Filed several requests with the leasing office in regards to the big rig trucks and Commercial vans parked alongside of the street blocking the view of oncoming traffic management did nothing, it takes maintenance months to handle a maintenance request, the development uses a third party vendor for maintenance requests they have made several mistakes where the wrong unit was put on a ticket and the wrong tenant had maintenance entering the home management refuses to take any responsibility management is completely incompetent unprofessional, leasing office staff is not putting tenants on hold and talks trash in Spanish about the tenant currently on the phone, leasing office constantly hangs up the phones on tenants phone calls does not respond to maintenance request within an appropriate time does not provide corporate phone number to the tenants to file complaints, the apartments are covered in trash they do not scream future tenants for any criminal records high speed chases are almost on a regular basis the leasing office ignores complaints. Management and leasing staff is completely unprofessional very rude, tenants who are on Section 8 housing are not notified by the leasing office when rent is lowered when confronted with the issue they claim that they cannot do a refund and that the amount taken out of tenants accounts will be credited towards next month's rent they are taking thousands of dollars of tenants money for rent in the amounts that rent is not actually due. Not a single maintenance speaks English there is no way to communicate with maintenance when they do decide to show up. The apartments are very old things break my mother has been requesting to have her stove and oven replaced for almost a year, they lose signed documents by tenants they are very disorganized they argue with tenants to prove a point to cover their mistakes the Russian staff at the leasing office takes bribes from senior citizensInitial Complaint

Hello I have been a resident of Oxford Towers owned by Concordia Properties for over 4 years. I am submitting this complaint because of the unfair greedy practices of this company. Rent increased significantly over $300with the excuse of pricing analysis for similar properties in the area which I know are false, they just took advantage of the opportunity to over price like other companies have post pandemic. As a consumer isn't this public information I should be able to access to analyze or review myself. I was also told the prices of cost of goods sold increased on their end which I find hard to believe I have not received any modifications to my apartment they have one GREAT maintenance guy but they have him doing EVERYTHING across multiple buildings, security is ***, their is a rodent and insect problem that I sent multiple request to the main office for remedy and the most they have done is send out a guy to spray and lay glue traps. How is that going to catch mice? They rarely get back to you in a timely manner and more often they don't respond at all. The bookkeeping, accounting I'm sure is disastrous and I'm sure if they were audited they would definitely find irregularity and over charging residents which is theft. I was promised a certain amount I would pay in rent and it wasn't honored and I was willing to move because I was not working and could not afford the increase that's when the helpful property manager got an approval for a small discount from corporate and somehow that got screwed up! The last straw was they started charging for recycling, garbage disposal and extermination services without any notice. I hope the BBB can shed some light on how Concordia operates and how unfair these practices are for average citizens trying to keep a roof over their heads. Can a company really just add additional charges without notice even after you agree on a set price? I have all the emails I've sent and I will definitely be moving when my lease is up!Initial Complaint

This has to do with a rent issue. My church issued a check for my rent for February in the amount of $875.00 and was mailed to the Property Managment building on the 31st of January. I kept inquiring to see if they received the check, and was told that they had not. My church issued another check on the 8th of February and I hand delivered it to the office along with a money order for $43.75 for a late fee. I was told that the check and money order were not sent off until a later date and that is why it was not credited to my account on "RentCafe", which is an internet pay site. I kept checking on the site, but it still wasn't credited. I asked my **** clerk to see if the check had cleared, and it had. Still, I waited and the credit to this day has not appeared. I was able to pay my March rent seperately, and I have received credit for that. The 2 money orders that were used for the late fee and the amenities for February have been credited to the account as well. Just not the check.I have made repeated attempts to contact Concordia Properties using emails and phone calls. I just can't get past the main line. No one will answer it. I'm getting a recording saying "the person at ext. 200 is unavailable. It also says the mailbox is full.......for 3 days now. I have emailed the property manager for my complex, and still have not received word of any action being taken. And now, my credit report has taken a hit. Something else that I couldn't afford.I have just checked the RentCafe website again and the payment was finally credited. I am sending proof of that along with all the documentation I have of the situation. I just don't understand why it took this long to fix! I would also like to have my credit report fixed. If you can help in this matter, please let me know.Thank you *******************Business Response

