Reds Property Management was responsible for managing multiple rentals I owned in Cleveland. There were numerous errors, lack of response to requests & delays in handling basic property management obligations since before COVID. The last rental managed by Reds was on Dove Ave. The tenant was evicted & Reds was notified that their services were no longer needed after 6/13/24 as stated in my email 'Please submit final invoices for any necessary expenses incurred prior to 6/13/24, so the final owner payout can be sent to me NLT than June 30, 2024 & my account can be closed.' I hadn’t received a response to this email after multiple additional inquiries about the final owner payment owed to me, until Aug 1, I was told the funds had been sent. Within two hours I notified Reds that they sent the funds to the WRONG account & gave them correct information. No response for a week & then I was told on Aug 7 that there was nothing they could do & that I would have to fix the problem they created. I spent the next 2 hours trying to fix their gross error & get funds returned to them so Reds could send the funds I was owed since MAY '24 to my correct account. I notified Reds on Aug 7 of what I needed. It is now nearly 8 pm pacific time on Aug 9 & I have had zero response. Owners beware of associating with Reds Property Management or Reds Realty. My experience having them represent me as the seller for one of my rentals was a disaster. I was misled into believing that a 3rd party was purchasing the rental when in fact it was purchased by the owner ** **** who then promptly flipped the home- highly unethical. I expect the funds I am owed since mid-June to be sent to my account immediately!Business Response

Good afternoon, first let me address the false accusation of flipping her rental, this is inaccurate, the house sold at the same price agreed to, all I did was loan the funds from my IRA to get the deal with Kathy completed, I did this to assist the situation as you needed the house sold. No flipping was involved. Yes we made a mistake in the final payment, the staff was working on it, to get resolved, but bank records needed checked, propertyware etc. which we did, other staff had to be asked questions and waiting for responses, the issue has been resolved the funds received came in today Monday the 12th and we already made the transfer for the $2188 that was due The owner will see the deposit as we have no control when the bank posts deposits, as we did not receive the funds for 3 days, Please let us know, as this will resolve the issue.Initial Complaint

Hi there,
This company owes me money due to closing of sale and improperly collected for January and February of 2024. The previous owner agreed too. They won't return my calls and owe me a few hundred dollars. This company is corrupt.

This property management group is terrible all about the money never will can speak to any one directly everyone that supposed to help or answer questions is Hollywood or send you to voice mail doesn’t want to fix thing

I’ve been in a residence managed by PMI since 2018. They took over from another company in 2019. I was advised by that company that PMI was not professional and I may want to move. They did not even inform me they were the property company until late 2019 after I wasn’t able to pay rent as I had no address or contact info from them, they never reached out. I was looking to move and they knew that. I had to have a rental agreement to apply for some assistance. I didn’t have a current one with them so after contacting them to let them know my intention for assistance, but still looking to move, an agreement was sent. Foolishly I signed in a rush to get the assistance, not seeing they made the terms of the lease another YEAR! I noticed after signing (maybe 10 mins after signing) and emailed to have it corrected. Kim, their attorney advised me I signed and there was nothing I could do for it. After receiving approval for section 8 and in the midst of the pandemic, I was advised to apply for another assistance program. That program required an inspection which it did. They ignored me for MONTHS after the inspection resulted in violations that needed correcting. I ended up paying out of pocket myself for them. They then ignored a repair request for TWO YEARS about a leak in the bathroom and basement that ended up flooding the basement. I ended up paying out of pocket myself for that also. I’ve been harassed for rent I held due to lack of repairs for months now. The price they say I owe is far more than I do. When I ask for proof they don’t send. When I show proof of payment it is unnoticed. Now, the house is under new management. They closed my repair request but are trying to collect unpaid rents (due to lack of repair and me paying myself for it) and still collect money from the county for the property which should be going to the new owners. The new owners had no idea and have been making repairs I have verbalized, while PMI is sneaking around trying to steal money.Business Response

