      In February 2018 the tenant who rented my studio fell asleep while smoking and set the unit on fire. It was horrific, and the entire apartment was gutted. Magna-Dry was hired by my co-op management to perform demolition and reconstruction. Per the co-op's by-laws, I was responsible for the electrical work, and I hired a licensed and insured professional. The necessary permits were obtained before any work commenced, and inspections were performed at the required junctions - at rough-in and after the work was completed. Magna-Dry did not obtain any permits or approvals, although they assured me that they had. The quality of the work was atrocious. The bathroom wall had a bulging bubble and had to be redone. The workers put grout in the toilet and it needed to be replaced. The carpenter admitted that he had "mismeasured" and as a result, the cabinets didn't fit, but he "resolved" the issue by placing a spacer where it didn't belong and sacrificing one cabinet. It took Magna-Dry over a year to restore my small 480 SF unit! When the tenant below requested documentation for her insurance company, Mr. B**** filed fraudulent paperwork with the City of Yonkers, after all work was completed. He colluded with co-op management and filed for a simple "kitchen/bathroom" upgrade and submitted a phony insurance declaration for another construction firm that never worked here. When I called the agency listed I discovered that the policy did not belong to either company! He somehow connived to get the apartment inspected nine months after my new tenant moved in, when all walls, cabinets, and appliances had been installed. The inspector was in the kitchen for a few minutes, and passed it. Short of x-ray vision, I don't know what he inspected. He later said that he had been given false information by the contractor, and was unaware that it was completely destroyed and reconstructed due to fire. I didn't realize how their mistakes affected the appliance installation until I tried to pull the stove out two years later. It was wedged in so tight that I had to remove the floor and window moldings, making emergency access to the gas valve impossible! When I pulled out the stove I discovered that the sheetrock did not extend to the floor, leaving a 3-inch gap around the perimeter of the baseboard. This was on a riser wall and could feed a fire to the adjacent apartment. Furthermore, they used an inferior grade of sheetrock which doesn't even meet the minimum fire code! I contacted George B**** and he offered to send someone to "patch" the gap, completely dismissing that the 5/8" sheetrock was not up to code. When I said that was unacceptable, he cut off all communication. I contacted the mayor's office and they had the unit reinspected by the Yonkers Department of Housing and Buildings. This time they cited multiple violations, and I now have to inconvenience and relocate my tenant and her furnishings, and all of the walls and ceilings need to be redone. All of the electrical outlets and plumbing have to be moved, the kitchen needs to be redesigned, and the expensive ceramic tile and crown moldings that I paid extra to install need to be destroyed. So senseless, and all due to the greed and incompetence of George B**** and his company. Perhaps Magna-Dry should stick to carpet cleaning, and leave the disaster renovations to actual professionals. His website boasts a "Best Fire Damage and Restoration Services in Yonkers 2021" from *********.com. Please beware of his deceptive and unethical business practices. To date, I have received no apology from George B****. He blamed his subcontractors and has accused me of being a "troublemaker with hatred in my heart" for pursuing action to correct the life-threatening conditions he worked so hard to conceal. This is the last thing I wanted, but once I opened this Pandora's Box that Magna-Dry created I feel morally responsible to do something about it. I would never have rented the apartment if I knew that they built a fire trap, not only in my studio but the other units below where they replaced walls and ceilings. This has been a never-ending nightmare for me for years. I don't want anyone else to go through this. STEER CLEAR OF GEORGE B**** AND MAGNA-DRY!
