BUYER BEWARE::: Do your research on them. They have one lawsuit against them, filed in April of 2025. And we are filing a lawsuit *********** Law suits against Progressive Log Home Builders..These guys stole approx $80,000 and 4+ years of our lives.. No return calls..May 2021 we signed a contract to build.Contract reads 5-6 months after logs have delivered cabin will be completed. Logs were delivered Oct 2023. 19 MONTHS !!We have paid approx. $300,000 so far.Progressive was going to build us a 1440 sq. ft cabin.Progressive has pretty much not been at the site since last year, and they keep saying they will return in two weeks, they have been saying that for about 8 months.They have not tried to resolve the issue.We have paid them approx. $80,000 in materials and labor that we have not received.They have not paid a few of of sub-contractors monies for the job they have completed.They have charged us more than what some of the sub contractors charged us.They will not produce invoices for materials used in the construction of the cabin, although we asked for them many times.We hired an attorney back in Feb. 2025 to get them back to the job. After a delays, they returned in June for 5 days. Our client purchased a log package from a 3rd party and there were a lot of delays before we received the package at the end of 2023. While we try to assist the client with the log package supplier, we have no control over issues or delays with them. We did all the work we could do before delivery, getting the permit and prepping the site and installing the foundation. The job site location is extremely difficult to get to and prevented many deliveries. This caused some delays and forced a secondary delivery location and multiple delivery trips. The client requested multiple changes and has over 10 change orders. Change orders prolong construction. Many items were special order and caused schedule changes while we wait on materials. We work in multiple areas and travel to different locations that take a lot of coordination and changes when clients request special order items. Throughout the build process, our client has interfered with sub-contractors and attempted to stop them from working. (It is standard practice to hire sub-contractors, and we state that we do in our contracts.) Some have stated they dont want to go back because of the interference. The client has purchased items outside if the contract, that were contracted without an agreement between both parties. There have also been many threats of non-payments and slow payments. The client currently owes three invoices that are past due. Last,but not least, ******************* where this home is located suffered severe damage during Hurricane ******. It shut down businesses, took out highways and made ****** people homeless. We have attempted to complete this project with a lot of difficulty from our client. We have ignored nasty and degrading email comments and focused on the project. He hired an attorney a couple of months ago that we have been in constant communication with. We had one of our normal crews go do work last month and they were harassed while trying to work. We are working with the attorney to either complete the project or mutually terminate the contract. In regard to payments and invoices, we have charged them what they have agreed to pay in their contract and change orders. We have done a lot of work and ordered a lot of special-order materials. They have refused to pay the last few invoices that are well overdue. We will admit that our contractor was diagnosed with cancer in April of 2023 and went through over a year of chemo and multiple surgeries. While she was doing all she could, she was working between hundreds of doctors appointments,treatments, and recoveries. Her 2 cancer diagnoses are of no fault to the client, and now that she has finally started to enter remission, we are trying to move forward with closing out this project. We know that not call clients will be satisfied, however we want all of our clients to have their dream log homes.Customer Answer

It's been July (1 year) since they have been at the job site. We hired an attorney in February of 2025 to get Progressive Log Home Builders back to the job. Since then we have given Progressive Log Home Builders many extensions to return to to the job. In June, Progressive Log Home Builders sent in a framing crew to some ceiling work with tongue and grove. They stayed only 5 days. I called *****, head of the construction crew, and asked him why couldn't they stay to finish the walls. All the material that was needed was at the job site. He never returned my calls. One of the reasons why we hired an attorney, is its rare that anyone one ever returns calls.
For the last two months they have said "we will return in two weeks, twice, no return. And twice in the last 4 weeks they said "We hope to give you a return date in a few days. None of that happened.
*They have at least one law suit against them for Breach of Contract. Filed April 16th 2025 in *************, N.C.
*They double charged us on some material and labor.
*Overcharged us on at least one price quote from a sub. (The sub quoted a price, and charged Progressive that quoted price. And Progressive charged us more that that price).
*They have taken over $30,000 from us in the last year for materials and labor, and we did not receive any of that, and no receipt that they even purchased the materials that we paid for.
*We have asked for invoices for the materials they have purchased for the job, but received none.
*We have no invoices or receipts for lodging of the crew. They have charged, us over $9,000 for lodging, for what ?

*The plumber, PRO-Star Plumbing, I just recently paid over $10,000 because they said they couldn't pay. I gave Progressive the monies to may them over a year ago. When I asked what happened to my my I sent you they had no response.
* The insulation contractor, USI Allied Insulation, got ZERO monies. And again, I asked Progressive what happened to our money to pay them, NO RESPONCE.
*We are filing a lawsuit against Progressive Log Home Builders for Breach of Contract, and Wire fraud. We paid for a lot of the materials and labor which we never received, via wire transfer. Because of there previous dealings with taking money and not producing a good or service with other clients, there is a history of deceptive practices.

It is our policy to do all correspondence with an attorney if we are contacted by one on the clients behalf. In this case, the client keeps contacting different staff members that have been instructed to let the management team handle all communication.For the last two months they have said "we will return in two weeks, twice, no return. When we spoke with the attorney a few months ago, we discussed the steps moving forward and what was needed. We did what we said we would, however the client has not. He is also interfering with our subs and workers and either not making payments/ or paying late.

