      We purchased a home from Robuck at the included address which included a 1 year warranty. The company uses a warranty portal in which we added several warranty items for action. Five of the warranty items were marked as completed and the company took no action on the items. The item numbers from the attached which no action was taken on are: *****, *****, *****, and *****.

      Robuck Homes is dedicated to resolving the concerns of homeowners and maintaining a positive customer relationship. We apologize the warranty tickets were changed to a closed status in our system in error, prior to being completed. We have been and are actively working on these items, including having parts on order. The one-year warranty period for the home is still active, and we are fully committed to addressing any warrantable issues that fall under the scope of coverage.

      Robuck Homes Director of Construction spoke with the homeowner by phone today, 11/22/24 and discussed next steps for resolving the items.  A warranty ticket has been re-opened in the portal for the following items:

      Broken window sash
      Scratched sink
      Front door trim
      Vent hood

      Additionally, the homeowner and Director of Construction are meeting at the home on Monday November 25th in the morning to review these items in person.

      While some of these items fall outside the warranty coverage outlined in our homeowner manual, we are committed to ensuring customer satisfaction and are happy to address them as a goodwill gesture.

      We are actively working to address these issues; however,we regret that the customer continues to communicate through public forums instead of utilizing our standard warranty process to directly inform us of their concerns. We encourage the customer to follow the proper channels so we can resolve the matter efficiently and effectively.

      In June 2022, we purchased a Robuck Home in the ********* Development. Prior to Closing, we were assured by Robuck Homes all of our issues in the Pre-Closing Inspection Report would be completed. Included in our Pre-Closing Inspection Report were (1) uneven roof line (2) air in plumbing line; (3) unsecured water tank; (4) dead sod in the front and back; (5) uneven flooring in 2nd floor bathroom and 3rd floor bathroom; (6) uneven cabinets/broken cabinets; (7) bad paint job throughout; (8) as well as a few additional items including (9) a gas stove which flared. Prior to Closing a majority of the items remained undone. Since we had already moved back Closing, we moved forward since Robuck said they "always" finish the job.

      In the 3 months since we have closed, NONE of these items have been fixed -- and last week the entire railing on the staircase just fell completely off as I was walking up the stairwell (I am a Size 6 woman). This would have been a shockingly injurious incident for myself or any home-owner and I count myself blessed nothing serious happened to my health.

      The most galling aspect of this entire waiting process to have our home completed is, during the exact same time, on our exact street, we saw not one, not two, but three homes "completed" for sale. Over two months, I saw cabinet manufacturers, painters, sod/yard maintenance, trim maintenance, etc. go to each of these three other homes but never come to our home to finish the work.

      Furthermore, in this neighborhood, the wifi is spotty at best. It is my understanding, based upon research, that **** and Robuck Homes did not bury the wifi/internet line -- currently the ****/wifi cable is above ground on the lawn of a neighbor. Furthermore, our yard has been marked up by UCIS to locate where the wifi/internet line has actually been put down and, instead of it being placed within the 10 foot utility easement on the property, the wifi internet cable was place more than 25 feet into our yard.

      We acknowledge there was some miscommunication regarding the
      outstanding items that were not complete at closing. 
      We sincerely apologize for this oversight. At this time, all
      items have been completed except for the following:

      1. One missing window
      screen has been ordered.  Estimated delivery is 2 weeks
      2. Front door needs
      adjusting.  We are in process of coordinating a time to schedule the adjustment. 
      3. We agreed to replace a
      section of sod in backyard.  To ensure a successful installation, it
      was agreed with the homeowner that April/May 2023 would be the ideal time for
      completion.

      Our goal with every home we build is to have a happy
      homeowner proud to call a Robuck Home theirs.
      We have made adjustments to ensure these oversights do not
      reoccur.
