    Enclave practices deceptive security deposit retention at their ********* Flats location in ***********. They use a cleaning company they call professional, which is not registered in ** as a business, has a residential address and an unmonitored generic voicemail so it is impossible to contact them. They charge erroneous amounts of time for cleaning that is not justified by the condition the apartment was left in. I provided time and date stamped pictures of damage prior to move in, which they refused to consider and charged for repairs. It is a scam and a money grab.

We take all resident concerns seriously and strive to ensure that our move-out inspections and security deposit accounting are conducted fairly and in full compliance with North Dakota landlord-tenant laws and the terms outlined in your lease. Regarding the cleaning charges, the company you mentioned is a sole proprietorship, which is not required by North Dakota law to register as a formal business entity. This vendor has been our trusted partner for professional cleaning services and consistently meets our standards for quality and reliability. Charges are based solely on the actual time spent cleaning the unit.
     
    In your situation, the cleaners recorded a total of eight hours in your apartment. We initially billed for six hours and, after carefully reviewing your concerns and the documentation you provided, our Regional Manager authorized a one-time adjustment to reduce the cleaning charge by half. This adjustment brings the total charge to 3 hours, or $180, which has been refunded accordingly.
     
    As for damage assessments, our process involves a thorough comparison of the move-in and move-out inspections, including any photos submitted by residents. This ensures that any charges reflect only cleaning or repairs needed beyond normal wear and tear, consistent with industry standards and legal requirements. The refund we issued is a goodwill gesture to help resolve the matter fairly and professionally. While we believe the charges are justified based on the documentation and inspections, we hope this adjustment reflects our commitment to transparency and fairness.     They used to be great. Ive been with them going on ten years. In the last year especially they have gotten terrible and I regret renewing. They have gotten so expensive and on top of it they keep finding new things to charge for. In addition, even if you are able to provide PROOF of financial hardship they do no care and will constantly threaten three day notices even if you have a payment arrangement they agreed to. Just because you can do something doesnt mean its right. You would think with the hundreds of available units they would change how they treat their tenants.

    Enclaves service (specifically at their *****************************) has been horrific. Im a current resident and had to have an edit made to my lease. I brought up the issue two weeks ago and they said it could be solved within the day. For the last two weeks I have been trying to reach someone to help resolve it. I have left voicemails, emails, and texts and my issue is not resolved. Additionally, I had 4 packages stolen and when asking the apartment what they could do, they told me to get a PO Box and that they cant pull the camera footage. This was the same case when a friend had a firearm stolen from our garage and a police report was filed. Enclave is not a company that respects its customers.
