1 starAs a new renter who has lived in my home for less five months, I’ve been extremely frustrated by the lack of communication from this company regarding lawn maintenance. Since moving in, there have been repeated issues with my lawn not being cut, not cutting it intially for eight weeks and now again for two weeks in a row and no one has reached out to explain or provide any updates. Given that lawn service fees are mandatory upon lease signage, I expected much better coordination and responsiveness. This ongoing problem has made my rental experience far more stressful than it should be, requiring weekly emails. They do not care about the residents and only want your money. 1 starAmerican Homes 4 Rent is by far the worst property management company I’ve ever dealt with. They have no sense of timing, professionalism, or accountability. To top off a long list of frustrations, they actually sent us a move-out inspection walkthrough and a surprise bill on Christmas Day. The charges were absurd, like $50 to remove a healthy hibiscus bush and $5 to replace a single lightbulb. These companies are rotting the housing market from the inside with their subpar repairs and yearly 3-7% rent hikes each year.
Throughout the lease, putting in a repair request was a joke. Not only is communication nonexistent, but you’ll end up having to explain the issue over and over to three different people because their departments don’t talk to each other. It’s like one arm has no idea the other even exists. As if all that wasn’t enough, they will randomly email you seven months later with additional charges—no receipts, no explanation, no substantiation—just a bill and stating your account portal is still open.
To make matters worse, they pair you with “CONservice” for utilities, which is just as shady and dysfunctional as AH4R itself. Truly the most miserable renting experience I’ve ever had. Avoid both at all costs.Review fromShannon W

1 starTitle: 3 Yrs of Retaliation, Fraud, Utility Abuse & Racial Targeting: If ONLY there were an option for O stars...
I’ve been denied amenity access for nearly 3 yrs while AMH/Homeside HOA targets me with harassment, retaliation, and fabricated fines. I’m a tenant, not the owner, yet I’ve been fined $25–$100/day, threatened with unauthorized work orders, and charged as if I own the property. AMH uses Conservice as a conduit—we pay Conservice for electricity, but funds flow back to AMH. AMH owns the home, pays the HOA, and installs on-site reps who surveil tenants, take photos, never communicate, then funnel HOA fees back into their own pockets. Maintenance is neglected, code and plumbing issues unresolved, and after I filed complaints, they escalated with backdated fines and billing threats. My son has faced racial targeting, and I was hung up on by an AMH staff member when asking for help. I demand removal of all charges, repair fulfillment, amenity access, and a full federal investigation into AMH’s financial misconduct, utility manipulation, racial discrimination, and HOA abuse.
While Conservice provides a billing breakdown, that’s not the point. The structure itself is abusive. AMH uses Conservice as a shell. Tenants pay “utilities,” and the money loops back to AMH via ownership and billing control. I’ve filed with HUD, the GA Attorney General, CFPB, and BBB. AMH profits off tenant hardship, retaliates when complaints are filed, and leverages the HOA as a weapon to intimidate and silence us. I will not be quiet. This is systemic theft, retaliation, and racial targeting. I want accountability at every level. I’ve consistently paid rent on time with no late fees. Even after losing my job in March and facing financial hardship, I’ve upheld my lease without fail. I’ve met every obligation, yet been met with harassment, retaliation, and denied amenities. I’m requesting a full lease termination without penalty. I deserve the right to leave this property in peace.Review fromEric F

1 starHorrible company to work with. They are slow to respond and find ways to charge you more all the time. The ridiculous process they put you through to rent the place and then move out is even worse. It is as if they want you to have a terrible reminder of the moving in.

