      I purchased my home from Windsor on July 2, 2024. Prior to closing, I was not informed of any structural damage or repairs made to the property. On May 9, 2025, during a home inspection, it was discovered that there were four broken and repaired roof trusses. This repair was not disclosed to me prior to closing.Upon learning this, I requested the full original documentation from Windsor and from the structural engineer who performed or certified the repair work. Windsor provided a copy of a report; however, this documentation is incomplete as it does not list my property address. It merely references ******, and there are multiple ******-named homes in my neighborhood. As confirmed by the ****************************** in *******, official documentation should clearly identify the property address for which the structural report applies to ensure accuracy and proper record keeping.Despite multiple attempts since May 9 to resolve this matter directly with Windsor, I have received no satisfactory response or resolution. The lack of transparency and responsiveness has significantly diminished my trust in Windsor, especially given that the disclosure of this structural issue was required prior to closing. Had I been informed, I would have reconsidered purchasing the home or at minimum would have secured full and proper documentation as part of the closing process.Due to the incomplete documentation provided and Windsors continued lack of cooperation, I am requesting that Windsor pay for an independent, licensed structural engineer to inspect my home to ensure that the repairs were performed correctly and that my home meets all applicable building codes and safety standards. This request is reasonable given the circumstances, and I believe it is necessary to protect my investment and my safety.I respectfully request that this matter be addressed immediately. Thank you for your attention to this serious concern.

      Broken trusses are a normal occurrence in new construction.  Trusses can be damaged during transit or while being off loaded on the job site. When this happens, it is standard procedure to contact a licensed engineer to design a repair for the damage. This process was followed during the construction of *** ********* home.  Our on-site Builder says *********** was given the repair documentation prior to closing. *** ********,however, disagrees.  At this point, there is no way to definitively resolve this issue, so arguing this point is not productive.
      Windsor Homes followed protocol by obtaining direction for the repair of the damaged trusses from a licensed engineer.  The repairs were made in accordance with the engineers prescribed method of repair. Attached is the email address envelope and truss repair documents that were sent to us on Thursday, March 7, 2024. The email envelope does include the lot # and community, which references the home that was ultimately purchased by *** ******** (Lot 17, *****(s) Farm).
      We also contacted the engineering firm that prepared the repair documents. They confirmed they do not require the address of the home that will get the specified repair.  The repair specifications are valid regardless of the homes address. Essentially, the repair for the specific damage to these trusses would be an acceptable repair no matter where the home is located. 
      *** ********, in her correspondence with our Builder, has indicated that she cannot confirm whether the repair in question was inspected by Guilford County Inspections. To address this, I spoke with ***** ********, a Building Inspector for *************** and he stated the following:
      Each truss is individually inspected and compared to the engineered truss drawings (which are specific the house under inspection) that are onsite prior to passing the framing inspection.
      Any repairs done to trusses prior to the framing inspection are inspected to be certain that they are made in accordance with the engineers prescribed repair method.  If this is the case, the inspection will be passed and no deficiency will be noted.  This is why *** ******** couldnt find a record of the truss being inspected when she contacted the Inspections Department.  They do not list each items inspected that meets all requirements.  That would be a very long list.
      Any damage to trusses after the framing inspection would be noted at the final inspection and corrections would then be required per an engineers drawing.
      If any truss were damaged and not repaired to the engineers prescribed methods, a Certificate of Occupancy would not be issued.
      *************** currently does not scan and retain engineered truss drawings or repairs.
      There has been no attempt by Windsor Homes to deceive ***********.  Truss repairs are a  normal part of the construction process and do not constitute a material defect requiring disclosure.  During the construction of any home, items may be damaged and repaired prior to completion.  The repairs made were structurally sound and they do not compromise the structural integrity of *** ********* home is in any way.
      *** ******** had the opportunity to perform a third-party home inspection prior to closing.  Windsor will not cover the cost of such inspections. *** ********* home passed inspection by the Guilford County Building Inspection department and a Certificate of Occupancy was issued, which confirms compliance with NC Building Code.

       I am rejecting this response because:

      this is the most information I have had since I requested the paperwork on May 9, 2025. I dont understand why this could not have been communicated to me the first time when I sent an email to ****.

