  I recently sold my house in Cleveland to Grayscale Capital and I couldn’t be happier with the experience. They gave me a fair offer, communicated clearly from day one to closing, and were super professional. They even closed sooner than expected. Everything went smoothly and just as promised.   Ryan is transparent and a professional. He was always available whether it was by text, email, or phone call. He took the time to listen and answer all my questions.
  Everyone’s situation may be different. Communication is key during this process. My timeline would sometimes change but Ryan was flexible and worked with any changes that may have occurred. He would often follow up and ask if I needed anything. If Ryan said he was going to do something, he did it.
  Ryan is a real cash buyer. When you have everything ready to go, it is a pretty easy process. He even met me when it was time to sign the closing documents, even though he did not have to, just to answer any questions I had during the closing process and to make sure I understood everything. If you need to sell a house, give Ryan a call.

  I was offered $300 by this company to give reviews on various platforms. By that time I'd had quite enough.
  Very messy and unorganized process. The owner Ryan, who I interacted with throughout gave evasive answers. He also disrespected my neighbors by parking on the wrong side of the street, facing the wrong direction. One of the more egregious occurrences was missing our final meeting by no call/no show. After nearly 3 hours of waiting (whoever answered at his office didn't have a clue), he finally texted, basically saying to meet him in a couple of hours. Another instance that occurred was with the Settlement Contract. It had to be restructured due to numerous errors that I uncovered. This took numerous hours and phone calls, texts. Also, I asked if there were any more fees to which he said no...I promptly discovered yet another hefty fee, which he later stated he'd forgotten about. There's more but I'll stop there.

  We appreciate your feedback, but we would like to clarify several inaccuracies in your review.
  Review Incentives – It’s true that we offer small tokens of appreciation to past clients after closing, as a thank you for taking the time to share their honest experience. These are real clients who have gone through the full process with us, and participation is always optional. Many clients generously leave reviews without compensation, simply because they had a great experience. At no point are these incentives offered in exchange for dishonest or misleading reviews.
  Process & Communication – We understand that real estate transactions can sometimes feel overwhelming, especially when unique situations arise. However, we worked diligently to guide you through every step. Our team invested significant time meeting with you in person on multiple occasions and dedicated another 1-2 hours reviewing the contract line by line, answering your questions, and ensuring you were comfortable with the agreement.
  Parking Allegation – This claim is entirely false. At no point did we park inappropriately or hear any concerns from you or your neighbors. This is the first time the matter has even been brought up, and it has no relevance to the efficacy of the service we provided.
  Missed Meeting – The vacancy verification meeting was impacted by inclement weather, and you were notified of the delay on the same day. We also offered rescheduling options.
  Contract Issues – The contract itself contained no errors. The issues you are referring to were in the closing documents prepared by the title company, which we do not control or prepare. Specifically, there were discrepancies with the tax proration and the escrow holdback, which was included at your request so you could remain in the property for 6 weeks after closing. Once these issues were identified, we immediately coordinated with the title company to get them corrected, and they were fully resolved within an hour.
  Fees – As discussed during our meeting, we covered all title and escrow costs associated with your sale, totaling $2,000–$3,000, as promised. The only fee you were charged was a $250 transaction coordination fee, disclosed in the contract and acknowledged by you. This fee covers the added paperwork, communication, and coordination required to allow you to stay in the property for 6 weeks after closing to help ease the relocate burden—an arrangement we were happy to accommodate.
  We take professionalism and customer satisfaction seriously, and we worked diligently to ensure a smooth transaction for you. While we regret that you were not satisfied despite our efforts, we stand by the integrity of our process and the service we provided.

  I recently sold my duplex in Cleveland to Grayscale Capital, and I couldn't be happier with the experience! I was no longer able to operate the property and just needed to get out of it.   I recently sold my Cleveland duplex to Ryan and Grayscale Capital. The experience was fantastic. I had a bad tenant who needed evicted and the other unit was just sitting empty with constant vandalism. These guys really took over the whole mess for me. They gave me a fair price for the property and the process was easy and fast. They handled all the selling costs. It was such a relief to have everything taken care of for me as I’m going into my 70s this year. Ryan and his team were personable and nice. Very happy with how it all turned out! Highly recommend if you’re in a tough situation like mine or just want an easy sale.
