- Refund and Exchange Policy
If Renter cancels this Agreement more than sixty (60) days prior to the beginningof the rental period, the Deposit, less a $25.00 administrative fee shall be refunded. If Renter cancels thisAgreement sixty (60) days or less from the beginning of the rental period, then all monies paid shall beforfeited, except for the $1,000.00 security deposit which shall be refunded to the Renter. In the case ofany acts or defaults by Renter giving rise to any anticipatory breach of the terms of this agreement, Ownershall have the right without prior notice or warning to immediately terminate the Agreement. Renterexpressly acknowledges and agrees that any violation of this Agreement during the term of the rentalperiod shall result in the cancellation of the agreement and the immediate eviction of Renter and theabove listed guests without refund.
Owner reserves the right to cancel this Agreement if the Premises have been rendered uninhabitable.Instances for which the Premises shall be considered uninhabitable shall include, but are not limited to,the following: damage by a previous Renter, inoperable heating or air conditioning, act of god, damage resulting from a natural disaster, damage caused by inclement weather, or damage caused by fire. In theevent that the Owner must cancel this Agreement because the Premises are uninhabitable, Owner shallfully refund all deposits and payments to Renter. If such a cancellation is necessary, Renteracknowledges and agrees that the Owner’s sole liability as a result of the cancellation shall not exceed afull refund of all deposits and payments previously paid to Owner by Renter.