this is my response to ID ********: This resident was allowed to make a onetime payment by check in the office for February. The check was dropped off to the office on 2.9.23. This payment was then sent by *** to our accounting office. When our accounting office received the check on 2.15.23, it was misapplied to the wrong account. This resident recently transferred to a new apartment and the check was applied to the old account. On Friday, February 17 the resident reached out and inquired as to why it was not showing on his account. We reached out to our accounting office for help on 2.20.23. We tracked the *** package and saw that it was delivered. Our accounting department researched the delivery and check to find that it was misapplied. A request was put in to reapply the check to the correct account. Our onsite office staff spoke with this resident multiple times during this period by email and in person. Our HR department also reached out to let us know that he had contacted them about this issue. This was resolved on 3.8.23. The payment was made late by the resident (after the 6th of the month) so the resident did receive a late fee for this month. We do not report rental payments to any credit bureaus so this misapplied payment would not have any effect on credit.Customer Answer

I am rejecting this response because:
!. I gave the replacement check to the office of **************************** on the 9th of February. It took several days for someone to *** it to your office. I don't know how that is acceptable? It, in my opinion, should've been forwarded by the next business day. Not just when the office staff felt like it.2. Why did it take 19 days to resolve this issue? After so many inquiries by several people, why did it take so long? For one thing, the check clearly shows the address that the check was covering. I don't understand how it could be applied to a different account? There is already someone else living in the former apartment that I was living in. My name should've been removed from that address and that account closed long before February.
3. Yes there was a hit on my credit. I showed that in my packet. Whether you report it to the credit agencies or not, it was discovered and reported. I showed that in my packet that was sent. My score went from a 590 to 580 and your organization is the one that showed. That is the other issue that remains unresolved.
Right now, all I can ask for is for my credit report to be fixed. If this company that I am associated with is the only one that the credit report affected, then please send them a correction letter. Again, that is all I can ask for.
Regards,
Chase HoodInitial Complaint

This management company is basically all about the money. They have allowed myself and my four-year-old daughter to live in a unit with mold for several months. Also the air conditioner literally falls down to the floor and collapses. The ** units have mold in it and around it so if we utilize ** or heat we are literally breathing in mold. I have sent pictures made several complaints. Now the apartment is now in abatement they have refused to do any repairs. The fact that my daughter is allergic to mold and breathing it in should be enough for them to try to rectify the issue. They have a new assistant property manager that is extremely rude. The maintenance supervisor talks a good game but he dont fix a thing. He rides around in his truck all day . currently my toilet overflows and has f**** in it. My question is what are they going to do when the toilet keeps running so much that it floods the neighbors ****************. Its impossible to contact corporate they dont even have a option for you to leave a message. They literally tried to evict my elderly neighbor for $29. But cant have proper maintenance or management. This is unacceptable and having mold in a unit that humans occupy is illegal. I wish there was a way I could upload pictures on this website. They also are charging us for water , sewage and pest control . This community is full of disabled and seniors also single mothers. They dont answer the phone corporate doesnt even have the option leave a message . I was bit by a spider . Also they sprayed bleach into my ac Unit and my child and I was inhaling bleach I told the assistant manager but she failed to ******************** is horrible and made my child sick now we have to move as well because of this company .Initial Complaint

Wrongful termination. Started April this year working for Concordia property who purchased a townhouse community that need to be tore down. I didnt receive any help for about 2-3 months. Assist just got out her 90 days recently. I was not trained properly nor did I have the assistance of Regional manager. No training team. We had contractors that did renovations on property the owners took them for weeks to work on his personal home. I was terminated due to units not being ready! When asked or complained on crew nothing happened. I had no one to speak with about my concerns the I come in on the 13th of this month and was terminated! Reason given was as you know it starts from the head and we have to let you go.
