      Was leasing one the properties for 21 months and after moving out was billed for numerous repairs that we did not do. Items billed are completely fraudulent and dis not occurred while we occupied the property. Also, a large cleaning fee was charged after the business agent pointed out all the dirty items in the walk through. Then we cleaned all these items. No pictures or documentation was provided about dirty items. Agent also said carpet cleaning fee would be $100 but $240 was billed. This only includes a few of the fraudulent charges charged to me. This place is scamming renters, this is an alert for all people doing business with them.

      I am seeking a resolution that I receive all my rental deposit money back based on the condition the property was handed back over.  The total amount not returned is $1212.50 and part of this was $340fr rent.  The amount that was wrongfully held from is the total minus this rent, $872.50.  I seek to have my money in the amount of $872.50 returned to me for improper withholding of rental deposit money.

      ************************************** did lease a rental property through our agency from 11/21/2022 to 09/05/2024. Prior to renting to the ********, our agency did our due diligence to achieve cleaning specifications and complete professional carpet cleaning. Please note that the costs were roughly $350.00 for cleaning and $330.00 for carpet cleaning, and this rental property was built in 2020 with only one occupant prior to the Gilberts. Those costs are absolutely reasonable for a 4-bedroom, 3-bathroom home. The CoRental lease agreement signed with the tenants outlines both move-in and move-out procedures and expectations. Tenants sign this, as read and accepted, before they are allowed to have possession of the rental property. Upon move-in, all tenants have an opportunity to complete a move-in condition report, to bring to light anything they feel is not up to standard or wear and tear items that they do not want to get charged for at the time of eventual move-out. The Gilberts did complete a move-in condition report and also submitted photos of their move-in condition. Following this, an agent from our office met with the tenants at the rental property with the homeowners to walk around and correct items of concern/discontent. This included patching a couple of nail holes, patching a couple areas where there were previously command strips, removing shelving and TV mounts that the tenants did not want,and then touch up painting all of those areas including a couple of small scuffs. Relationship was amicable during duration of tenancy. Tenants gave a proper 30-day notice that they had intentions to move out at the end of their lease, 08/31/2024. Our agency provides a 30-day notice packet with move-out instructions, reiterations from the lease agreement, and a cleaning checklist to set tenants up for success. This is reviewed and signed 30 days in advance of a move out. At the time of move-out, an inspection is set up with the tenants, at which time, tenants are supposed to have completed their move out responsibilities and our agent is there to verify or speak up about incomplete items. An agent from the CoRental office met with *** ******* on 09/04/2024 in the afternoon at the rental property. During the walk through, we articulated to the tenant areas of insufficient cleaning, minor damages, areas that could be improved upon or would otherwise be deducted from the tenants security deposit. This move-out inspection took multiple hours to go over the areas needing improvement and to reiterate the tenant obligations per the lease, how things are charged based on Montana landlord/tenant law, etc., arguably the longest walk through that agent has ever had through the course of their career,but CoRental staff goes above and beyond to help our tenants and make sure they are well informed and helped to the very best of our staffs ability, so tenants can maximize their potential for security deposit refund. There are no standard deductions to the security deposit allowed by Montana law. CoRental also agreed to wheel the tenants garbage to the street for them, to be helpful and kind, not anything that is required but showcases the way that we treat people. Following move-out inspection, tenant requested copy of the carpet cleaning receipt from before their move-in. It was emailed along with three referrals for options of carpet cleaners that the tenant could hire for their required move-out clean, as tenant had not taken care of this at time of move-out inspection as they were supposed to. Please note that the invoice from prior to this tenants move-in reflects $329.65 paid for carpet cleaning. The carpet cleaning invoice was for the better package, an enhanced professional service including pre-spray on high traffic areas, spot remover, citrus booster,deodorizer, beyond the standard sanitizing shampoo that is required. At no time was it stated that carpet cleaning would cost $100.00 as *** ******* claims. He was provided evidence to the contrary. Our agency in fact discloses to tenants that we cannot quote exact pricing for move-out charges because third-party vendors are hired, and we give rough ballpark pricing based on our expertise in the industry, seeing many invoices from various vendors, disclaiming that it is just that, a ballpark. A final inspection was performed 09/06/2024 in the morning after the tenant took their 24-hour opportunity allotted by Montana landlord/tenant law to remedy any insufficient items, and maximize their potential security deposit refund. The last of their house keys were turned in to CoRental the evening of 09/05/2024. Upon performing this inspection, it was observed that the cleaning was better but still incomplete, the air filter in the furnace was not changed out for a fresh one, the carpet cleaning was not done, there was a tear in the back patio door screen, some nail holes in the walls that were not patched and touch up painted. It is in accordance with Montana landlord/tenant law, and the lease agreement executed between CoRental and the ********, that our agency hires vendors to perform those tasks of cleaning and repairs in order to ready the rental home for a new tenancy. Our agency does not upcharge for anything. Exactly what the vendor charges for their time and materials is what is charged to the tenants and deducted from the security deposit. It should be noted that CoRental works with a variety of vendors, all in different trades, throughout our county and constantly vets quality and pricing, to ensure the rates and performance are competitive and consistent with our market and area. Tenants receive a full breakdown of what was charged out of their security deposit and why, and copies of all invoices are included to verify and support the billing. *** ******* was emailing back and forth with CoRental to argue charges starting 09/11/2024 before the move-out process was fully completed, and continuing through 10/07/2024. In these communications, CoRental resurfaced the move-in condition report and photos that were submitted by the Gilberts.CoRental supplied a multitude of move-out photos to the Gilberts, showing the insufficient cleaning, and damages, that were different from their move-in condition. And later, as our agency does for all tenants, we mailed the move-out letter, showing a breakdown of the security deposit deductions and why, as well as copies of all vendor invoices, and applicable security deposit refund check, sent to the forwarding address provided by the tenants on 09/25/2024, all before the 30-days we are allotted by law to have that returned to the tenant. Things are clean, and in good repair unless otherwise documented. Our agency has documentation to support that the rental was in clean and good working order before the Gilberts tenancy, and remedied the very few and minor things they raised to our attention, right after their move-in. No charges were applied to the Gilberts for things that were noted on the move-in condition report, nor anything documented in the photos. We have reviewed our photos,invoices, all internal documentation and documentation from the Gilberts, and stand by our assessment as it is now. The Gilberts were accurately charged for insufficient cleaning in the amount of $375.00, carpet cleaning in the amount of $232.50, damages in the amount of $265.00, and unpaid rent in the amount of $340.00,according to their lease agreement and in compliance with Montana landlord/tenant law. We decline to offer any sort of refund to the Gilberts,because CoRental feels to have acted in good faith. We reject the statement that any charges are fraudulent. We reject the statement that no pictures or documentation were provided. We reject the statement that our business is scamming renters. And we ask that the Gilberts and ******* (Taylors maiden name),remove their four, 1-star reviews from our ****** rating.

