5 starsI can’t say enough great things about ****** **** of the maintenance team at Realty Trust.
In May, I received a notice that my property in Lakewood was in violation of numerous building codes. The list was long, though the issues were relatively minor. Still, anyone familiar with repairs knows how costly and complex they can be—especially when they span multiple building systems and require different skilled pros.
Overwhelmed, I contacted Realty Trust, unsure if they could assist. To my relief, not only did they agree to help—****** **** took on the project full-throttle.
From the start, ****** handled everything with professionalism and care. He communicated directly with the Lakewood building inspector, reached out to neighboring properties for necessary access, and coordinated with tenants to ensure access on multiple days. He even secured an extension from the city to ensure the work was completed properly.
Throughout the process, ****** kept me updated, sending detailed work orders, progress notes, and before-and-after photos of each repair. Thanks to his efforts, all items on the violation list were resolved—and we received a final thumbs-up from the city.
(Shout-out to General Manager Extraordinaire ***** ******** for swiftly helping to apply rents received to pay for some of the repairs! Her quick action helped keep everything moving forward seamlessly.)
But the story doesn’t end there.
In the middle of all this, a subpanel electrical failure occurred. ****** addressed the issue quickly and thoroughly. This incident also revealed that the building's electrical system needs further upgrades—a major undertaking. ****** is already obtaining bids for this work, as well as for another project.
As an out-of-state landlord, I’m incredibly grateful to ******, Irida, and the entire RT team. Their expertise, responsiveness, and positive attitude give me peace of mind that my property—and more importantly, my tenants—are in excellent hands.Realty Trust Services

1 starMuch like others have already stated: this company does not maintain its properties and the entire team doesn’t communicate and are extremely unprofessional.
I first moved in on May 26th. The moment I stepped I realized how unsanitary and disgusting the entire unit was. Dirt all over the floors, the smell of cigarettes and marijuana in the rooms, walls needing pairing and patching, doors that won’t close, grease all over the cabinets and range, the microwave doesn’t work, there are missing (listed and advertised) laundry utilities, the common areas are filthy and the walls in those areas are falling apart. All of this is in violation of the Ohio Revised Code | Section 5321.04 | Landlord obligations
No one had touched this unit before I moved in. No attempt was made to clean or make repairs. When I contacted the finance manager and the maintenance manager, I was met with rude and snide replies essentially blaming ME for everything when I had just moved in. It seems they have a hard time understanding/comprehending the temporal aspect of the issue at hand. Though I can’t say I’m surprised. They also claimed things were “minor” and did not warrant fixing or compensation. They did agree to fix the microwave but claimed the laundry utilities were “hooked up”, however they were mere plugged into the electrical socket, that’s it. They also flat out denied what I had previous documented and and provided photo evidence for. They said their tech saw no such thing. This is a blatant lie.
They have yet to repair anything or provide any kind of compensation. All of this should have been completed prior to my move-in date. If no repairs are made or things aren’t in a semi-acceptable condition by the end of this month, I’ll be happy to place money in escrow for them.
Stay far away from this company. I’m here for a year at this point - save yourself the trouble.Review fromDestiny J

1 star1st complaint, was that the house I was applying for changed it's price ($1200-$1499) after I already paid 2 application fees for my husband and I.
2nd complaint, is the realtor offered as an option when the rent price changed to REFUND me my money back and Never did.
3rd complaint, is the realtor was NON-responsive for a very longtime about refunding me back my money to then recently change things AND offer a partial refund (of Which was not agreed upon the first time).
4th complaint, is this company offers this complaint box & I receive no Response from the manager of the company or See a change related to my concern pertaining to experience.
Because of my overall experience I intend to report these things to the Better Business Bureau and POST a review.
Thanks and have a great day!Realty Trust Services

1 starLandlord. They do not manage your property, what they manage is to take every last dime from you if you are an absentee owner. paid 15k to get the place ready for sale...took 4 months...lots of excuses...never would send pictures...sent my RE agent finally and got some pictures, but they did nothing! When we reached out they had a bunch of excuses and would never return calls.
This is fraud and this is criminal. I have contacted the DA to investigate.Realty Trust Services

Hi J**** You knew it wasn't complete. We didnt have pictures till they were done. We sent our agent who was calling because our field person wasn't there. They verified it was partially done but not done well which we were working on doing. We did just take an extra week to respond to everything but we are making an offer to resolve this to the client directly.Review fromMahogany S

1 starThis place is fraudulent as they are charging me 16,667 dollars for a property that I owe no more than 4,000 dollars for. They have this on my credit and it's making it impossible for me to purchase a home. When I call tho try to speak with Ram he gets smart and hang up on me. These people like to take advantage of the poor people and throw them in raggedy homes and try to charge them a outrageous amount when they attempt to move. They are very unprofessional and scam artist. If you go on their website the reviews are good but this is because they hive incentives for leaving good reviews. Please be aware!Realty Trust Services

Hi Mahogany, Normally... I'm sorry for your negative experience. Normally we really try to cause the least possible cost to our owner clients by working with residents when they are in trouble. But when a there is excessive expense like damage to the house its often times way more actual cost than tenant anticipated or owner for that matter. That is why the court system requires actual receipt evidence proof.Review fromRahul K

1 starI am writing about my experience as a landlord who employed Realty Trust Services (RTS) as my remote property management company. I owned a rental single family home in Cleveland and hired RTS. While the individual employees were nice enough and attempted to be helpful, I found the entire experience off-putting, disorganized, and overall simply terrible. There was never one point of contact to address concerns, and my best guess it that the business model of this company is to keep landlords guessing, disjointed, and to take commissions on as many repairs as possible. I would get repair request from my tenant multiple times for the same issue - when I contacted RTS about why it wasn't fixed the first time, I would get a different person every time who couldn't answer my question. Documentation and photos were either very poor or totally lacking. For example, a tech was sent out multiple times to restart the pilot lamp on the water heater. When I pointed out the cost of these house calls exceeded the value of a new water heater, RTS had no response. I ended up buying a new one myself.
My advice: avoid this company like the plague. The lack of customer service is appalling. The poor employees are doing their best - they also "harvest" positive google reviews by asking you for a positive review since it "affects my salary and bonus." You will be MUCH happier paying more for another service in town. Over the time I used this company, I feel like I wasted thousands of unnecessary dollars due to their disorganization. I was so disgusted by the experience I ended up selling the home out of frustration.Realty Trust Services

Hi R***** I appreciate your honest review. I'm sorry that our company didn't meet your expectation. In regards to maintaining a hot water tank every work order is its own decision. You don't have a crystal ball when it comes to what will happen and have to make a judgement call. Its expensive to send someone to a house but you don't simply replace a hot water tank over a pilot light being out. But sometimes that pilot light is just the beginning which you can't anticipate. So some of that is us trying to save you money. And we rely on the tech in the field to make their best judgement. Sure hind sight is 20/20 and its easy to second guess after its been three times. In the end yes it ended up costing more after multiple visits. But at the first visit there was no way to see yes this is going to be a certain way. You can call that disorganization and I think we could do a better job checking these work orders. However over all we seek to provide a way that in the long term owners can grow their wealth. And yes team members certainly will ask for a review because as you can see its easy for one person to write a bad review over a differing opinion. But people who had a positive experience aren't likely to say anything at all unless reminded to because frankly when things go well you never even think about it and that is frankly the way it should be.