      I disagree because I contacted the North ************************ for General Contractors, and the representative I spoke with confirmed that any structural repair documentation from an engineer should specifically reference the propertyeither by address or lot number. The paperwork I received does not include either, which raises serious concerns about its validity.


      Once again, this points to the possibility that **** either misrepresented the situation to Windsor Homes or they are jointly attempting to conceal the fact that the structural repairs were never properly disclosed.

      While I understand that I could have scheduled a home inspection prior to closing, I specifically remember voicing that concern when **** mentioned it would delay the process by a week. At that time, he reassured us that anything major would be disclosedso we relied on that representation in good faith.

       

      I am still requesting Windsor pay for another structural engineer to sublet it. I feel like **** lied and the fact it took over a month for anyone to reach out makes me feel like they were trying to get their story straight and their excuse. I dont understand why this paperwork would not have been provided at the time we closed. Why is this a big deal if they have nothing to hide. Why did it take over a month to get this information or even return my phone call. Windsor didnt voluntarily come forward with this and I feel like theyre hiding something. I am concerned as this is the structural integrity of my home.

      -I bought a home in January of 2024.-The house was a brand new construction and came with a one year warranty. -I paid ~450k -I have had email & in person communication with Windsor and they have validated most items on the warranty list that we are required to enter so they can be notified (website access). -Most my warranty items were entered into said website back in April 2024 and some are major issues that need to be corrected but still to this date, I have no resolution. -I have spoken to the two ****** in charge of other builds in the neighborhood and they have told me they are scheduling tasks and it will be handled. Once this happened about five plus times and no actions were made to complete the work, I emailed the ****** asking for a formal response with dates on when the work would be completed. He replayed telling me that his boss said the work wasnt covered! -I escalated to his boss my concern because he wasnt told the whole story! -***** ******** came out to my house (which he missed the first meeting without notice/but we rescheduled) and he had recalled when listening to me and seeing the shower that when I bought my house I couldnt move in on the scheduled closing day because the shower had been damaged during installation and needed to be replaced. I moved in and took a few showers and realized there were still cracks. At this point he agreed to fix it and most the other items on the warranty list. -Its been about a month and he has been emailing me that hes been busy and that he would make me the priority at the beginning of each week and now I doubt his intentions to honor the contract, his word or his formal email communication say he would handle it! -Main issues being the shower has a potential for mold damage and health risks for potential being exposed to it for over a year if its present in the wall behind the shower but wont know until the shower is replaced. -We have only talked about the fixing it, no resolution complete

       I am rejecting this response because:

      This isnt an acceptable response, I will have my own contractors come and give me quotes to complete the work, were as the contractor shall pay me and I will pay the contractors that I hire for two reasons:

      1) I have been apologized to multiple times by the builder annd reached out to his direct supervisor (no response rendered) and I have been told they would correct the issues multiple times over the last year and its now getting scheduled? 

      2) If indeed it is getting scheduled they are having the same sub-contractor that has already broken two showers during install and now this is the third, why on earth would they use the same contractor that performs under quality work as I can demonstrate with using the example of two installed incorrectly showers, seals improperly installed, damaged floor due to water damage and the sub contractor sent there supervisor out one day to fix the seals and he made it worse! 

      First three attachments are my initial email to Mr. ******* and then the last and forth attachment is a request for a response! 

      In the email it breaks down my request and yes ***** did reach out to me to tell me that he spoke with someone and he would be in contact as he has said countless times and was attached in the initial complaint filed 4/18.

