      Run. Run fast. ****. Condescending. Receptionist decides whether your question/concern warrants being put through to an association manager. Owners ****** an environment where their employees feel comfortable bullying homeowners. Complete refusal to maintain an *** accessible property.

      We recently became aware of online reviews posted by an individual who is not an owner of the property referenced in the complaints. The statements included allegations that CEPCO ******************* and its owners ****** an environment where employees bully homeowners, and that a CEPCO employee is abusive and lacks critical thinking skills. These assertions are false and ************* clarify the circumstances: The reviewer is not a homeowner within the managed community and has no standing regarding association matters. His prior interaction with management resulted from a violation issued to his ex-wifes property for placing a portable storage unit (POD) in the driveway without required Board approval.The reviews also falsely claimed that CEPCO is refusing to maintain an *** accessible community. This is incorrect. The Association has no private HOA-owned amenities or facilities for which *** requirements would apply. Additionally, the referenced landscaping concern involved routine trimming of walkway bushes. Maintenance was already scheduled and communicated to the homeowner in October and photographic documentation confirms that accessibility was never obstructed.Both reviews were reported and subsequently removed by ****** for violating their content policies.CEPCO is committed to professionalism, compliance with governing documents, and respectful service to all homeowners.       Wow. Its not defamation when its true. Good job making assumptions about my relationship to the property. Those are also incorrect. The property is, in fact, an *** accessible property as originally constructed prior to Cepco taking control of the *** from the builder. The walkway was not maintained at a full 36 of access. Feel free to look at other reviews where there is evidence provided of their incompetence. Both from myself and other homeowners. Nobody cares about the BBB but boomers like ***** and *****. Lastly, own properties that are unfortunately managed by this fine bunch of imbeciles. The experience is the same, regardless of the community. Cepco is AWFUL.

      Windsor Park Manager ******** ***** is harder to contact than the President of the USA! Has surrounded herself with people who run interference for her! She enforces HOA rules not by the writen rules but only at her discretion. Very frustrating person to deal with. Holds no HOA meetings for home owners to attend giving us little to no options to voice our opinion. Only sends out emails to let us know what they have decided to do. Not tapping into the home owners wishes. She needs to be removed from her position in my opinion!

      Unfortunately, this account did incur a late fee. After meeting with the Association Manager and the owner of CEPCO to discuss the situation, the Manager submitted a request to the ************** to waive the late fees. The Board approved that request, and the fees were removed. Prior to that, our accounting department had notified the owner via email regarding the late fees on the ********** the management company, we are responsible for enforcing the **** governing documents, including any applicable rules and regulations. Although the community is still under developer control, the ************** is responsible for making decisions such as the approval of late fee waivers.Additionally, the Association holds an annual meeting each year, which provides all homeowners the opportunity to attend, receive updates, and voice any concerns. Also, the ************** meets monthly, and all homeowners are welcome to attend. Those wishing to participate can contact the Manager, who will add their name to the agenda.Thank you,CEPCO Management

      Zero ******** the new president of the *** currently, I stepped into a pile ofwith CEPCO being our HOA manager. I had heard awful local gossip about CEPCO that almost deterred me from buying in this ************** agrees its time to stop giving CEPCO our money, time or energy.

      To whom it may concern,CEPCO has been providing association management services for the greater ********** area for over 42 years. CEPCO has been managing this association for over 20 years without receiving any written notification of an issue or board complaint until recently due to board turnover. CEPCO nor its employees make any claim that our company does not make mistakes from time to time. This complaint was received from a non-active board member who had been on the board for a year and had recently taken the board presidents position within the last 2 months. She identified three complaints leading up to this formal complaint to the BBB. One concern was a water leak that ended up taking 9-10 months to determine the root cause due to its location and limited occurrence. The leak only occurred during heavy rain events. The location presented a challenge since it was located between the floors of a four-story building behind a firewall. With any water leak, it can be challenging since water travels to the path of least resistance. The issue was resolved. The second issue was a window washing vendor that did not clean the windows to the president's liking even though they followed and fulfilled their contract. The windows had hard water stains due to old metal screens that were not included in the contract. The last issue identified was the light bulbs in the foyer did not all have the same brightness. This association has been through numerous board members throughout our 20 years of service. The building is over 50 years old and of course, has some issues. Every issue has been addressed and handled as discovery has allowed within a reasonable time frame. We cant address the awful local gossip this owner refers to. As the management company, we are continually positioned as the middleman between the board of directors and the homeowners. CEPCO sometimes gets bad publicity, as well as every other management company. Due to the circumstances with this particular board member, CEPCO has evaluated our relationship and decided to non-renew this associations contract when it comes due in August 2025. This will allow the board more than sufficient time to contract with another management company. Since the time of this submission, this board member has now resigned from the board of directors.

      I dont often leave a negative review because I own a business and pride myself on the service that our business provides which is real estate services and property management services. I am also writing this as a former president of an association, current president of an association, and having worked as an association manager for ********************************** managing a condo community and another single family HOA. You are literally selling your service, responsiveness, and CUSTOMER SERVICE SKILLS. More than once, I have had Cepco on the phone and was treated less than human, the staff refused to put me through to a community manager, and was just rude mocking my questions that should have been very simple answers. Questions were, does the association fee include a wind/hail policy and who do I contact to find out if a covered porch can be converted to a sunroom. Simple questions why are you so rude?

      Sorry, this response is delayed in sending as it was not forwarded to **. CEPCO worked with this gentleman during a transition of a community from **************************** which he was the association manager to our company and had several pleasant dealings with him at that time. As one business owner to another, I would have addressed this issue with the management instead of resorting to reporting such issues to BBB, we would have gladly identified and solved the problem.       I am being harassed by **********************. This has been an ongoing issue, including but not limited to a direct complaint against **********, association manager. I am being a being a neighborhood target to this association and I've had enough. This is the first complaint I've filed with the BBB as I'm not sure where else to turn. I have reached out and explained that I have herniated discs in my neck, C3-C7 and in my back at T8 as well. Medically, I am not always able to go through my fence and pull the board off the top which prevents my fence from blowing open. I get help from my landscaper who maintains my yard. If I'm being asked to do something against medical advice from my ******* ********************** should be held liable. I have one of the cleanest properties in my neighborhood that is very well maintained. I an being targeted as a person, not a property owner. I've even had an member of the association bang on my front door and start screaming at me in front of my 10 year old son. It's absurd and I should not have to tolerate the level of unprofessionalism.
