1st complaint, was that the house I was applying for changed it's price ($1200-$1499) after I already paid 2 application fees for my husband and I. 2nd complaint, is the realtor offered as an option when the rent price changed to REFUND me my money back and Never did. 3rd complaint, is the realtor was NON-responsive for a very longtime about refunding me back my money to then recently change things AND offer a partial refund (of Which was not agreed upon the first time). 4th complaint, is this company offers this complaint box & I receive no Response from the manager of the company or See a change related to my concern pertaining to experience. Because of my overall experience I intend to report these things to the Better Business Bureau and POST a review. Thanks and have a great day!

Landlord. They do not manage your property, what they manage is to take every last dime from you if you are an absentee owner. paid 15k to get the place ready for sale...took 4 months...lots of excuses...never would send pictures...sent my RE agent finally and got some pictures, but they did nothing! When we reached out they had a bunch of excuses and would never return calls. This is fraud and this is criminal. I have contacted the DA to investigate.

Hi J**** You knew it wasn't complete. We didnt have pictures till they were done. We sent our agent who was calling because our field person wasn't there. They verified it was partially done but not done well which we were working on doing. We did just take an extra week to respond to everything but we are making an offer to resolve this to the client directly.

This place is fraudulent as they are charging me 16,667 dollars for a property that I owe no more than 4,000 dollars for. They have this on my credit and it's making it impossible for me to purchase a home. When I call tho try to speak with Ram he gets smart and hang up on me. These people like to take advantage of the poor people and throw them in raggedy homes and try to charge them a outrageous amount when they attempt to move. They are very unprofessional and scam artist. If you go on their website the reviews are good but this is because they hive incentives for leaving good reviews. Please be aware!

Hi Mahogany, Normally... I'm sorry for your negative experience. Normally we really try to cause the least possible cost to our owner clients by working with residents when they are in trouble. But when a there is excessive expense like damage to the house its often times way more actual cost than tenant anticipated or owner for that matter. That is why the court system requires actual receipt evidence proof.

I am writing about my experience as a landlord who employed Realty Trust Services (RTS) as my remote property management company. I owned a rental single family home in Cleveland and hired RTS. While the individual employees were nice enough and attempted to be helpful, I found the entire experience off-putting, disorganized, and overall simply terrible. There was never one point of contact to address concerns, and my best guess it that the business model of this company is to keep landlords guessing, disjointed, and to take commissions on as many repairs as possible. I would get repair request from my tenant multiple times for the same issue - when I contacted RTS about why it wasn't fixed the first time, I would get a different person every time who couldn't answer my question. Documentation and photos were either very poor or totally lacking. For example, a tech was sent out multiple times to restart the pilot lamp on the water heater. When I pointed out the cost of these house calls exceeded the value of a new water heater, RTS had no response. I ended up buying a new one myself. My advice: avoid this company like the plague. The lack of customer service is appalling. The poor employees are doing their best - they also "harvest" positive google reviews by asking you for a positive review since it "affects my salary and bonus." You will be MUCH happier paying more for another service in town. Over the time I used this company, I feel like I wasted thousands of unnecessary dollars due to their disorganization. I was so disgusted by the experience I ended up selling the home out of frustration.

Hi R***** I appreciate your honest review. I'm sorry that our company didn't meet your expectation. In regards to maintaining a hot water tank every work order is its own decision. You don't have a crystal ball when it comes to what will happen and have to make a judgement call. Its expensive to send someone to a house but you don't simply replace a hot water tank over a pilot light being out. But sometimes that pilot light is just the beginning which you can't anticipate. So some of that is us trying to save you money. And we rely on the tech in the field to make their best judgement. Sure hind sight is 20/20 and its easy to second guess after its been three times. In the end yes it ended up costing more after multiple visits. But at the first visit there was no way to see yes this is going to be a certain way. You can call that disorganization and I think we could do a better job checking these work orders. However over all we seek to provide a way that in the long term owners can grow their wealth. And yes team members certainly will ask for a review because as you can see its easy for one person to write a bad review over a differing opinion. But people who had a positive experience aren't likely to say anything at all unless reminded to because frankly when things go well you never even think about it and that is frankly the way it should be.

We moved into a Realty Trust property on06/29/22 and the entire experience has been horrible! The house was FILTHY upon move in. I've sent several emails requesting updates about when the repairs will be complete. Last week, maintenance requested to reschedule three consecutive appointments and didn't bother to show up by 6:00 pm on July 14th as stated by a maintenance representative. Someone did come out on Saturday July 16th to VIEW the violation repairs that were listed in the report that I sent from Garfield/Maple Hts and we were told that the technicians will come out to the property early next week, ( the week of July 17th), to begin the violation repairs. As of today, ( July 22nd), no one has been out to the property nor have I received any updates. In addition to the violation repairs, I previously provided a list and pictures of other repairs that are needed. I submitted my list and concerns via email between June 30th - mid July and the only repairs that were addressed was the the toilet handle and the bathroom sink. I have also requested a copy of my lease and was sent another residents lease. I have never experienced such unprofessionalism. I have been extremely patient with Realty Trust Services but this is unacceptable. We moved into a home that was nowhere near move in ready. There's still trash in the basement and all over the basement steps. Paint on the floors, fixtures, and and sink. Vents in the living room don't open. The garage is literally falling apart. Blinds are falling apart or nonexistent. All of the exterior screen doors are broken, missing screens, and falling apart. We're missing a window panel in one of our windows. We can't open any of the windows because they don't have screens. The upstairs bathroom smells like mildew which leads me to believe that there may be mold. The garbage cans are full and inaccessible because we can't get into the garage. Very unprofessional company.
