    Trust Properties in Las Cruces, NM has kept our security deposit despite signing a lease with them. If you look at every review possible of this company, they have monetarily stolen from tenants and treat people horribly. There is nothing in their clause that states that we cannot get are deposit back. We have a family tragedy and cannot sign a lease for a house managed by Trust Properties. We did not foresee this horrible accident and now the owner of Trust Properties, ****** ******, refuses to refund a deposit on a home that we are not able to rent. They do this constantly to renters and have the worst worst business practices. This company needs to be investigated.

    We do not keep hold deposits unless the following occurs

    * Incoming tenant cancels right before move in, so there is a loss to the property owner

    * Incoming tenant rents home sight unseen and when they get here they don't like the home

    All incoming tenants are aware of this rule, since they acknowledge it by paying the hold deposit and we attach an email for them to acknowledge this.

    However we do offer a return of the hold deposit if the following occurs

    * We find somebody to take over the lease so there is no loss to the Property Owner

    * Incoming tenant is part of the military and being deployed showing deployment orders right before move in

    A hold deposit will convert to a security deposit once the tenant has taken possession of the home and a security deposit is fully refundable (minus outstanding repairs, cleaning etc if needed)
