    The building has been suddenly having issues with roach s. The infestation is so bad and Excel refuses to properly take care of the problem. My boyfriend and I have lived here for over 3 years now and never had even one single roach. All of the sudden about 2 months ago an infestation canne out of nowhere. Now the roaches are coming back. The tenant across the hall has roaches so bad that when he opens his door the swarm the hallway. This is a mental health building and the tenants don't always speak up for themselves. The bugs have gotten so bad they are on the walls even the ceiling. I've been able to keep them out our unit this time by paying under our door. Something needs to be done about this problem.

    Dear BBB,

    Thank you for bringing this matter to our attention. We would like to address the complaint made by ****** ********* regarding pest control at one of our properties managed by Excel Development.

    After reviewing our records, we would like to clarify that ****** ********* is not a tenant at the property in question. Excel Development conducts general pest control services on a quarterly basis, as per our standard operating procedures. These services are conducted by a licensed pest control company unless access is denied by the tenant.

    Furthermore, we have not received any direct reports or requests from the tenant, either personally or through their case manager, regarding the need for additional pest control treatments in their unit.

    To ensure that all concerns are properly addressed, we will have our Quality-of-Life inspector conduct a visit to the unit to further assess the situation and determine if there is a need for additional pest control measures. If the inspector finds that further treatment is necessary, we will schedule pest control services accordingly and implement an ongoing follow-up every 10 days, as permitted by the state of Ohio.

    We are committed to maintaining a healthy and safe living environment for all our tenants and will take all necessary steps to ensure that any pest control needs are promptly addressed.