We did take over the management in 2019, we took over as the owners asked us to the former manager was not working out, we notified avery tenant in that owners portfolio of all the changes, how to reach us, maintenance # including after hours, and how to make payment, this paticular porfolio had over 8 properties, all brought on to our management all received letters and yet you did not receive it? I also taped one to the front door as well. Our address was on the letter, our phone numbers were on the letter. Correct the tenant applied for COVID funding, that was paid and credited to your ledger on 7/6/2022 for $2,241, verified applied, you also then filed bankruptcy, which I see you failed to mention, on 5/6/2022 we received a letter you had filed for bankruptcy, in that letter it was expressly stated no contact to be made with the tenant her attorney only. All contact stopped per the letter we received. When we received notice we could call again the balance had grown even more, the ledger we provided is correct. It is incredibly wrong to accuse us of stealing funds, all funds received whether COVID or section 8 have been applied correctly leaving a balance still owed. Section 8 is due to return for their inspection on 4/10 and maintenance has tried to reach out to get scheduled. I had previously filed a complaint regarding the handling of my residence under this company. I did not have time to respond to their answer in time so I am refilling with the following evidence. Their response was that I filed bankruptcy which I did and had the right to. I do not have to mention it. The following evidence shows I had multiple attempts to reach this company that was about to let the rental assistance I needed be revoked. They also allowed it to be revoked as an attempt to have me evicted. The paid monies from the rental assistance during the pandemic varied according to their emails so I had to contact the agencies directly for clarification on the amount I owed. And also that my I had a repair request open for almost a year before it was closed before the house was sold to new owners. Also a text from the new management company asking me to not have contact with the old company (reds)

They filled out and we responded to the original complaint, we also have records of the amount of calls we also placed, the tenant was behind in paying rent, we took appropiate action with 3 day notices, we then received notice not to contact the tenant only their attorneys, as they were in bankruptcy, the fact she has not paid rent is being glossed over here, the only time we receive these type of complaints is when we try and legally evict for non-payment of rent, they can slander a company, we no longer manage the property, it did sell despite the tenant creating issues for showings, thank youCustomer Answer

Ed W*** of Reds PMI has lied to me for over 2 months about my apartment. I had a massive water leak in both of my bedrooms for over 2 months. I previously had filed a compliant against Reds PMI properties before. I thought the issue was resolved, but it seems like it hasn't. Reds PMI was replaced as the owner of my apartment by REM properties. REM properties were just at my apartment to take a look at the work that was done by Ed W***'s Maintanence staff at Reds PMI properties, the REM properties staff just told me now that the work that had been done was terrible, still not completed and there was still a water leak in the roof of the ceiling. So basically for over 2 months Ed W*** of Reds PMI properties lied to me saying that the work was going to be completed by February 8, which is wasn't, many times he would tell me work crews were going to be at my apartment working, there never were because I would come home to my apartment to find no work had been completed. Ed W*** only believes he helped me out just because he gave me 1 month of free rent and paid for a hotel and an AirBNB for just 2 weeks, but fails to understand I had been living in a apartment with water and mold for over 2 months. Ed W*** has no business working in property management ever again. I should be compensated by him and Reds PMI for failed and unfinished work on my apartment in the sum of at least $800. Of course REDS PMI Properties will point the finger at REM because they changed ownerships, but to not let me know that REDS PMI was changing owners, to continually tell me February the work was to be done, and to deny REM Properties remarks on how the work was done before is utterly childish on Ed W*** and REDS PMI properties part. Again, yes they had finally did the right thing by giving me 1 months rent credit and putting me in a hotel for not even 2 weeks because they had should of done that before hand. I had to ask for them to do it, they never thought to offer it or offer any kind of assistance, I had to ask for the help when I was living in a water soaked apartment for months. I do not accept their response. I sent them many pictures of the damage and the quality of work was terrible in my eyes and the REM properties eyes as well. I just want to be made whole, that is why I'm asking for the financial assistance/refund in this matter. Thank you.