      ***** did email me this morning with more excuses but no timeline provided in this response. Attachment number five!

      I expect a call or email response from ******* ******* this is ****** supervisor who I emailed and he hasnt responded to answer any of my questions and I have an Entire neighborhood of people who have had similar experiences with ***** and the entire lack of quality shown in their warranty offering because their to busy building and selling! The buyer once bought is thrown to the wind!

      contacted ******* the only contact person I have had regarding repairs dealing w/ house that was not listed on the Electrical box.contacted him August 2024 via email about leaking in my garage which was significant. I sent pictures per his request. I was contacted by **** via email he came here , diagnosed the problem and never came back. It has been almost 5 months. this is a structural issue that occurred due to bad construction At the time I requested that when they came back to fix another area in garage that was exposed to air/light. I had to fix that myself. I requested ******* to look into people that fixed my water damage due to him not responding in a timely manner before to a water leak in the water line which had a nail in it, also caused by negligent contractors. it was fixed but when they left they took 5 buckets of paint/mud / with them which ******* said was mine that came with the house that I paid for they had been in my garage for months and after being used for the repair people took them ,at this point I requested to be reimbursed for the taking of the products since I paid for them and he said this is just what "they" do. When asked for them to be returned he didn't even know who was in my house doing the repairs. Sept 7 came and went and my one year walk through should have been done which it has never been, assume it could be done when the garage repair was going to be completed. This has not occurred. kitchen back splash that has separated from the wall and wall cracking in the master bathroom in the shower area, which is cracking in the seam, I do not use this shower as I like baths but regardless the house is a year old and should not be disintegrating in any areas.the kitchen area floors are up due water damage as the person fixing the water damage caused by the nail in the water line said the water had leaked and I needed the floor repaired. I want my garage repaired,backsplash,bathroom and floor repairs from poor construction.

       I am rejecting this response because:  

      On August 6, 2024 I sent an email to ******* telling him of the leaking in the garage, he requested pictures. The area had dried and I had to wait for it to rain again, it rained and I sent him pictures via email on September 16th 2024.  He forwarded the email to Ross  ******* and **** contacted me and came out and looked at the area and had someone meet him here that had poured the concrete for the house, they assessed the situation prior to October and said they would contact me and be back to fix the damage. During the initial meeting I expressed concern that I contacted them prior to September 7 2024 and he said it would not be an issue with fixing the problem. I requested at this time due to vision issues and not checking my email regularly to please contact me by text so that i could be home. I then emailed him again 10/7/2024 requesting a day and a heads up so I could move shelving and so that he could look at another area in the garage that was open to light. After the October email he sent an email saying he would be in the neighborhood on 11/11 I believe but I did not see the email and he did not contact me by phone as I had previously requested and had given him my number in the email. And he did not come by that day. I reached out to bbb because this has been an issue since August and I feel I have given them a way to contact me and a way to come fix it. I was told at the final walk through after purchasing the house that small items not listed on the electric box needed to be addressed at the end of the year during that time, i did not know about the portal. The item in that portal was put in by someone else after i had requested a repair for a handrail to  ******* and it never got done, that was a complaint i made to BBB then and the company must have entered it in the portal. They have since been here fixing water damage after ignoring me for 5 months and water damage occurring to the inside of my house from a **** in water line that was there when the house was built i made multiple complaints to all the people on the box and no one came and no one told me of the portal then either , the damage was visible inside the house ruining the wall and baseboards which had to be repaired and replaced repainted . This was a contracting error that occured prior to me moving in and once brought to their attention ignored for 5 months until more damage was done. I was told to call people on the electrical box , no portal. Same thing with the garage , it is a contracting error that occured during construction, no home should have a water leak in the garage much less one that  was one years old at the time i contacted them. It was brought to the companies attention in August regardless if ******* was employed there or not he forwarded information to someone and that person came here and did not follow up, no follow up has been made until i filed the complaint with BBB this month. I received an email requesting I redact the complaint but not setting up an appointment to fix the garage. This problem was brought to the company's attention August 6 . I was unaware that ******* no longer worked for Windsor until **** showed up so communication was had between the parties or he would not have showed up at my house. I was expecting someone to return way before now and so using the portal was and should not be the issue. The issue is the time management and then never returning for months on end until things get worse and the lack of communication , email is not the only means of communication and I requested and gave my phone number to be contacted that way. I will forward the emails i ******* the time of this email no work has been done, started or completed.

