    Entered a contract with Brandon B***** on July 7, 2023, to rebuild front stairs including installation of new aluminum railings, and to perform minor repairs to rear stairs including tightening structure and railings. Estimated start date was July 13 with a project completion August 3.
    He started work on July 14 and completed front stairs rebuild, but did not install railings and some trim. He sent one of his workers on July 21 to repair rear stairs, but the structure and railings were still loose. On July 21 he informed me via text that some front railing parts were out of stock but should be in by July 27. There has been no work on the project since July 21.
    I tried several times to get a new status and completion date between July 21 and August 7 (17 days) via phone, text, and email, but Burlem didn’t return any of my messages. I terminated the contract on August 7, and made other arrangements to finish the project.
    Brandon B***** (also does business as The Fix It Man of Hampton and High Tide Home Improvements) abandoned the project in an incomplete and unsafe state. The front stairs rise 6 feet above the ground and are unsafe and unusable without railings. The rear stairs were not repaired to a professional standard. Demolition debris was not fully removed from the site. He talked a good game but couldn’t perform a relatively simple project.