REDS PMI properties barely reached out to me, at times I would have to contact them with 3-4 emails many days before I would get a response. I still have the emails. Yes, they paid for a hotel, they should have due to the inconvenience they caused me by not doing any work for weeks and not having any communication with me for days or weeks at a time. Finally, the little work they did on the apartment was a joke in my thoughts as well as the maintanence crews of REM properties. There is still a leak in the roof that is still coming into my ceiling and the work wont be officially done by maybe the 3rd week of March, so yes the work that REDS PMI properties did was a joke and I would like to be financially reimbursed for their terrible work ethic.

the work by REDS PMI was never completed. They gave me several dates it should of been finished last month in February, but it never was completed. And at the time while they were saying the work would be completed at the dates they gave me, they switched to a new rental/landlord company who took over which was REM Properties. So they lied about about the work they said they were going to complete and never told us about switching over to a new rental company who took over everything. And when the new rental company took over they told me that the little work REDS PMI properties did do, they had to do all over again because it wasn't done properly. I'm requesting a refund for services they never completed, a refund for a terrible lack of communication, and a refund for making me live in a apartment with water all over both bedrooms where my children also stay with me.Initial Complaint

I rent a house on Cleveland's West side (Old Brooklyn) which PMI Reds manages! Actually it doesn't manage at all!!! I haven't had electricity in half of my house since December 23rd 2022....No refrigerator meaning no food....we have raccoons infested in the walls and the ceilings in every room. The attic is infested with raccoons. Feces and piss fill the attic. We have flies everywhere! We've been reaching out for one year with records to prove it
and they have not done anything! Even after numerous emails and left messages on voicemails. I give up!! I cannot live here anymore for it is unhealthy, unsanitary and down right disgusting and it should be condemned!!!! An inspection of this property is needed and the owner of the house (Adam ***** K*********) and Ed W*** who is co-owner of PMI REDS MANAGEMENT need to be criminally charged for neglect!!! My address is **** ****** ************** **** *****... How this place passed inspection is beyond me! The gutters fell off the house, it took 3 months to fix!!! They need to be inspected and made sure that they are properly secured!! Ceiling is caved in above the front door entrance and black mold is present! There are many code violations in the basement as an electrician told me so and they need to be fixed ASAP.....PMI REDS MANAGEMENT has done nothing. Absolutely nothing!! I need help!!! I have had a water leak in my ceiling of my bedroom in my apartment for over a month now. It has become worse and worse over the month and only one person has been in touch with me about it. But now no one will answer my service requests or emails to fix the issue. The issue has become much worse. My ceiling is crumbling, there is water everywhere in my bedroom, the room smells horribly and soon there’s will be mold everywhere in the room. Good afternoon, While the delays have been taken its toll, we do and have apologized for the issues, we have had roofers there several times to find the source of the leak, they are returning again this weekend when the weather is better to complete, then the interior issues will be completed, we have placed the tenant into a airbnb for last weekend and we have a hotel set for him for this week as well, we also are providing some additional relief in the February rent, we truly do care for our tenants and getting approvals for repairs is often delayed as well, but we have the approvals, we have the proper equipment and talent to get done correctly. They said the work would be done February 8, it is still not done. It’s excuse after excuse with them. I’ve been in a hotel for over a week now. I told them my kids visit me, I just want my apartment fixed and done with, it’s been over 2 months. Ed w*** of PMI red’s property keeps making excuses. I’ve come to my apartment many times and he claims work has been done, but my apartment looks the same as it has been, water, mold, terrible smell, nothing has changed.Business Response

We have been updating Mr ****, correct the original date of 2/8/23 was missed due to exterior weather, we had to be sure all the roof leaks were corrected before we could move to the interior issues, we did not mean to over time, we also provided staff to work all weekend until finished completely, we did cut back this time at the request of Mr **** so it may take another day, as we stated we do apologize, the issue with the roof had to be repaired first. There are not going to take another day to finish the work. They only send 1 or 2 guys to work on the apartment, it’s going to take at least another 3-4 days if I had to guess.