      The only submitted item on our warranty portal is sealing of the handrail and ******** that was submitted on 10/20/23 and completed on 1/2/2024.

      sorry  I hit something, first of all i did not know of a warranty portal i only knew of the numbers on the electrical box, i was told that they would do a walk through at the year mark to handle any small damage that had occurred. when i emailed ******* it was ****** so hey it was close i figured yall would be back to do both at the same time. anyway i am requesting that you contact me via text to make an appointment as i am horrible about checking my email, i do not work daily so i do not check email daily i work late on sunday nights and respectrfully request no contact monday mornings.       Here are a few things:

      1 Windsor advises homeowners to only submit warranty items into the warranty portal system. It is a way for our office to track the progress. We do not accept emails for warranties unless it is an emergency. In your closing packet and paperwork you should have the information on how to set up your warranty account with us.

       

      2 We do not do a one year walk thru on the homes. We ask to wait until closer to the end of your one year warranty for dry wall cracks/nail pops (which is covered in the one year warranty) but that is not one year walk thru.

       

      3 If possible can you redact your BBB statement. We had no knowledge of your issues and ******* no longer works for us.

       

       

      Let me know about tomorrow morning and I will get down there to see what we can fix and what is warrantable.

      I have asked you twice now to contact me via text ********** if you want to set up a meeting because that is the best way for me to be contacted, no i will not redact my statement until the repairs are complete. and my realtor and Windsor realtor stated a one year walk through in or around sept 7 2024 to take care of any small details that may occur that are not covered by the warranty items listed  on the electrical  box. and such that may have happened to the house. I will be glad to contact both of them as they were standing there, i have been asking since ****** for you guys to fix the garage ****** was the first leak and its now january . almost february. And it is not my fault that there is no way to get in touch with people at this company.  And I was instructed to wait for the items not under warranty like small nails, cracks, etc  until the year walk through to repair such items that were small. i can't predict when people quit your company but this is what was told to us during a final walk through on the day of closing. so this is what im going by, if the rules change that's on yall not me due to me having no access to the rules change. you can text me and set up appointment the way i asked please.       They did not complete the handrail going upstairs , it stains your hands , clothes , builder promised to send someone back to complete but no one did , sent email to Windsor homes with no response , you are unable to leave a nesssge for anyone and the realtor will not give out number for contact . The builder supervisor was Brandon and he doesn’t give out number either , no way to contact these ppl and is a new construction

      I purchased a home from Windsor Homes in February 2023. Upon trying to find a landscaping business, we were informed that we had an Erosion problem in the yard. I reached out to the builder to inform them of the situation. They sent a landscape company to fix the issue. It rained again and the dirt just ran down to the back of the yard into the drainage system, leaving pipes in our yard exposed. We informed them a 2nd time that we still have the same erosion problem. They send the same lame company back again to put a band aid on the problem and filled in the spots with a little dirt. Then a 3rd time it happened again! So we finally asked them to send another company out to FIX the problem because apparently the company they are using is not well versed in how to handle and fix the erosion problem correctly. Windsor Homes response was they are not responsible to do that. Well if that was the case, then why did they come the first time? Because they are responsible to grade the property correctly. Then, I as the homeowner is responsible to maintain the erosion control. I can't do that if it was never done right the first time when I bought it! I just want the erosion control fixed by bringing in a company who will bring in more dirt, grade the yard and create swales and lay down matting that will help facilitate the erosion control. Also, we have a basement home, so we really don't want any water coming near our property at all cost!!

      Ms. ******* did buy and close on a Windsor Homes’ home in February,
      2023.  Immediately upon closing, the buyers
      had complaints.  The first issue was related
      to a driveway pipe that runs under their driveway and drains into their
      yard.  Our on site builder agreed to do
      extra work around the culvert end that exits into their yard.  We also widened the swell into which the
      water drains.  We installed erosion
      control matting all the way to the drainage easement dedicated to receive this
      water.   We further, at the request of
      the buyer, added mulch, edge border and multiple plants in an effort to make it
      more “beautiful”.  They seemed happy with
      this solution.
      Once their lawn began to come in, they again had
      complaints.  We agreed to have our landscaper
      come back to add more matting to the swells and overseed.  The buyers were still not happy with this, so
      we had our landscaper come out again to overseed every bare spot in their
      yard.  We additionally piped their rear
      downspout all the way down to the swell. 
      Even with these efforts, at our expense, we have continued to receive
      complaints and nothing we do seems to appease the buyers.  Our Construction Manager reached out as well
      after our on site builder felt he had exhausted all efforts in this matter, but
      they still do not agree with our position.
      The condition of the lot was clear when the home was
      purchased.  We explain to all homeowner
      that we provide a starter yard and it will take time and effort to achieve a
      full, lush lawn.  Windsor has gone above
      and beyond to try to make these homeowners happy, but we have fulfilled our obligations
      to these buyers.  I have attached current
      photos of the yard in question for your reference.