1 starAbsolutely terrible company. I would have me and my family sleep under a bridge before I rent from them again. We cleaned the house from top to bottom, behind the appliances, I cleaned the gutters, power washed the driveway, far and away beyond what should normally be expected of a tenant. And yet they still found $2600 worth of "damages". They want to charge for cleaning and power washing, for "bulk trash removal" where the trash pictured was not ours. Replacing door stoppers that are clearly not missing in their own photos!
They also will charge you for legitimate maintenance requests if they feel like you are putting in too many, even for things like leaks. They will not address the things you put in maintenance tickets for, even if you do multiple tickets, and then have the gall to charge you for it on move out. And good luck getting a hold of your property manager. You can call all you want, no one will ever pick up the phone and email isn't any better. Be prepared to have your property manager change 5+ times per year.
There's very few companies I would describe as outright evil, AMH is one of them. Truly a malevolent force in our community. Be prepared to go to small claims court if you are desperate enough to rent from them.Review fromMichael A

2 starsGood experience when I rented a place from them in las Vegas, terrible experience when I transferred and rented a house in Texas, place wasn't updated, old string blinds paint not matching old looking baseboards, I would advise anyone to view the home before signing a lease, I viewed the place online and secured the house before moving from Vegas? Big Mistake, just needed to establish residency back in Texas so my son could use my Hazelwood benefits, again View the house to see if it's worth your money, the maintenance man even admitted the my place was on of the ones that was in pretty bad shape, kept most of my deposit for bogus charges, my neighbors knew I did my best to take care of the place and often complimented me for being such a clean neighbor and said they hope the new neighbor was like meReview fromKasey C

1 starI’d leave zero stars if it was an option. They’re an evil company owned by state street who have crappy, cheaply made properties, and they’ll end up charging YOU for normal wear and tear for nothing you did. I say evil because they basically have the finances to extort anyone who rents from them, and for example, they even went as far as to charge me $5 for “HVAC”, which I have no idea what that even means. I’m surprised they didn’t go find something to charge me a couple pennies for. They know people will never bother fighting them because it’s not worth it so they extort a couple hundred from you just because they can.Review fromBrenda L

1 starI just got my keys on Sunday, July 6th in Fort Worth Texas for the rental home and I can see now that I am going to be getting the run around. The home was dirty and has not been cleaned. The walls are patchy and have not been painted . There is still markings on the wall. Cockroaches on floor. The ceiling in master bedroom is ridiculous, water stains, not been repainted, the lawn has not been mowed. My resident manager was out of town when I called on yesterday so I sent an email and called the Senior Manager and she did not respond and I called again at the end of day and she refused to get on the phone and the rep stated that I would get an email but needless to say, I have not. This is unacceptable. Now that I am seeing these reviews, it appears to be hopeless. I would like to move in a clean home with the walls painted and the windows clean and lawn mowed and new screens as they are all clawed. Not so sure I should have rented from them. They kept sending emails for the deposit and rent but home is not ready to be moved in.Review fromNycole B

1 starI initially posted a glowing review on May 27th about my leasing experience with American Homes for Rent. Unfortunately, that positive experience ended the moment I moved in. Since then, I’ve faced ongoing challenges with communication and follow-up from both the leasing office and the local property management team.
My most recent and frustrating issue involves the gas line for my dryer. After purchasing a brand-new gas dryer, I was informed by the delivery team that they could not connect it due to liability policies. They advised me to contact the gas provider directly.
When I called Southwest Gas, I was told that because the account is not in my name, I couldn’t schedule a technician to come out. I then contacted American Homes, and their response was, “We’ve never heard of this process,” offering no real solution. I called Southwest Gas again, only to be told—again—that the request must come from the account holder. A supervisor confirmed this.
I was then told to contact Conservice, the third-party billing agency, but their representative made it clear that they only handle billing and have no role in utility service issues.
After being bounced back and forth between all parties with no resolution, I finally received an email saying that more days would be needed to address this—meanwhile, I am left with no working laundry appliances in my home.
This level of support is unacceptable. It’s disappointing to feel ignored and dismissed as a paying resident. I regret my initial positive review and am now seriously reconsidering my tenancy. Renters deserve better responsiveness, accountability, and urgency—especially when basic living needs are disrupted.
