control issues and have made use rearrange our units every month for 6 months in order to "treat" the apartment. Last time pest control came I was at home and saw how he treated the apartment and moving one's furniture is not at all necessary, but they require us to do it by threatening a $100 fine. I have pointed out that if we have been treated 6 months in a row and there is still an issue, clearly this solution is not working, but once again, they refuse to actually find a solution. After constant threat of fines, and constant interruptions I am highly regretting giving into the bullying and resigning. I am very disappointed that the company I constantly give large on-time payments to refuses to take any responsibility for their actions and will not fix their clearly flawed policies. Please give residents the option to sign non-student leases and make attempts to lessen interruptions. The people paying you thousands of dollars deserve better.Peak Property Group, LLC

1 starIm in the process of hiring an attorney to address my issues with PPG. After researching, I discovered numerous complaints about this company. They are accusing me of leaving trash outside my apartment after moving out, which led to a $500 fine. I provided PPG with pictures showing that I had hired 1-800-GOT-JUNK to remove the trash, along with the receipt for their services. I would never leave trash outside if I was paying for its removal. Instead, PPG sent me a photo of trash that appears to have been taken recently and doesnt belong to me.Additionally, I observed that their properties are often dirty and unhealthy. When moving out, I noticed fines from the city taped to the wall due to unsafe stair railings. When you move into one of their units, have your parents view the unhealthy basements which house the laundry area. I've seen homeless people get into these areas that PPG doesn't properly secure. So remember when you children are renting these units, that late at night when they do laundry, its not that safe. PPG is NOT securing or even having doorknobs or locks on extra doors that lead to the basement. Despite leaving the unit in better condition than when we moved in, PPG is trying to charge me for a "deep clean." I wouldnt recommend their properties to anyone, especially my own family. In my opinion, PPG is one of the worst companies to deal with in **********.Peak Property Group, LLC

1 starI found a unit owned by Peak and signed leases/made deposits with 4 roommates in late 2020. The unit we toured matched the listing, and we were under the impression that all was well. Upon moving in in August 2021, we were devastated to find that all appliances were removed from a kitchen, leaving us with an uninhabitable room with exposed pipes and wood shrapnel. It wasn't long until the pipes began to emit odors and cause leaks into the bathroom on the other side. And then we were made aware of mold forming in said bathroom later on in the lease as a result of the exposed and open pipes. Peak's only response to this is that they had the right to remove appliances even though it goes against the listing that I was under the impression that I was legally signing for.
From the beginning, we had noticed that our basement door - which is only accessible via an outdoor entrance - did not fit the door frame and could not be securely locked. Maintenance came to inspect this issue more than once, and we were distributed keys, however the door was still unable to close. This put a house of 20 year old female college students at a major risk for our safety. In early January of 2022, all running water stopped during a major snowstorm. This resorted to myself having to stay in a hotel room in the 5 days that it took to repair our pipes that froze due to the insecure basement door.
Today, we have been moved out of this unit for over 60 days and have not received a security deposit despite being told by the leasing office that it had been sent. Additionally, Peak is not even issuing the full deposit as they've assessed that we had done damage to the unit.
We had moved into a damaged unit, and all damages were done at the hands of Peak. They will allow your college student to move into a deplorable unit, offer temporary solutions to serious home issues, and then blame your kid for it at the end of the day. They have sucked my roommates and I dry - Please rent elsewhere!Review fromAnne W

5 starsI needed some repairs upon moving in. Shane was prompt, responsive, and did an amazing job! He fixed everything, and even repaired a couple of other things that I hadn't noticed initially. 1 starWho would ask anyone to pay a deposit before any agreement is signed in order to issue the lease agreement? Well, Peak Property Group's office in Cincinnati does. My child is attempting to lease an apartment and they asked me as a cosigner. Their guarantor agreement references compliance with the lease agreement, which is just the standard form, completely blank. I thought it was an overlook, so I emailed them. No, they said. What happens is that I have to sign the guarantor's agreement, which commits me to the lease's terms, then I have to pay them the security deposit, then they will fill out the lease and send it for execution... with whatever language they want to add or subtract... Just like a blank check only bigger. Reading the reviews here I realize the game they play.Peak Property Group, LLC
