I began talking to AJ Bodick with Labor Panes of Lake Norman, at the recommendation of our management company. We wanted to have the vinyl siding of 46 units pressure-washed to remove mold and mildew. I was told how they would notify the homeowners by putting out door hangers and knocking on doors in our community. They were supposed to start on Monday May 10, but as of Friday on May 7, I had not heard anything from them or our management company. At that point, I contacted our management company. Our property manager who was off that day, contacted AJ about the lack of advance communication to our community. He then sent her a form type email which she hurriedly sent it out to the community, without Board review or authorization. Consequently, 6 homeowners "opted-out," which was the verbiage offered in the text of the Labor Panes email. A few of those homeowners became very upset once the Board communicated that they would be responsible for having it done at their expense. That Board decision finally reduced the number to 2 homeowners who accepted that responsibility. The Board was put in a precarious position due to the last minute communications by Labor Panes. Then the following day, they put out door hangers and knocked on doors. During the initial cleaning process, they had missed several front porches and rear patio areas and had to be told to revisit those units. After the job was supposedly completed, I received a call from a homeowner who pointed out some upper-level siding that had not been done on his unit and the next door neighbor's unit. There were two other homeowners that had issues where one had their rear gutter guard was knocked loose, and the other had a piece of soffit in the front of the unit knocked down. Those items were not so monumental other than the fact that it took the company about 3 weeks to address those four items. I had made several requests by phone and by email to refund our community $210 of the $4,840 which we had already paid. AJ, the owner, finally told me that it was his company policy not to refund money, but that was never communicated to me in any of our previous conversations in person, by phone, or by email. He did offer to do some additional work, except that the work we asked him to do, he did not want to do. I have served on the Board of our community for 10 years and I have worked with many different vendors for all types of work. AJ / Labor Panes of Lake Norman was the most difficult to work with due to their lack of planning, communication, work detail, and prompt follow-through, so I would warn other communities and homeowners to save themselves the headache of working with this company.