This is not true and as stated before the job site is difficult and takes coordination for delivery. And we try to minimize materials sitting on job sites when possible. He stated were there for 5 days and materials are there. Now He is saying he has received nothing. This client is extremely difficult to deal with. As stated earlier,our contractor has been fighting two cancers for two years and he emailed that He didnt care although we were trying our best to keep things moving even with all of his changes, weather issues, and other delays.

We have spent months and months working on this project. The client knew that our crews travel and stay in local AIRBNBs or motels. This was stated in our contract and agreed upon by the client. Changes to the contract also extend work time and create more lodging expenses.

We make payments arrangements based on our contracts and payments scheduled from clients. As stated before, on many occasions the client has paid invoices late or not paid at all.

We cannot please every client, as much as we would like to. We have a lot of clients that love us and have worked with us for years and multiple projects. We have tried to work with this client and make arrangements to keep things moving.

This is not true. Construction always has delays when you are dealing with a custom home and in the mountains.
We had a plan with his attorney and he didnt follow through.
We also have the custom stairway parts and because of his previous comments about changing the work again and his failure to pay in a timely manner, it is difficult for us tie up our crews there when we dont know if he will pay us.
We are a small family business that has been building log homes for over 40 years and we are not perfect, however we try do every job and work with every client the best we can.

We have had a few complaints from clients in 8 years. Most people dont like how much things cost that they choose. Prices also sky rocketed after COVID and keep going up. All businesses get complaints. Not all are substantiated. Most of our clients are very satisfied and hire us repeatedly.

I am rejecting this response because: They are making things up and grasping at straws. They have tried to take advantage of us because we are senior citizens. Here is the the absolute truth. Period.Fact: We did what we said we were going to do when they returned for the 5 days. They did not. We NEVER interfered with the subs. They are amazed and still wanting to know when they can come back and finish the job they started. They cant continue until Progressive Log Home Builders return. This is another lie from Progressive Log Home Builders. I purchased breakfast's for each sub when I met them. And we got along great.
Fact: It "IS" relevant that they have at least one more lawsuit recently filed against them. It proves that they can't handle customer monies.
Fact: They did double charge us for the foundation. They took monies out from the foundation/footing draw, and they made up a Change Order for the footing/draw. We only have one footing/foundation. They probably thought we were not going to notice in the long run because we ae senior citizens.
Fact: They did over charge us for the sewer connection. I am well aware of what a mark-up is and have no problem paying it. BUT, the plumber told me the job would cost $5,200, period. Progressive Log Home Builders raised that price, to charge us $8,000 for something that was supposed to cost us $5,200. And then charged us a mark-up on top of the $8,000. So, they lied again. Covering up.
Fact: They HAVE taken over $30,000 of labor and materials not yet received. They have had well over a year to produce these materials and labor and has not yet done so. If they are so worried about not leaving materials at job site, right now there are materials at the job site that have been siting there since early 2024. 19 MONTHS ! They say their contractor has been battling cancer for two years. Well, they have started many many jobs since, their contractor has been battling cancer. Weather issues, that's actually funny. They couldn't find good enough weather in 4 years and 3 months to complete a small 1440 sq. ft. cabin.
Fact: Invoices. My attorney has been asking for invoices from the job for many many months. They do not respond to such inquiries. He have received none of the invoices. So, another lie.
Fact: Lodging invoices. They HAVE NOT SPENT MANY MONTHS WORKING ON THE PROJECT. I don't think they have spent a total of 6 weeks at the job site. I have no problem in paying for lodging, if they are actually there working.
Fact: We have never made a late payment, NEVER ! We did not pay the last three invoices because they lied about the fact that they said they were going to finish the job when they came back. THEY ONLY STAYED 5 DAYS ! As of yesterday we broke down and paid those final 3 invoice totaling less then $7,000. They owe us $80,000. So, go figure.
Fact: Pro-Star Plumbing never got paid. Fact ! We gave Progressive monies to pay them, they kept the monies.
Fact: We are filing a lawsuit,,, Wire Fraud. Taking monies via "wire transfer" and not receiving a good or service.

April 21, 2021 we entered into contract with the mentioned builder. Due to the pandemic, changes in financing requirements and global financial changes, we had to make a pause on building plans. ***********************, President of Progressive Log Home Builders, Inc. has $15,v110.67 of our deposit. After numerous texts and emails they finally responded. She said she had her husband critically ill in the hospital and couldn't communicate rapidly. We were empathetic to her family situation so we let some time go by so she can care for her husband. After nearly 4 months we were communicating again. I told her we were pausing the project due to the above mentioned reasons. She stated to put the request in writing and send it to her POBox address. I sent it return receipt and receipt signature. The mail was returned undeliverable. Months have passed and no communication again.My husband sent a text to her daughter regarding the built of a cabin and that's when she replied. We told her daughter that we need to communicate with *****, her mom in regards to the refund.We received an email stating that they put work and effort and had received cancellation email from us.The ONLY work and effort done was providing quotes and collecting our money. Not one single physical labor, permit or otherwise was performed by this company.Unfortunately we have now become aware that the have done this same scam multiple times over the years to many other victims of their deceptive practicesBusiness Response

As stated in their complaint, we do have a signed contract with them. They canceled their build with us. Our contract states on page 6 that the deposit is non-refundable unless we can't perform the work. We already put a lot of time and effort into their project including helping do all of their bank paperwork as requested. They did send us an email in writing saying that they wanted to stop the build. We have customers that contract with us to get in our queue and don't build for tears until after they contract with us for many reasons including financial reasons. We have also offered to pick back up on their build.
