1 starBeware of putting money here. They do 0 due diligence and investment returns are small best case while worst case is literally 0. Investments lose money even while property markets rally. Furthermore they dont deliver tax docs on time even after an investment has hit 0. So unclear if there is something illegal going on in the back end.Review fromJustin K

1 starI invested in 2 real estate equity offerings in 2022. I "invested" $300,000 in one equity offering that was backed by an apartment building in *********, **. This investment deteriorated almost immediately after I funded it and as of the most recent communication from YieldStreet (which was 6 months ago) they are basically saying the equity has been completely wiped out (recovery of equity is unclear at this time" to quote them exactly. I invested another $100,000 in an equity offering back by a few apartment buildings in *******, ***. For about a year YieldStreet communicated that the project was performing to expectations and then all of a sudden it was downgraded and they were blaming delays in renovations and high interest rates (even though rates were high when they initiated this investment). Now they have pushed the expected maturity of this deal to the end of 2026 when originally it was slated for 2024. Won't be surprised if I don't receive my original principal back for this deal as well. I had a list of questions that I sent to YieldStreet asking them some pretty straightforward questions regarding the deals and why they deteriorated so quickly and its been about 6 months and they still haven't answered my ************* other thing - currently they are claiming on their website that their rate of return on their platform is 9.6%. However, if you read the footnotes in tiny print on the bottom of their website it states that the *** calculation is only for MATURED deals and DOES NOT INCLUDE active or DEFAULTED deals. This is a big deal as this rate of return would be much lower if defaults were included.Review fromJeff V

1 starTo all potential YieldStreet Investors - please beware on investing with this company, as if I use my record as an example, you have FAR better odds of making money at the craps tables in *****. If it were possible to give a rating lower than one-star, I would. I have significant investments (at least for me) at Yieldstreet - actually 7 different investments and 5 of them are way underwater. You also need to know that the Yieldstreet management team appears to have zero accountability, as they capture all of their fees without incident - while their investors are losing their shirts on so many investments that Yieldstreet seemed to suggest was very acceptable risk. I have emailed the Yieldstreet management team, suggesting to them that they should be more forthcoming with their investors and acknowledge that their due-diligence of some of the deals was sub-par, and then articulate the lessons learned, but this has apparently fallen on deaf ears.I also suggest you read the responses from Yieldstreet for the other 1 star reviews (which are many). They are content free and would even appear that they are written by a bot (or one of the new AI tools on the web).I personally will not invest another ***** with this company, and while I accept full responsibility for all of the massive losses I will be incuring, I am writing this review with the sole purpose of informing all of you, so I can hopefully prevent at least one person from the experience I am witnessing right now.YieldStreet Inc.

While no investment is risk-free, our process involves thorough evaluation and risk assessment before offering opportunities to investors. 1 starI invested 5k in the ***************** REIT just over a year ago. So far all down hill. Waiting to "liquidate" what I can. However, based on the reviews, I'm sure I will not be able to cash out the full remaining balance. Will probably be allowed to "liquidate" a small percentage, so they can milk it down over time to just about nothing. One star is too much for these crooks...waiting to see if a class action suit comes up on them.Review fromJames P

1 starAbsolutely do not invest in Yield Street. I've invested with them for over 5 years. And although some investments have panned out, most are in default. They also don't ever end an investment so they can say their returns are high.YieldStreet Inc.

1 starDon't invest with this company. I think they have little idea what they're doing - several of my investments are in default. Over the long-term (> 5 years), I think that I've actually lost money in the several investments I had, with some investments going to $0.YieldStreet Inc.

1 starMy investment in structured notes matured. Got notified that I will be receiving coupon and principal. 30 days later, and counting, nothing! So, the advertised target return rate means NOTHING. It was not quite achieved and now they are sitting on my money further diluting the return.I am sure I will be a similarly situated person in some action in the future. 1 starThis recent experience with the Growth and Income REIT highlights the dangers of blindly trusting advertised "target rates." Investors deserve honest and transparent information, not misleading promises. Be wary of investment "target rates" that paint an unrealistic picture. My case in point: the Growth and Income REIT. They lured investors with promises of 11-12% returns, even though they were already well aware of the precarious economic climate. Despite facing known economic hardships like high interest rates and a slumped property market and acknowledging that they knew about this, they continued to promote 11-12% returns. When the time came to pay dividends, they conveniently blamed the economic challenges for their failure to deliver. This deliberate misinformation, even when they were aware of the negative environment, is a huge red flag. ***** returns are expected, but outright fabricating information betrays investor trust. When reality caught up, they blamed their empty promises on external factors, conveniently ignoring their own prior knowledge. This blatant disregard for transparency is inexcusable. My trust is broken, and will let others decide on their own when it comes to the level of trust for such investments. This lack of transparency raises serious concerns about their trustworthiness. 1 starDont do it. They were transparency and are being sued multiple times. I have invested over $700,000 and have a ****% return. Its probably going to be worse because some of this money I will never get back.I think theyre advertising. It is BS and they over state what they think they will get on a return. You are seriously better off just putting your money in treasury funds or the stock market. I hope I get mine back someday.