      This all started when my husband and I were looking for a
      landscape company to landscape our yard.
      We called several landscape companies to quote for the
      project, however, all of  them kept
      informing us we had an erosion problem in the yard that needed to fixed
      immediately.

      With that information, I contacted Jacob W***** (Windsor’s
      project manager) to advise him what I learned. 
      We set up a meeting to discuss this issue further.  The meeting was on May 1, 2023 at our home.  The attendees were  Jacob W*****, Evan (Windsor’s landscape
      contractor), Mark S****** (my hired landscaper), my husband and myself.  We walked the yard and my landscaper (Mark)
      pointed out all the erosion issues. 
      Jacob and Evan both AGREED that there were things that could have been
      done better, such as creating a better swales by bringing in more dirt to build
      up the lot, running the matting all the way down to the back of the property,
      planting grass seed and fix landscape so water doesn’t drain onto the walkway
      of the home.  I recorded this meeting and
      was baffled that they took the position it was not there problem!!

      Windsor Homes sent the original landscaper Evan back to the
      home on several occasions.  He only
      filled in a little dirt where the pipes were showing in the yard. He never
      fixed the swales and only planted some grass seed which didn’t grow due to the dirt
      with rocks and debris left in the yard.

      In the interim, I reached out to the County of ******** to
      see what they could do.  I spoke with
      James T****** in Erosion Control (jt******@********countync.gov)
       who came out to survey the
      property.  He agreed there was an erosion
      problem and suggested that I reach back out to the builder to fix it.  Also, he let me know that since my house was
      one of three that were built much later than the original subdivision, they
      grandfathered the paperwork and no new applications were done when my home was
      built.  So, with that being said, led me
      to believe they didn’t have to formerly get our land approved or cleared for
      grading.

      Just recently, I also spoke with Hunter Lewis in the
      Planning and Development Department. He came out the property on November 3,
      2023 to inspect as well. His findings were the same as everyone before him
      found.  There are no defined swales in
      the yard and needs to be built up to create a better drainage flow.

      I have attached pictures of what the yard looks like on
      11/2/23. Description of the pictures:
      Landscape in front of home – large rocks and boulders were
      revealed once straw had blown away
      Crevices – These are throughout the yard where the water was
      running down due to no swales
      Barespots – The back yard has hardly any grass along with
      other spots in the yard
      Pipe – From where the pipe starts there is no defined swale
      running down the property to the drainage ditch
      Driveway – The dirt is not even with the driveway creating
      space for water to run down beside the driveway and settle on  the walkway of the home. My kids and I have to
      jump over the puddle to get into the house.

      So yes, the builder was correct. We are not happy with this
      issue in our yard.  There are other
      customers of Windsor Homes that have the same or similar issues based on
      reviewing the complaints filed with the Better Business Bureau.

      We just want Windsor Homes to send a reputable landscape
      company that can come and fix the erosion problem correctly.

      Please find attached an additional picture of the property. Also, the builder warranty where it states under the Grading and Drainage columns, the builder is responsible to provide swales and proper drainage.  However, the buyer is to maintain the same swales.  Unfortunately, I can't maintain something that wasn't done correct from the beginning.

      Our Construction Manger went out to
      this property recently and took additional photos that are attached.  You
      can clearly see defined swales on the property.  In these photos and the
      ones provided by Ms. *******, there is no erosion visible.  Erosion can be
      controlled by getting vegetation growing and thriving as soon as
      possible.  Windsor Homes provided the starter yard as described in our
      contract paperwork.  Attached are three documents signed and/or initialed
      by the buyers at the time of contract related to lawn care and maintenance as well as erosion.
        Windsor Homes has fulfilled their obligations under the terms of
      the contract.