      I am rejecting this response because:


      We rejected this statement and will keep this dispute open.  The response will focus on the move out part of our story.  The move in condition is up to debate as the previous move out inspection and charges were not shared by CoRental.  Although during a move in period, the property manager is required to share this, if the tenant asks.  This is not acting in good faith or sharing any more information to help us out. 

      The series of events are played out how they describe except for a few.  First, the cleaning quotes were not provided to me, this is false information.  The verbal agreement to have CoRental find/source the carpet cleaning was done during the walkthrough based on the information provided by a CoRental employee.  This information was verbally shared that I could expect a $100 dollar carpet cleaning fee.  It was after this CoRental was kind enough to share the previous cleaning invoice.  This invoice was requested by me because the house smelled very bad of wet dog.  This leads me to the next issue.  The previous renters had a dog that badly damaged one of the doors and adjacent trim. Which was documented and never repaired after our request.  But this damage is very, very similar to the damage found on the screen door.  It was heavy snow when we moved in, therefore the screen door was not checked for damage at this time.  
      -Furnace filter was changed, and the one removed was in awful condition.  The neighbor next door, also Corentel managed, was a witness.
      - The walk through was long because the CoRental employee wiped her finger on every surface in the house.  But this was an hour at maximum, this is just laughable in the response.
      From other conversations with Montana legal representatives about tenant/Landlord laws, this is one of numerous complaints against CoRental.  I hope CoRental can turn this around and act in good faith going forward but this doesnt change the scam they have for taking tenant deposits.
      Also, after all this poor character from CoRental, I will seek to file an ethics complaint with ********************************.
