      We were great tenants. We paid on time every single month. We moved a week early from our 30 day notice. We had many issues in the apartment. Some they came and fixed, others were neglected. We told them about the water damage, but they did not do anything about it. In return, our property was damaged. I couldn't file a claim with renters insurance due to them saying it was TR Lawings fault and that nothing was stolen. Now when we done the initial walkthrough, I put there were stains and such on the walls. So imagine we move and they are trying to charge us $1,125 on top of keeping our $675 deposit for a apartment that was already stained and nasty. We were really in need of a home and just took it as it was our only option at the moment. Shame on y'all. I have pictures of the water damage and mold that developed. Our whole apartment flooded. So I really hope they pursue legal action as I am.

      We regret that this tenant came directly to the BBB and did not contact us to discuss the reasons that their deposit was withheld and additional fees were charged. Upon move-out, our team inspected the unit to assess cleanliness and any damages. We conduct this inspection on every unit. It allows T.R. Lawing Realty to care for our homeowners' investments and prepare for future tenants. This particular rental was painted throughout prior to the tenant's move-in date, March 8th, 2022. We can supply photos showing the unit at that time. Their lease ended on May 28th, 2024. The move-out inspection of this location showed damage exceeding normal standards; significant dark stains were found on the walls and doors as well as holes in the wall plaster. As mentioned, this unit was inspected thoroughly and freshly painted prior to the tenants' arrival. We also refreshed and refinished the kitchen cabinetry at that time. New photos taken post-move out will highlight the severity of the damage left behind by this tenant, causing the withholding of the deposit plus the additional fees assessed.As they noted in their complaint, they were good tenants who paid in a timely fashion. During their rental period, T.R. Lawing Realty was contacted on two occasions to address plumbing concerns with the unit. On March 21, 2023, they reported a toilet leak; our maintenance staff assessed the issue and made repairs -- a wax ring at the toilet's base was replaced -- on the following day (March 22). On May 7, 2023, the tenants contacted us regarding a broken shower head; this item was repaired the same day. Records, including invoices for these maintenance issues, are dated as such. If the tenants had additional plumbing/flooding problems or concerns with mold, neither of these were shared with our T.R. Lawing Realty team. This is the first that we've heard these allegations and we'll certainly take the proper steps to reinspect this unit with these concerns in mind. Unfortunately, we were not provided an opportunity to discuss any of the aforementioned concerns with the tenant prior to their complaint issuance with the BBB, coming several weeks after their departure from this rental unit and our assessment of repair fees. We continue to address all tenant concerns, when voiced to us, in a timely and professional manner and maintain the utmost responsibility and concern for each rental entrusted to our care as well as those who reside within.       I recently moved from ************ to ******* looking for a single-family home with a fence from a Townhome. I used T.R. Lawing **** to find a home to rent. After viewing the home and deciding to take it, I asked for it to be cleaned for my move in two weeks. I was assured it would be done.My move-in was a disaster because of the state of the house that was turned over to me. The refrigerator was dirty with stains, the Oven was not clean with stains, mold in the master bedroom shower and sinks, the Air Filters were so filthy they looked like they had not been changed in a year, multiple light bulbs were out, the dryer not working, trash and filth under the dryer and the stove, and large ********* ants in the extra room coming from under the baseboard and carpet.I reached out to the Property Manager and her only response was to see what the owner would reimburse me for the cleaning and replacement I had to do. I asked to speak to the President *************************** and his response to the issue was not an apology but gave excuses for his Property Manager not doing her job and said "My issue was unique to me."I am a retired United ************* who is Permanent and Totally Disabled. To be treated by *************************** with an unprofessional attitude that according to their website has over 20 plus years of experience is Unsatisfactory. I only wished I had looked at the reviews for T. R. Lawing because it speaks volumes and echoes my experience. I recommend not using this Company for renting or purchasing because attention to detail is not one of their assets.************************************************************************************ **************************************************************************************************************************************************

      Our T.R. Lawing Realty **** team has worked diligently to address ******************' concerns and dissatisfaction in a swift, appropriate and professional manner. We understand his frustrations with his rental as well as his move-in process. I (*********************, president) and Broker-in-Charge ************************* have both spoken directly to ****************** about the details of each concern and the various ways of rectification; this includes providing clarification about which issues were under our management (stove repairs) versus those that he must address as a tenant (pest control). We have also worked with the property owner on those items which are his responsibility beyond our management. The owner additionally provided rent credit for the shortfalls in move-in cleaning. We have apologized profusely to ****************** and treated/fixed/discussed each item in a timely manner as it occurred. T.R. Lawing Realty has served residents and property owners for many decades with the utmost respect and care for their living arrangements. We will continue to do so with this home and the others that we serve.

      My sister *********************** rents apartment ****************************************. Her air conditioning has been out for THREE DAYS. in the middle of one of the hottest record breaking heat waves we have had in YEARS. my NIECE AND NEPHEW live in that apartment. she has requested it be fixed and has gotten NO response, but you have the audacity to inform her that her rent will be increasing from $625.00 to $675.00 while failing to maintain and accommodate appropriate living conditions for your tenants. this is to be fixed or i will be taking this matter to every news station, news paper and rental lawyer in the area myself. This will be the only time i warn against neglecting your tenants.

      *******, we apologize for what seems to be a miscommunication from your sister. Upon receiving your initial message, we investigated the issue and found that your sister, our tenant, did not submit a work order for the broken A/C, which is necessary for ensuring our maintenance staff becomes aware of all potential repairs. Your sister had not filed this request so we continued to be unaware of her broken HVAC unit. Our property manager worked with her to file that order on Aug. 31, which we promptly addressed with our HVAC contractor as well as the property owner to accomplish the repairs. We appreciate you bringing this to our attention so we could research and resolve your sister's rental concern in a timely manner.

      I used TR Lawing to facilitate the rental of my townhome for two years. In that time it felt as if they cared more about the tenant than about their actual paying client, me. Any issue that arose was presented to me as "the tenant says you need to replace it", especially when it came to HVAC and water heater, etc, using the recommended service provider, of course. The worst was when it was time for the renters to move out. I live out of town and drove down the morning after they moved out to conduct a walk through. As I pulled in to the driveway, our agent was standing in the driveway and informed me that they had not moved out. Our agent did not confirm that they would be moved nor did they call me to tell me to stay home. They acted as if it wasn't that big of a deal and they would eventually move out. I mentioned calling the sheriff and that got a reaction. Once they finally moved out, the agent conducted a walk through (I wasn't notified when that occurred). When I conducted a walk through, the tenants had installed equipment and drilled holes in walls without our knowledge or consent and did not repair to the condition in which they entered. None of this was reported nor were the tenants penalized. In my experience both owners and tenants suffer under property management companies and this was no exception.
