    If your searching for a rental property stay as far away as possible away for these people, you will regret it when you move out. I have rented for the past 20 years and by far these people are the worst Ive ever dealt with. I myself use to work in property management and its mind blowing what they charge you with when you move out. I unfortunately had to break my lease to move out of state for medical reasons. I was very transparent with them through this process and communicated everything to them. I was well aware of the lease break fee and paying for rent until someone leases the property. I acknowledged that. My problem with them is once you move out they refuse to speak with you on the phone. Only email, to only have your emails ignored!! They refuse to do an in person walk through, because they are scammers and will charge you for EVERY little thing.. as you can see in the pictures this house was left in better condition than I received it. They refuse to show you proof of what they charge you with.They even tried to charge me for water that was in my name. As you can see in the picture the account was in my name and no balance was due as I paid the remaining balance once they applied my deposit.******* is by far so UNPROFESSIONAL and was extremely rude when called out about the unlawful charges. She stated she would credit me the water as she knew she was in the wrong and was against the law. She wont own up to it but I did get a credit in the water after months of fighting with her. Funny thing she stated the account was transferred into their name. However the ledger from the water company is in my name. So tell me how the water company would give ME access to a corporate account?? They dont and these people are full of it.Learn from my ****** and stay away from this company

    This business's policy and concept are irrational, and based on the outcome of the statement below, they are not logical. Keep in mind that I live in *****. The information 'used' through the Apollo app with Arroyo Del Oso Property Management, **********, has been breached. I was forced to sign a contract blinded, not knowing that I was going to be trapped in a rental agreement prior two weeks before the date that I agreed to start the contract. Stating, "Attention: You have a past due bill(s) from February 07, 2025," when the rental agreement I signed states that my rental lease starts "02/21/2025 and Ends 02/28/2026." Because of this, if not already, it will appear on my credit report that a negative inquiry of the amount owed to a property. This is fraudulent. The 'rent payment' notification that considers the rent past due appeared after the lease agreement was submitted.The contract states that late payments will be $25 a day; in this scenario, I will be charged $525 for the two weeks before the leasing contract begins. This was not in the contract, and I didn't agree to it. However, to investigate and update the errors on my account to a stable concept of my rental history as before, this deceiving theory makes this business seem incompetent. Furthermore, I live in *****.

    You signed a lease agreement. Per the lease agreement. Section 1.1 Line 25 From the moment you execute this contract you will be subject to all terms of this lease agreement. EVEN IF YOU DO NOT MOVE IN. If you wish to cancel this contract after signing you will be subject to all terms, conditions and penalties.Per the important information: You must pay your security deposit at the time of lease signing. This tenant did not. That is why you received notices. Deposit must be paid upon approval. We will NOT schedule your move in appointment until you are paid in full and have completed To Do list items no later than 5:00pm the day prior to you Move in except setting up the Village of ********* water which is done the day your Lease begins. If we do not have these item, we will reschedule your Move in date. Please respond to this email with confirmation. You pay your rent and other fees upon move in. Per the information sheet that was sent at the time of lease signing. You signed a legally binding contract with all information presented to you. Documentation provided as need.

    The contract states that the lease starts on "02/21/2025 and ends on 02/28/2026". It also talks about payments to have animals on and maintaining the property. If the key to the property is lost, the "tenant must contact a locksmith within 24 hours, and the tenant must provide a new key to the Arroyo Del Oso Property Management, or it goes against the leasing agreement". It also states that if "the tenant is late in rent the next day, a fee of $25. will be charged every day until the current rent is paid". Again, the past-due deposit or rent was posted ('after!'), and the leasing contract was submitted. The past due notice also states that paying a deposit before moving in was a ['choice' to move in sooner,] 'Not' a must.

    This is a potential legal argument and a misrepresentation when the terms and conditions of the leasing agreement actively mislead the tenant. The leasing agreement misrepresented different information through a pop-up. This is a discrepancy, and failing to honor the contract is considered a breach of the terms and conditions agreed upon in the signed lease.

    I am renting from this property right now and they are horrible! The apartment is literally falling apart around me, the unit above me had their ceiling collapse in on them and we have a mold issue. I gave them a notice to terminate my lease, but they say it doesn't apply and that the lease will still be active. They don't care and they are absolutely horrible.

    This company is the worst property management company ever. In the year since they took over the apartments I live in they have left us without a swamp cooler during a heat wave, locked us out of the laundry rooms and made the tenants go pick up a key during the companys business hours. The landlord has zero professionalism or empathy. Ive asked for a simple repair to be done so that birds are no longer in my non working swamp cooler and it hasnt been done. Bird droppings and feathers fall into my apartment through the swamp cooler vent. She asked for proof of my pet dying so he could be removed from the lease. She doesnt respond to emails, if you speak to her on the phone she talks to you like youre stupid and like shed rather be talking to anyone else. Units have been broken into by homeless people AND other tenants of the property and she doesnt respond. They either dont return your deposit or claim it was lost. DO NOT RENT FROM THIS COMPANY.

    *************************, *********************** and *************************** are racist property managers who bully, ********, and are not good people. DO NOT RENT FROM ARROYO DEL OSO. They are unprofessional and will not communicate back in a timely manner. They will lie to coverup for each other even though their bad behavior is on record. I really hope karma comes around to deal with all of them. Do NOT rent from these women. They are evil. They are condescending. They are greedy. They are unprofessional. They are unkind. They are disrespectful.

    If I could afford to leave right now, I would. This afternoon, I was taking my cat for a walk on his leash. My neighbors let their dog run out their apt. without a leash. He saw my cat and charged towards us. I get all scratched up from this. When I call the management, they say they can't do anything because it is up to animal control/police. When I start asking questions, this lady is downright rude/patronizing before hanging up on me and using the excuse that I was yelling at her. I keep calling but no answer. I will go down in person but I will move when affordable for me to do so. DO NOT RENT FROM THESE IDIOTS! The word I want to call them is worse than that.

    Do yourself a favor and run in the other direction. Do not ever rent from this property management company!!! The 3 ladies that call themselves property managers are rude, idiotic and beyond incompetent. They are liars and contradict themselves and each other all the time, so theyll never give you a straight answer. They do not have basic knowledge of ********** laws and statues and will s**** you over every chance they get. It is basically impossible to get ahold of them to address any issue as they ignore phone calls, voice mails text messages and emails for WEEKS. Again, do not ever rent from this company.
