If I could leave negative stars I would! After purchasing the home within a year there were issues with the roofing and cracks in the walls, lights going out and the tub water not getting hot enough to take a bath. The installer came out and it took several trips and phones calls back and forth but finally got most of the issues resolved! Except for the biggest one. When they installed some piping underneath the floor there crew never sealed it back up letting heat rise through the vapor barrier! Within a month the floors on one side of my mobile home started popping up so bad you could literally bounce on it. After I called to have the issue resolved the contractor completely stopped answering my calls and emails. When I tried calling the office where the home was purchased they basically said I would have to use my home warranty to cover the damage that there contractors made. So basically they would even reach out to their own contractors to help us resolve the issue with our floors. We went the route and used the home warranty and they send us a check for about $4,500 and think thats all it would cost us to replace the floor board and flooring and to hire someone to do the work to install it all! Of course this is no where near what its actually going to cost to hire someone to come replace the floors and cost of materials. Now the floors are completely sinking in like the wood is rotting away under the home and is going to cost us thousands to replace. They really dont care about what happens to there customers after they have your money! It really is so sad. I would not recommend to buy a home from this company. We even considered hiring a lawyer for our homes damage and stress it caused my family and ongoing problems we are still dealing with.

If I could it would be a negative star. Buyer beware. Learned a few things that might help the next person thinking of buying a modular house from them. First thing is if you decide to buy get your own lawyer, this will make things easier. Second is to document everything, this i did, but still messed up on the final contract. Between the first contract to last there was a significant jump in price. Communication is really bad once the paperwork part is done. At first they are your new best friend than it becomes a very distant relative, that you have no contact ******** the house was brought to land the week of 27th of June. Signed mortgage papers July 18th. Water sewer and electric passed September 3rd by county. You would think we would be moved in by now nope. Next week will be 3rd mortgage payment made and still have a a lot of trim to do, I could list everything we saw, but it would be to long. Now I understand the hurricane and flooding that happened on the 27th of September slowed everything down, and destroyed a lot of homes and lost lives. Its all about materials. If you cant get material from one area, why not reach out to another area that isnt affected by the damage? I have reached out multiple times, even the general manager reached out last Monday (14th), and said that they will try and do something and would get back to me. Never did big surprise, not really, communication is horrible. Yesterday I received a response to a email I sent the day before, all it said was material would not be able to come due to western part of area not passable. And sales person was only worried if we got the water fixed. If he read the whole email he would have already known the answer. Waisted time. Now I have talked to the mortgage company and we will still be making mortgage payments on time, but not be able to live in it, until who knows when. I will update once we move in.

I bought a home in Jan 2020. The home was delivered in May 2020 and the install was an absolute disaster. I could not move in until Nov 2020. The set up contractor was incompetent and damaged the home and the property significantly. The General Manager was called as soon as the disaster started unfolding yet she refused to come look at the situation or send the project manager who by the way is her son, instead telling me that " you don't understand the process, everything is fine." No, everything was not fine and it has been all downhill from there. I filed a complaint with the *********** in July 2020 and Titan has yet to comply with the requirements for repairs from the State and the house has suffered significant damage which has resulted in the roof needing to be replaced completely, the attic framing needing to be replaced because the set up contractor managed to break the framing. They refuse to return your calls. They tell you things and then deny they said them. They promise to get the work done in the "next 2 weeks" and that they are "committed to making things right" yet 2 1/2 years later, I need pots under my lights when it rains to catch the water from the leaking roof which was caused by their "repairs". They take money for a "project manager" who does nothing. They tell you he has to be hired to ensure the project is done correctly. What a joke and what a ripoff. This is nepotism at its finest. He doesn't pull permits, he doesn't check on the site or the work being done and he finds it humorous when you are upset that your roof is leaking and most of the ceilings in your house are damaged. Do NOT trust anyone who works at Titan especially the ** and the Project Manager. Do yourself a favor and run away from this place and go somewhere else. Also know that you can hire your own contractors. Don't trust them when they tell you they can do better job at that than you.