      I am rejecting this response because:   The starter yard provided by the builder was inadequate.  The yard was definitely not a starter yard with all the trash, rocks and debris that was in the yard.  There was lack of any dirt, grass seeds and matting.  

      The swales in the yard are not clearly defined in the pictures that you provided.  The swale coming from the pipe it stops in the middle of the yard and doesn't run down to the drainage pipe in the side or rear of the property. The swale on the other side of the house, there is none.  The pictures you provided are from the street view.  The pictures I provided are from standing in the yard looking up to the street.  You have a different view of the property altogether.  

      Plus, there are landscape professionals that have been in this business for many years that have given their opinion that there is an erosion problem in our yard.  Also, county official's have come to assess my yard as well and have came to the same conclusion. 

      With that being said, I believe that Windsor Homes should hire a reputable company to fix the yard, so I can maintain a yard with no erosion moving forward per the contract.  If the yard was not done properly graded in the beginning, then I should not be responsible to fix it, then maintain it.

      We bought our home in April 2021. Allen was our contractor. We were told by him to add things that needed attention to the warranty website which I did. NOTHING has been fixed that was listed. We have several things on our list and we’re told someone would be in touch with us. NO ONE has fixed anything. Then we receive an email saying everything has been done and they have closed out the warranty. When we tried to reply to the text it said we were blocked. I would never recommend buying a house from Windsor Homes. One we moved it that was it. I just want Windsor Home to honor their warranty and fix everything that was on the list. We have huge air bubbles in our flooring. We had to fix some things ourself such as the back yard where it still holds water when it rains. The gutter on the front of the house leaks and has from day 1. We can’t sit on our front porch when it rains because rain comes down where it shouldn’t and splashes us. We did what was instructed but Windsor Home hasn’t done their part

      Sink hole back yard hill. We have only lived here 3 years now. House was built for us. 2 years ago we began to get a sink hole in our backyard. Notified Windsor multiple times and i mean multiple with no response back. We were told many times someone would come out look into it. Finally, someone cane out filled the hole with dirt. We knew that this was not the solution. It would return bc the problem was not investigated as to why it happened. Now, a year later we are dealing wirh same isdue bur even larger hole. 6 ft wide 3-4ft deep. After several attempts again i spoke to someone who came out and put caution tape and stakes around the hole??? Said he would be in touch with engineer who would come out take a look. We are now in process of waiting once again as it is getting larger every rain. Windsor is horrible and they throw these houses together and fill in deep holes and build on top of them.

      I closed on my twin home December 16, 2021, price I paid was $297,000.00. Since a few months later I began to have water issues in my front & back yards. There was VERY poor landscaping done on my property as well as other homeowners. I have filed many request to builder to fix my muddy water running across my porch with no response from them. They buried concrete in my backyard, standing water every time a heavy rain came. Grass would not grow because about 6 inches deep I hit concrete, plastic bottles, tops of cans and more rock. I would not recommend this Builder because they have not kept their promises to US as homeowners

      WE have been to Ms. ******* home 3 times to try to correct her perceived issues.  On our last visit, we regraded the yard and put down new sod. Water does not stand 24 hours after a rain, which is the standard by which we gauge drainage issues.

      I closed on my Windsor Homes house (**** ******** ****** ****** ** *****) in December 2019. I was reminded repeatedly that I should file a claim regarding any covered issues within a year, which I did (following their procedure) with Brant D*****, who put me in touch with his Asst. Building Superintendent, Bailey C*******. After more than one year of delays, Mr. C******* sent people who partially addressed some issues. After many more months of delays, Mr. C******* finally came to my home and reviewed the open items, assuring me that they would be completed.

      I have never heard from Mr. C******* again. I have called and emailed him with no replies. I have contacted Mr. D***** with no replies. It is exceedingly difficult to contact the business unless you are buying a home.

      It will soon be 3 years that I have been in my home and cannot get the items addressed. They are not expensive issues, but require someone with skills beyond mine. I am simply asking for the company to respond to me and complete their work in accordance with their warranty policy.
