Ace Home inspections performed a home inspection and a septic inspection as well at the end of last year. We were told the tank was concrete and routine maintenance should make it last another 20 or so years. It's in the inspection report that the tank is in good condition. We had the tank pumped in the spring by another company and found out that the tank is actually a metal tank with some concrete around the opening, it it was rusted out and needs to be replaced. I made multiple calls to Ace and they either didn't return my call or said the owner was out of town. Finally after a few weeks of calling they sent someone out to look at it and confirmed that it was indeed a metal tank and that they would follow up with me. I never received a call and let me realtor know. She was able to get a hold of them and put me in contact with Sara who told me to file a claim and sent me an email with the website. I filed the claim and it was den I ed saying the septic wasn't covered. I paid extra for the gold package that had all the warranties and it wasn't a simple thing that was missed. It was a major issue that is costing me well over $15k. I have tried several more times and the owner has yet to call me or make any attempt to fix things. The owner of Ace Home inspections also owns a septic company and deffinetly has the means to make this right.Initial Complaint

On August 31, 2020 Ace Home Inspections inspected a home that I would eventually purchase. In their report, Ace documented findings regarding the home’s coverings, roof drainage systems, flashings, chimneys, and other roof penetrations. In Ace’s opinion, there were no minor or major defects - simply a maintenance item with respect to loose roofing in some areas. As suggested in Ace's report, I contacted roofers to address the lifting. Notably, on October 5th, 2020, just over a month after Ace’s inspection, ******* Construction performed a visual inspection and identified severe and pervasive roof issues throughout the entire roof that resulted in leaks. ******* Construction provided an estimate to perform repair work, performed in early 2021, which was soon as practicable. This cost $2,900. Unfortunately, the repair work that ******* Construction performed couldn't cure the roof defects because water kept leaking into the home. I consulted several more roofers, who advised that a full roof replacement would be the only long-term solution. After soliciting bids from several roofers, ***** Roofing replaced the entire roof, which has stopped all leaking. The roof replacement cost $34,905. ***** Roofing provided written evaluations of the roof condition prior to the replacement - the condition at that time would be consistent with what Ace observed during the inspection. ***** noted that the existing roof had been improperly installed and water was leaking along the edges of the house, chimney, and box vents. Ace Never should have given the roof a clean bill of health. I relied on their evaluations and in return have sunk almost $40,000 into the roof. Since the leaks began, my first priority was to stop the water. Now, I am seeking Ace's financial help in offsetting the money I have spent. I contacted Ace on November 23, 2021 and since then have been lied to and then ignored. Sarah S*********, Operation Mgr, stated she was instructed not to speak with me.Initial Complaint

Ace Home Inspections was hired by potential buyers for my parents home. They noted mold,which by the way, is below the normal level in any room and is not active based on tape test results which I paid $215 for. Mold is everywhere and needs moisture to grow. There is NO moisture in this attic. I was told the sample would be overnighted to the lab and I could get the results as soon as the next day. I called on two occasions and the results were not yet in. When they did arrive however, the results were sent to my email as requested, but they didnt notify me by text until AFTER they had given the results of the test I PAID for to the buyers agent!! She should NOT have recieved those results except from myself or my agent with my permission. They also said there was an active leak in the roof which there was not, but that prompted a chimney inspection which found another issue that they missed and I am expected to cover. They will not return my calls.
