      I wouldn't recommend SNS Properties. They will not work with anyone on rent and will have you evicted. I lost a contract job in Dec 2024 SNS refused assistance and rent. Then files an eviction. So now I'm homeless, and Jobless. cant get another place with a new eviction. Where is the empathy and compassion when people fall on hard times. The lack of customer service within their management area needs to be looked into everyone seems to be a supervisor when an issues arises. 1 month behind and it cost me a place. Then charge the now homeless tenant a balance that could've been prevented. either way it's sad to take advantage of people who have come into hard times. SNS REFUSED RENT>> And now I have to pay a BAL!! when they could've just simply accepted the PRC assistance. To have the rental periods covered.

      My apartment was remodeled just before I moved in. It's smaller than I hoped but after living here one week I have no serious complaints. Management has so far been kind to me. I am a disabled Vietnam Era Veteran. Much of the time I get around using an electric scooter provided by the VA. I discussed my need for a ramp for access to my unit with manager Keyana. Days before I moved in her reaction was kind and encouraging. The ** will pay for the ramp. In addition to talking with the ** to arrange installation, Keyana was very helpful. One member of the maintenance team was present. I don't know his name or title but he also offered to help. The facility, having been remodeled, is clean and comfortable. The community so far is quiet.

      All of our living arrangements with SNS were quite good!The main issue is the move-out fees they gave my wife and I. We were charged $335.50 on top of some other charges for not giving SNS a 30-day notice to end our lease. I understand that their policy is on the lease agreement and I should have reviewed it again a little closer to our move-out date. However, I received an email about 60 days prior to our lease that reads: "Your renewal offer is ready for your review. Please select and sign one offer by Jul 16, 2024." Any normal person would assume that means to sign either to renew or not renew by July 16th. Apparently after that email, I was supposed to understand how that meant to sign one of them a month prior to July 16th. I should have taken more time to understand fully, but I just assumed I had more time to answer them about this matter, honestly, but I feel that if it truly interrupts their business operation and causes them to have to charge me that much money, they should notify me when my last day is to respond before being charged. I knew I wasn't going to resign the lease before 30 days prior to our lease ending, and I would have done it if I didn't get this misdirecting email. It just seems sneaky and excessive the way they charged that much money while not sending emails or trying to communicate to get the answer they needed. I discussed all of the charges on the phone with upper management, who were kind and respectful, which is why they get 2 stars. However, I was dissatisfied with the answer about this topic due to them being unwilling to budge even when I presented them with this dilemma. Financially this will be a huge burden on my family due to their inability to understand why it is an unfair charge for an unfair amount.

      The apartment complex that the manage called ****** hills, they never answer the phone they dont even try to help you out. They text your phone and tell you to text with any concerns and never respond! My lease needs to be renewed and nobody has even reached out to help me Ive called multiple times and have left voicemails multiple times.. not understanding why nobody has contacted me back and I have been contacting them for about two weeks now and its two days til my lease is up and still have not been contacted back. The team previous to this new one they have were way better at addressing concerns than this new team, the new team literally does nothing.

      I WILL NEVER EVER RENT FROM A PROPERTY OWNED BY SNS MANAGEMENT. I moved in on May 2020 and moved out in July 2023. Rent went from $855 to $1300 within a matter of three years. Not only that but I received $140 out my $855 deposit because I did not clean the blinds, and wipe down the cabinets! RIDICULOUS people work too hard for their money! I do not have any children NOR pets theres no way that my apartment had $700 worth of damages! NO WAY. This company is a thief, not only are they SLOW to fix any maintenance requests, their WASHERS AND DRYERS DO NOT WORK and theyre overall unprofessional! Their have been Atleast 3-4 different leasing agents in charge since 2020. ALSOOOOO how convenient that my apartment was chose to show off to the INVESTORS but yet AFTER I move out I had $700 worth of damages!! How CONVENIENT! I literally can upload pictures of how nice my apartment was while living there. Communication ***** and no one ever knows whats going on!

      I lived at North Point townhomes for 6 years. This property is income based and is located in ****** School district. North Point was previously owned by ****** which were not the best with maintenance request and providing a comfortable living neighborhood environment. There were many issues not resolved. SNS had taken ownership sometime in 2022 and as a long term tenant we finally had some hope that things would change for the better as we deserved it so we thought. SNS tried to fix some of the concerns and update units but were also backhandedly kicking us out by the numbers. It was a sad thing to watch as groups of families were forced to uproot and leave. As to my surprise I woke up to an email stating I had to leave for reasons of housekeeping. Since SNS has taken ownership no one has been in my unit to conduct a housekeeping inspection. All inspections that were completed I passed. Under further investigation the information that was provided to me from the property manager was they can evaluate your home without specifying there intentions by a third party bug spraying company, maintenance request, and when SNS took ownership they walked the units. Now the problem I’m having with this is nobody has been in my unit to spray or walk through for any reason and which I have verbal recorded proof. The reason why they couldn’t keep that lie going was because I work from home and furthermore they had no proof of what they were saying about my unit. So now I was faced with leaving or get evicted which caused my family and I much distress as we had nowhere to go and still don’t. This was all done to make housing voucher recipients that were Month to Month leave first then followed by the ones who lease were about to be up to remodel and increase the rent. SNS should be shut down but unfortunately low income families could not fight back with no support to back us up. I am now looking into legal help and hopefully people will stay clear of SNS “Snakes” properties.

      I applied for the Village Square Apartments on Cheviot Rd in Cincinnati, OH. I was contacted the next day or so about additional information needed and provided it. My biggest issue was that I could not see the apartment before signing the lease. The only option was to sign the lease and then do a move-in walk-through where I would inform SNS of things wrong with the apartment. They wanted me to sign a legal document that gave no indication of what kind of apartment I was getting and stated I agreed I had reviewed and seen the property, which I had not. I asked Whitney if there was a way for a description of the apartment to be included in the lease for my peace of mind since there was no good faith clause or any reassurance that I could get out of the lease if I were given something different. Despite my effort, I was not met with the same. Therefore, I had to move on from this property. Though the pictures and videos of the apartments look nice, they are not a proper indicator of what you will get. Despite what I was told, it is not normal to not see an apartment before signing the lease. There wasn't even a model I could tour at that location. There was a clause in the lease that they could show the apartment to potential tenants but when I inquired about that Whitney told me that is not something they do. Which was confusing since it said they did and could do that in the lease. Overall, it was a waste of $50 for a very weird experience. I really liked the look of the property/apartment via the pictures, but that is not a replacement for seeing it in person. Hopefully, this is something they will improve on in the future. It was an off-putting experience and I would be wary about signing a lease with a company that doesn't make every effort to make you feel comfortable signing with them especially if they are not going to show you the apartment beforehand.
