    this company did a home inspection of my house for a prospective buyer on 6/11/2024. They move a aluminum drip pan in the bottom of the oven causing it to make contact with the oven heating coils causing the oven to short out. I had to purchase a new range and have the broken one hauled away costing me $649.00 due to these people's carelessness.

    In response to the issue at *******************************************************************************, the following is what I know to be true and accurate. The inspection was performed on 6/11/24. In attendance with me at the time of the inspection were the perspective buyers and their real estate representative.  As part of our standard inspection procedure, kitchen appliances are operated. At the time of inspection, electric stove and oven responded appropriately to normal test operation. We cannot predict future performance of any appliance regardless of age and condition.  I do not believe we caused the issue, especially since it is now two months after the inspection.  However, Crossroads Home Inspections STL. LLC has a 100% satisfaction guarantee for our clients. Although the seller of the property is not technically our client, in the interest of good will and expediency, we will extend the guarantee to him. A check, with a restrictive endorsement, for the amount of $649.00 will be sent to the seller. Check will be sent via certified mail no later 8/29/24.
