      I sold my house with Garden State Cash homes. *********************************************************************************, **** closing August 2022. I had no clue in selling my home but I knew I needed to get the best deal possible. I had 30 different buyers and real estate check my home out but it wasn't until ****** came over and immediately I knew I wanted to go with him. Not one day goes by I regret selling my home to him. He was there for me every step.... went above and beyond what I even thought a buyer would do for me. He made the experience stress free and helped me to understand every thing that was happening from beginning to end. I had so many other offers but were all lower than *******. He gave me EXACTLY the amount I wanted. I am so happy I put my trust into him thru the process because he made it happen for me quickly, stress free and overall so happy I chose him to purchase my home. After closing ****** and ***** came over see how I was doing and I made a video with ****** which you can find under their website, actual proof that this is the buyers you want to go with. I had so many others trying to scam me of price and the honesty of the condition my house was in. Not ****** and *****.... I HIGHLY recommend using them when it comes to selling your home. You will receive such care that you never thought a buyer could give but to the day I say hi to ****** as you will see he is the person you can trust your home with. Thank you ****** for everything....for being so caring, honest and loyal to me as I let go of my home to you.

      Terrible & unethical. ********************* made an offer of $185k (verbally and via email) which I accepted. Terms were 10% cash upfront, balance upon closing 4 weeks later 6 days later, after I had signed the lease on my new apartment, he called back and said he can only do $160k after thinking about it. He asked if he could bring his contractors and partner to see the house 4 days later. I agreed After going over the house again, he said he can do $165k. I called him 2 days later to accept, as I needed the 10% deposit to move to my new *************** in 5 days. He then said he need to get an estimate for a new roof, and that he'll be lower than the $165k. So ********************* is either incompetent, and doesn't know how to price an offer for his own business, or he saw an opportunity (knowing that I was in a severe time crunch) to try to steal another $25-30k from me.Fortunately, I was able to accept another offer today; however won't be able to close for 3 weeks. So I've lost the apartment and deposit that I put down, lost the job that I had lined up.Because of *********************, I now have to wait three more weeks, move ***** miles away, and live out of a hotel until I find an apartment. Unless you have the flexibility to walk away from selling your home (which the vast majority of homeowners selling to cash buyers do not have), stay far, far away from ********************* and Garden State Cash Homes, LLC!

      I am disheartened to read your review. I apologize for any inconvenience you encountered. I take my reputation seriously and always operate with honesty and integrity. This is why I have been in business for over 5 years and never received a bad review. I totally understand that you were upset. However, we did not have a contract in place. I view your home on Nov 8th. I sent you offer via email on Nov 9th, and I put in bold print that " that actual repair cost *** vary, and I am not a licensed contractor or appraiser." You said you have to review two other offers and to give you 48 hours. Nov 10th, you asked for 10% of $185,000 to be put into your hands two day after signing the contract. That is a lot of money to lose to not properly conduct my due diligence. I mentioned to you that I would have to ran title and have a Licensed home inspector inspect your home before releasing any deposit. We could not move forward the next day because of Veterans Day. On Nov 15th, I emailed you to set up the home inspection for Nov 18th you confirm the appointment. On Nov 18th, during the inspection the home inspector bring the roof issue, the termites damage and moving the plumbing so the washer machine would not be in the kitchen to our, attention. Immediately after the inspection, I told you I could not offer $185,000 and that you should have the other investor that offered $182,000 see what they have to say. You asked me what I would offer, I said around $165,000. You said you would call me. Roughly about 20 minutes after we left you call and said, $170,000. I said I would call you back. I needed to get an estimate for the roof. My GC subs out his roof jobs and could not give me estimate that day. Later that day you emailed me and said you are still waiting for my call. I responded and said I would have an answer the next day on the 19th. You emailed me on the 19th and said decision yet and the other offer expires today. I replied via email I that would have to stay at $165,000. Also, I mentioned I have a realtor friend that has an investor interested in your home and was willing to pay more than I would, with no realtor's fee because you would have dealt with the investor directly. On the 20th I called you to reiterate my email on the call you were upset and hung up. I totally understand selling a house is very stressful. Throughout this out this process I was professional towards you, performed my due diligence by researching your property and consulting with licensed professional. Once again, I apologize, and I wish nothing but the best!
