      On April 26, 2022, I reached out to the agency for a rental property. I submitted all my documentation and was approved for the rental. I paid application fees of $220 and rental deposit of $1,099 for the property. The agency informed me on 4/29/22 that I didn't get the property someone else did. On April 30th, I texted ***** for a refund of my deposit and rental deposit which they agreed to refund (see screenshot of text). Also, there is a screenshot that show $1099 in there RPM Appfolio account. It been almost two weeks without a refund. I am trying this avenue to resolve the matter before taking legal action.

      RPM Group has been my landlord for almost a year now. They scarcely communicate with us, do not respond to maintenance requests (of if they do it is untimely), and never (I mean never) return our phone calls. They will respond via text, but only when it seems advantageous for them to do so. Despite multiple requests to speak with them left via voicemail or text message, they are nigh impossible to get hold of. Due to these difficulties, I tried to locate their office at the address listed on this website, as well as an address listed on ****** Maps. No such office for RPM group existed at either location. We requested to transfer to a different property last week and submitted pay stubs as they had requested. We never heard back from them after that, except for them to schedule an appraisal of our property for the property owner's bank (seemingly unrelated to our request for transfer). We continue to ask that they communicate with us multiple times, but we have not heard from them since early this week. The house we wanted to transfer to is now taken down from their website and it seems certain that it is no longer available. We have expressed early on that if they did not ***** us the transfer that we would like to renew our lease and followed up on this offer following the house being taken down. They have still ignored us and we are uncertain as to how we are supposed to resign our lease. We have been faithful tenants who are always on time with rent and have been kind to their property.

      I have been renting with RPM Group since April of this year. I rent out the property **** * ***** ****** here in Springfield. My experience with them has been a terrible one. We were told that our house would be fully renovated upon our move in date. But, they were still working upon our move in and some things were never fixed or addressed at all. Our master bedroom has no ventilation (the room's vent was said to be fake by an HVAC contractor who came to our house), the bathroom had no vent until a few weeks ago, work orders often take weeks or months to be addressed, the wiring is terrible and resulted in outages for weeks, and we were given a fridge filled to the brim with black mold (which I had to clean out myself). Overall, the biggest issue is communication. The address listed on Google doesn't actually exist an office. When I went there in person, I was met by a barbed wire fence and some outdoor garages. Calling them and getting a response is nearly impossible. Their text line barely responds. We've been in the process of removing a roommate from our lease and adding another. Initially they were responsive over text and we sent our pay stubs and application for pre-approval. It's been over a week since with no contact despite my best efforts. I even attempted emailing them several times. This has been a continous issue and the company often feels like a ghost. I just want proper communication with the company that holds my lease over my head. I've included some examples of work orders that were either never address or indicative of larger issues as well as my most recent email trying to get ahold of them.
